The property is in the Eastern Algarve in a low rise resort of private villas and apartments. The town beach is 5 minutes walk with a 2 minute boatride across the estuary to Ilha da Cabanas beach. The apartment sleeps 6 plus baby, in 2 bedrooms with 2 bathrooms and a sofa bed in the lounge. It has both air conditioning and heating and so can be used year round. It is part of a private development which includes 4 swimming pools – all security gated to prevent entry by non-residents and animals. It also has children’s play facilities, a cafe bar and a restuarant. The area is safe for children as it is pedestrianised at the front, gardens at the back and parking is 50m away. There are just 5 steps up to the apartment. There are 3 golf courses close by - Benmor is at the entrance to Cabanas with Quintas da Ria and Cima 5 minutes drive away. Spain is just 20 minutes away at there are local buses and trains running along the coast! There are also 2 mountain bikes so you can explore!

Discounts available for long term winter lets. 10% off for bookings of 2 weeks (14 days) or more. Apartment is available for lets from 3 days upwards.

Changeover day
Any day arrival is possible. Minimum stay is 3 nights. There is no maximum stay. You will be met on arrival.

Accommodation
Bedrooms: Bedroom 1 can be configured as twin or double with en suite bathroom.
Bedroom 2 can be configured as twin or double.
Both have large fitted wardrobes with mirrors and are spacious. A baby travel cot is provided and best set up in main bedroom.
Bathrooms: Two fully tiled bathrooms comprising -
En suite shower room with WC and basin to bedroom 1.
Bathroom with bath / shower over, bidet, vanity unit and WC.
Both have instant hot water and extractor fans.
Kitchen: Fully fitted and well equipped kitchen including oven, hob, extractor fan, fridge freezer, washing machine and microwave.
There is also a kettle, toaster, iron and hand held vacuum cleaner.
Living Rooms: Living room includes dining table and 6 chairs, double fully sprung sofa bed and 2 further easy chairs.
There is also a HiFi system with CD and TV with DVD. A good range of DVDs, CDs, games and books are provided.
Cleaning/towels/
linen/maid service:
Towels and bedlinen are included and will be changed weekly or at the end of each rental, whichever is the earlier, and the property will also be fully cleaned at this time.
Extra changes and cleaning can be arranged - please request a costing.

Notes on accommodation
The apartment is very secure including shutters on all windows and a video entry system and alarm.
It is particularly suitable for children as it is on the ground floor (5 steps up). The area outside is also pedestrianised.
The air conditioning system is in both bedrooms plus the living room and operates as heating and dehumidifier in the Winter.

Accessibility
Once in the apartment, there are no steps and all doorways are wide.
There are 5 steps up to the apartment door and so not suitable for wheelchair users however those of limited mobility eg on crutches would find it accessible.
There is storage space at ground level for a pushchair which need not be carried to the apartment door.

Outside
To the rear are shared gardens with seating - 2 portable chairs are also supplied which can also be taken to the beach along with a beach umbrella.
The apartment has access to 4 shared swimming pools. They are security gated to prevent access by non-residents or animals and all measure approx 10m x 5m.
There is no lifeguard. The pools are well-maintained as are the gardens around them.

Coast/Beach
400m to sea front at Cabanas - 2 minute boat trip to Ilha da Cabanas - excellent beach with fine golden sand and clean water. The beach has toilets, showers, parasols and beds for hire plus a cafe.
For Summer 2007 there is a new jetty and boardwalk.
Note that boats only run in Summer (April to October) but you can hire a water taxi outside of this time.

Golf
Special deals available eg £35 for a round at Castro Marim
There are 4 golf courses all close to the apartment
Benamor is at the entrance to Cabanas- so walkable if clubs stored there. Quinta da Ria and Quinta de Cima are both around 5 minutes drive and Castro Marim about 20 minutes drive. There is an American style Jack Nicklaus course being built about 15 minutes drive away from the apartment – Monte Rei Golf and Country Club (expected to formally open in April 2007). The Algarve has 18 other courses.

Special interest holidays
There are also two mountain bikes at the property for guest use and information on walks in the Algarve.

Travel
The nearest airport is Faro, no more than 30 minutes drive.
A car is not essential since there are local buses and trains and airport to door transfers are available for under £12 per person. Links on owners website.
Seville airport is 90 minutes drive.

Distances
Tavira is 10 minutes by car, bus or train.
Spanish border 20 minutes.
Seville 90 minutes by car.
In 30 minutes you can drive to Estoi (palace), Milreu (Roman ruins), Castro Marim Nature Reserve, Faro old town.
Lisbon is 3.5 hours away.

Further details
There are a number of very good restaurants in Cabanas and Tavira is close by.
There is a good cafe and a new restuarant for Summer 2007 within 100m.
Shopping facilities are adequate for a holiday including supermarkets with in store bakeries and an ATM.
It is also possible to learn to wind surf or kite surf at Cabanas and there are books about walking (hiking) in the apartment. Lots more photos on weblink below.

Booking notes
20% deposit is required on booking. The balance is due 8 weeks before the rental begins.
A £150 security deposit will be required.
No pets can be accepted.
