The house is part of a small complex on top of a quiet hill overlooking the beautiful and historic town of Tavira. There are stunning views over the hills to one side and you can see across the town to the sea on the other. Tavira is charmingly situated with the River Gilao running through the middle and each side of the town has its own character. Excellent bars and restaurants abound, and the daily market will keep you stocked up with fresh fish, fruit, and vegetables. You are on the edge of the Ria Formosa National Park here, so are ideally situated for walking and bird-watching, and many quiet, sandy beaches are only a 10 minute drive away. The accommodation includes 2 doubles and one twin bedroom. Each bedroom is on a separate floor and has its own bathroom. There is a large terrace. It has a gas barbecue, comfortable dining furniture for 6, including sun loungers and recliners.

Changeover day
Changeover day is entirely flexible (although dependent on other bookings). No set arrival time, but we do ask guests to vacate by 10:00 on day of departure. A 'meet and greet' is available if required.

Bathroom to bedroom 2 has shower over bath, WC, wash basin and bidet.

All bathrooms have wall-mounted heaters.
Kitchen: Cooker, hob, microwave, large fridge/freezer, washer/dryer, dishwasher, ice maker, juicer, toasted sandwich maker, and all the pots, pans and all utensils you could wish for, this is better equipped than our kitchen in the UK!
Living Rooms: The L-shaped lounge/dining room contains 2 large settees and TV with VCR, DVD player and UK satellite. There is a dining table with 6 chairs. It has air-conditioning, which can also act as a heater, there is also a gas fire.
Other: The cupboard under the stairs contains 2 bicycles that are available for guests' use. There is also a Wine fridge for use.
Cleaning/towels/
linen/maid service:
All towels and linen, including beach towels, are included and these are changed on a weekly basis. The house is cleaned once a week.

Sorry we do not accept children under 5, children over 5 are welcome. The property is strictly non-smoking.

Outside
There is a large shared swimming pool set in lawns, with a picnic table and benches. There is plenty of car parking round on the complex.

Coast/Beach
Tavira has beautiful, and largely empty, beaches with sands that stretch off into the distance. Ilha de Armona (just off the coast at Olhão), Praia do Barril at Santa Luzia, Ilha de Tavira (accessed by ferry), Manta Rota, and Praia Verde are all superb and within a 10-15 minute drive.

Golf
There are many excellent golf courses within easy driving distance of Tavira, but four that are very close by stand out.
Benamor golf course is a delightful, undulating par 71 course. It was designed by Sir Henry Cotton and is suitable for players of all standards. Bunkers and lakes protect the greens and there are stunning views of the mountains to the North and the Atlantic Ocean to the South. The course has won awards for the best-maintained course in Portugal.
Quinta da Cima is the inland course of the new 36-hole complex shared by Quinta da Ria. It has been designed for the more accomplished player and its central feature is a river passing through the rolling parkland that makes up this course.
Colina Verde is a small inland 9-hole course situated in Maragota, between the coast and the mountains. It is very rural and is ideal for those wanting some peace and tranquility.

Travel
Tavira is approximately 35km east of Faro airport (about a 30-minute drive). Car hire is highly recommended and we can book that for you with the local firm that we use if required. Collection and pick-up are at the airport, so there is no waiting around for shuttle buses.

Distances
Tavira itself is only a 5 minute car ride away, or a 15 minute walk. Nearby (within a 10 minute drive) are Cabanas and Pedras del Rey, both originally very small beachfront villages. Santa Luzia is a very small, unspoilt village with a fort. A little further east is Cacela Velha, an old fishing village situated in the protected Ria Formosa. Perched on a rocky bluff overlooking the sea, it is one of the best preserved seaside villages in the Algarve.

Further details
There are 4 large supermarkets in Tavira (Pingo Doce, Continente, Lidl, and Aldi) plus the market to cater for all of your food and drink needs. UK debit cards can be used in all of the banks' cashpoints and instructions will be in English.

Booking notes
A non-refundable 25% deposit is required on booking and the balance is payable 6 weeks before arrival. When the balance is paid a refundable cheque for £300 as a breakage deposit is also required. A welcome pack is provided on arrival. This contains basics such as bread and milk, plus enough food for a light meal (ham, cheese, fruit, salad, wine).
This can be tailored to particular dietary requirements.
