Patio furniture is provided and a large brick BBQ is situated in the back garden.The private gated driveway allows off-road parking. Within easy reach is range of amenities, including good inexpensive restaurants, excellent shopping, wonderful beaches and a good selection of golf courses.

Changeover day
Saturday is preferred changeover day, although flexibility may be possible for stay of more than 7 days. Villa to be vacated by 10am and arrivals not until 4pm.

| Cleaning/towels/ linen/maid service: |
Towels and linen are supplied for indoor use only. They are changed weekly when the villa is cleaned. Guests are requested to provide their own pool/beach towels. |
Notes on accommodation
Air conditioning/heating units are installed in the lounge and all four bedrooms. There is an additional charge for air conditioning of £75 per week.
Outside
Large landscaped gardens, 10m x 5m private pool with tiled patio. Four sun loungers, large patio table with 8 chairs and 2 parasols. Large private driveway, parking for several cars. Brick BBQ in back garden.
Coast/Beach
Fuseta with its superb beach is only about 5km away and a 20 min drive gets you to the wonderful beach at Falesia. Boat trips to lsland beaches are available at Olhao and Cabanas.
Golf
For golfers this is a great base. Local courses include Quinta de Cima, Quinta da Ria and the Sir henry Cotton designed Benamor.
Other famous courses like Quinta da Lago and Vilamoura are within an easy drive.
Travel
The drive from Faro airport takes about 20 mins.
Distances
The small town of Moncarapacho with shopping, bars, restaurants and petrol stations, is only about 3km away. Olhao with its fishing port and fine shopping is only a few mins drive away and the lovely old town of Tavira is within easy reach and the nearby Ria Formosa National Park offers excellent walks, beaches and bird watching.
Booking notes
A 30% deposit payable on booking, the balance due by 8 weeks before occupation. Late booking discount of up to 20% but full payment is required upon booking. A separate deposit of £200 is required to cover breakages, etc. This will be returned within 14 days when keys have been returned and no losses or damages reported. Cancellation charges (before occupation due): More than 8 weeks 50% of deposit, 4 to 8 weeks 50% of full rate, 2 to 4 weeks 25% of rate, Less than 2 weeks no refund.
