Bedrooms: There are 4 bedrooms (2 huge en suite rooms - one 6ft bed, one twin) + further twin room and one double room. Floor to ceiling cupboards Digital safe.
The first floor en suite bedroom has own furnished terrace. Cot, highchair + portable bed supplied.
Bathrooms: There are 3 fully tiled luxury bathrooms each with bath, shower, vanity unit, bidet and toilet.
The 4th has a shower, toilet and vanity unit (2 are en-suite)
One has a corner bath. Enjoy
Kitchen: Superbly equipped with granite work surfaces, electric hob, oven, fridge, freezer, microwave and dishwasher, kettle, toaster, coffee maker etc. Excellent range of crockery and cutlery and items for use on the pool terrace.
Utility Room: Has washing machine, iron, ironing board etc. Toy cupboard with lots of games, books, bats/balls and full set of golf clubs for your use. Also essential second fridge for drinks!
Living Rooms: Exceptionally high quality furnishings, spacious lounge with dining area off. There is sat TV (BBC and ITV), DVD (which plays CDs), radio, books, games. Patio doors lead on to the fully furnished pool terrace with BBQ and 10 x 5m heated pool and garden.
Other: Large garden surrounds the pool terrace, with chairs, tables, loungers, deep shade and parasols for hotter months. BBQ, second seating area, boules area and table tennis in garden. Golf clubs, inflatables, books, family games, DVDs. Fun for everyone!
Cleaning/towels/
linen/maid service:
All linen/towels supplied (except cot linen), also up 8 pool/beach towels so no need to bring your own. Weekly linen change and maid service. English local manager will meet soon after arrival at villa and remain on call 24/7 throughout your holiday.

The villa has air-conditioning (cool/warm), also electric fans. A lovely prevailing breeze keeps villa cool during the summer months. The villa has grassed area for children to safely play, also boules area and table tennis in the garden. Cot, portable bed, high chair, childrens games + potty all provided free of charge. The villa is fully gated with off road parking. The 10m x 5m pool is heated free of charge mid March-early Nov There is pool lighting at night ensuring your absolute enjoyment. There is an obligatory extra charge for air-con £85/wk providing warm air and cool for you total comfort. Mobile internet access available on request. Price includes: all linen/towels, up to 8 beach towels, maid service and service of English managers who will meet and welcome you soon after arrival at villa and remain on call throughout your stay.
Car hire essential and happy to provide recommendations. Food/drinks packs available if arriving late.

Accessibility
We believe the villa on the ground floor is wheelchair accessible ie. 3 bedrooms, 3 bathrooms, lounge, dining area and pool terrace. The drive is gently sloping although there is one small step up to the front door.

Outside
A plot size of approx half an acre. The owner is a very keen garden designer and has established a lovely garden with grass, shrubs, flowers and fruit trees. There is a second very large seating area in the garden and BBQ, excellent for alfresco dining. You will de-stress in seconds, not days! The superb private heated 10m x 5m pool at rear of villa is surrounded by a very large terrace with loungers, table and chairs. There are pool lights at night. There is deep bamboo shade for hotter months. Grass for children to safely play, family games, books, DVDs all provided. In the garden is a boules area and table tennis, also a large BBQ close to the pool terrace. The villa is fully gated with off road parking for 3+ cars. Importantly villa is not isolated but with other executive style villas, all with half acre plots. Come and enjoy this wonderful low cost unspoilt part of the Easter Algarve! Coast/Beach
There are wonderful unspoilt, uncrowded beaches and superb beach islands in all directions from the villa, the closest being at Fuseta approx 6 miles away. Tavira, Olhao, Cabanas and Altura beaches are all within 20 mins drive. Many beaches are islands and are accessed by small narrow gauge trains or small boats - great fun for all the family! Golf
Within 10-20 mins drive of this luxury villa there are some of the finest golf courses in Portugal. To the East is Benamor, Quinta de Cima (championship course), Quinta de Ria and just over the border in Spain a further 5 more courses. New courses are emerging every month. Within 25 mins to the west you can access most of the Central Algarve course - yet still enjoy relaxing in the low cost unspoilt Eastern Algarve. There is a 9 hole par 3 course and a pitch and put course just a few minutes away in Moncarapacho itself. The wonderful new Monte Rei course is just 20+ mins drive from the villa.

Travel
The villa is only 20+ mins from Faro aiport via excellent roads. Car hire is essential to enjoy the area and access local shops approx 5 mins drive away. Happy to provide some car hire recommendations. Seville airport approx 1 hr 45 mins from the villa. No problems hiring cars in Spain and bringing to Portugal. Lisbon airport 2.5 hours.

Distances
Faro is 20+ mins drive. Olhao is only 6+ miles, a wonderful fishing town with shops, markets and restaurants. Tavira regarded as the loveliest town in the Algarve is approx 20 mins drive. Estoi is only 7 miles with Rococco palace now developed into a Poussada and Roman ruins. From the villa you can reach Lisbon in 2.5 hours, Seville in under 2 hours and Cordoba in 3.5 hours. Nearby is the Rio Formosa National Park offering excellent walks, beaches and bird watching.

Further details
The nearest shops/restaurants are at Moncarapacho, approx 2.5 miles away - although there is a wonderful local bistro/restaurant only 800 m from the villa. Easy to walk to in 12+ mins offering superb low cost wines and food, where our guests go time and time again. Moncarapacho is a warren of shops offering many restaurants, bars, daily market, petrol station, internet cafe, cash machines, post office, pharmacy and lots more. Food is excellent quality and exceptionally low cost. It's the real unspoilt Portugal. Do come and experience it soon! You will be surprised how inexpensive it is to dine out. Excellent bistro restaurant just 800m from the villa.

Had a lovely holiday in your villa, luxurious interior, fantastic warm pool - particularly enjoyed the late night swims with pool lighting. Local managers very helpful and friendly.
