The villa is detached, set in a 1/3 of an acre and has 4 large double bedrooms, private garden and its own 10 x 5 swimming pool, ensuring privacy for your holiday and not having to share amenities with others. The villa is finished to a very high standard and is excellently equipped. Even has a piano! Air conditioning through out with satellite TV (with all the usual British channels).

Changeover day
During June to mid September changeover day is Saturday. Outside of these months there is some flexibility, subject to request. Minimum stay is 7 nights.

| Bedrooms: | There are 4 bedrooms, 2 large doubles with en suites, 2 large twin rooms with 2 further bathrooms. All rooms have fitted wardrobes, there is 1 digital safe in the villa. The 1st floor master bedroom has its own terrace, seating and panoramic views. |
| Bathrooms: | There are 3 luxury full bathrooms and 1 shower room. 3 of the bathrooms have bidets, the master bathroom is complete with corner bath and twin basins. 2 bathrooms are en suite. |
| Kitchen: | The kitchen is superbly equipped with granite worksurfaces, electric hob, oven, fridge, freezer, kettle, microwave, dishwasher, coffee maker and plenty of crockery/cutlery for all your needs. |
| Utility Room: | The utility room contains a washing machine, iron, ironing board, airer, cleaning items etc. basically everything a good utility room should be equipped with. |
| Living Rooms: | The large modern lounge/dining room comfortably seats 8 people and has sat TV, DVD, CD. Patio Doors lead to a 10x5m south facing pool with tables, 8 chairs, 8 recliners with cushions and parasols etc, offering shade. |
| Other: | There is a 1st floor terrace with seating and tables offering views to the sea and the outstanding surrounding country side, perfect for enjoying a bottle of wine and dining al fresco! There is also a tv/dvd/video in one of the ensuite bedrooms. |
| Cleaning/towels/ linen/maid service: |
All towels and linen are included and changed each week. Visitors are only asked to supply own pool/beach towels. |

Accessibility
The property does have good wheelchair access however there is a small step to the pool area, ramp can be supplied upon request.
Outside
The villa has a very large garden front and back, large lawn areas and landscaped with fruit trees and beautiful plants.There is a large brick BBQ available and the large south facing 10x5m private pool has 8 loungers, cushions,4 side tables, parasols, 8 garden chairs and large table. There is also another table and chairs in the rear garden with plenty of seating, a children's trampoline, climbing frame and basket ball net which guests are welcome to use at their own risk.
Coast/Beach
Fuseta, with its wonderful beach, is only 5-6 kms away. There are other beaches close by and the stunning Falesia beach is 20 mins away. There are boats from Olhao, Cabanas and Tavira which take you to wonderful island beaches all within easy reach. Well worth a trip, fantastic golden sand.
Golf
For golfers, this is a great base. Local courses include Quinta de Cima, which was named in the 2004/5 edition of the Peugeot Golf Guide as the best course in Portugal, its sister course Quinta da Ria and the Sir Henry Cotton designed Benamor. Travel
The villa is only 25-26kms from Faro airport and is accessed within 20 minutes with very good roads. Please note car hire is essential. Please contact us directly for very competitive local car hire. Having good access to the motorway opens up the whole of the Algarve and Spanish border for exploring.
Distances
Within easy distance are Tavira (regarded as the loveliest town in the Algarve), Estoi (with its Rococo palace and Roman ruins), Olhao (fishing port, markets and fine shopping) and Vila Real (16th century town on the Spanish border. Seville can be reached with 90 mins, Lisbon approx 2.5 hours and Cordoba 3 hours. Within 30 mins driving west one can access major central Algarve towns and attractions. The nearby Ria Formosa National Park offers excellent walks, extensive beaches and birdwatching.
Further details
The small town of Moncarapacho is approx 3 kms away with supermarkets, pharmacy, bars, 3 excellent restaurants, petrol station, internet cafes, cash machines, museum etc. There is also an excellent bistro restaurant approx 0.8 kms (within walking distance) of the villa. Eating out in this part of the world on wonderful local fish, meats and wine is still incredibly inexpensive. You will find it hard to spend more than 10 euros per night (per person), including local wine.

Booking notes
30% payable as deposit to confirm booking, balance to be paid within 8 weeks of departure. For bookings made at very short notice (up to 28 days) a full payment is required but significant discounts of up to 20% can be negotiated. All visitors are asked to send an additional sum of £200 with final payment which is refundable within 14 days subject to all the keys being returned and there are no losses/breakages. Cancellation less than 4 weeks before arrival is non-refundable.
