Monte Maria is a large three bedroom villa furnished to a high standard, 25 minutes from Faro airport. Located on the Tavira road, close to a number of popular restaurants, 5 minutes from Sao Bras, and well placed for exploring the central and eastern Algarve. A large comfortable lounge dining room with a log burning fire and offering satellite TV and music system.
Modern and fully equipped kitchen with walk in Pantry where you can help yourself and replace when you see fit. Separate Utility room. Large garden/patio area.

Notes on prices
Prices are for the property per week in UK Pounds. We require a £250 damage deposit which is refundable post inspection of the villa. Dependant on availability please contact us to negotiate longer winter lets at a discounted rate.

Changeover day
Saturday preferred but we can be flexible. Arrival time prefer after 3pm, but will try to be flexible. Check out latest 10am. A welcome pack of basic essentials will be there on your arrival if you so wish.

Bathrooms: As described above there is an en suite shower room with toilet, bidet and sink to bedroom 1.

Separate bathroom with bath and shower attachment, sink, bidet and toilet.
Kitchen: Fully fitted with gas hob, electric oven, fridge freezer, dishwasher, microwave oven, coffee percolator, electric kettle, toaster, juicer and mixer. Walk in pantry
Utility Room: Washing machine and separate dryer.
Living Rooms: Lounge/dining room with 2 double settees and dining room table for 6 people. Lounge 5.4x4.3m. Satellite TV with UK channels. CD player and radio. Log burner in lounge.
Other: Large hall with bookcase where you can help yourself to your holiday reading and 2 chest of drawers.
Cleaning/towels/
linen/maid service:
Maid service and cleaning is provided once a week when towels and linen are changed. There are separate beach towels for pool and sea available. Extra maid service on request.

Notes on accommodation
This is a non smoking property and no pets are permitted.

Accessibility
The swimming pool area is raised from villa by number of steps with hand rail, possibly unsuitable for disabled guests.

Outside
The plot is fully fenced/walled with electric security gates to the front. There is a private 10x4m pool surrounded by pretty gardens. Adjacent to the pool providing shade is a wooden pergola. There are sun loungers, parasol, table and chairs for 6 people. There is also mobile BBQ. Around the pool are a number of shrub beds and lawns that are maintained on a weekly basis. To the rear of the pool is an orchard where there are fruit and olives trees, where you are welcome to help yourself to when in season. Pool heating is at request and extra at £100 per week.

Coast/Beach
Beaches are a short drive away, 20-25 minutes to Tavira/Faro and the Quintas.

Golf
A dozen golf courses can be reached within 30 - 45 mins of the villa. Either past Tavira to the newer courses of Cima and Ria or to Villamoura and 4 other courses. Villa Sol is even closer.

Special interest holidays
Park natural da Rio Formosa on the coast within 30 mins is a natural world phenomenon with lots of wild life, many wild plants and fantastic walks through wetlands, saltpans and marshes. North of Sao Bras there are large areas of unspoilt Cork and Scrub oak where the road is very winding and scenic.

Travel
Car hire essential. 25 mins from Faro airport and 15 mins from the motorway linking the east and west of the Algarve.

Less than 2km to Sao Bras.

There are 2 very popular restaurants within 2 mins of the villa and many other choices in Sao Bras. The local supermarket is 3 mins away by car.

Booking notes
A 25% deposit with the booking will reserve your holiday, the balance to be paid within 30 days of departure.

We also require a £250 damage deposit which is refundable post villa inspection.

Retired 6 years ago have a home in Kent and a Westie called Hector. Love music, sport, gardening and red wine. Sue my wife loves to work so I am house husband. Adore quiet/peace of Algarve but can get to anything very easily.

Away from tourist spots in calm quiet countryside but within striking distance of anything you need (half an hour. 2 klms from Sao bras and some great local restaurants.
