Vivenda Oliveira is set in peaceful, luxuriant countryside about 2 miles inland, with unspoilt, panoramic views south across orange groves and the Ria Formosa Nature Reserve to boats on the Atlantic Ocean. Quiet but not isolated, the detached villa (new in 2002) stands in a fully-enclosed garden with patio and courtyard and is reached directly from a quiet local tarmac road. Thoughtfully equipped, well-insulated and double-glazed for year-round use. Local beaches and towns with many shops and restaurants are within 10 minutes by car. Payment can be made in Euros or in Pounds Sterling. The price in Sterling is for guidance only and may change according to the rate of exchange. Prices are for the property per week. Discounts of 5 - 20 % available for stays of 2 weeks or more. Price includes use of bedlinen and towels (including beach towels), heating, electricity and cleaning at the end of rental.

Outside
Enclosed gently-sloping south-facing garden with patio on east side for al fresco breakfasts and courtyard area outside the kitchen on north side for lunch in the shade.
Sunny first-floor south-facing terrace for meals, sun-bathing or star-gazing. Barbecue, garden table and chairs and 2 sunbeds are provided. A concreted driveway off the local road provides direct easy access and hard standing for parking. Garage.
Coast/Beach
The house is about 3 miles drive from the nearest beach. The small fishing village of Fuzeta (6km) and the larger fishing port of Olhao (8km) are situated on the edge of the lagoon which separates this part of the Algarve from the Atlantic. Local ferries carry the inhabitants of the island fishing communities, beach-goers and windsurfers alike, across the lagoon to the islands with their magnificent long sand beaches. There is also direct access by car to a couple of small local beaches nearby.
Golf
The new Colina Verde 18 hole PAR 3 course is just 3 or 4 miles away. There are also three more 18 hole courses near Tavira (about 12 miles to the east).
Travel
Faro Airport is about 14 miles (30 minutes by car), via A22 motorway. A car is essential. Extensive car hire facilities available from Faro Airport.

“Laranjeiro” means “orange grove” and spring evenings here are perfumed with the scent of orange blossom from the surrounding groves, whilst in summer, mornings are punctuated by the gentle clack of long poles knocking almonds and carob pods off nearby trees. The area is particularly luxuriant and mild, with banana plantations and papayas! A shepherd still brings his herd of goats to graze in the field behind the house and locals on horseback often trot by, sometimes with brightly-coloured carts. From both the house and garden stretches a beautiful view south across the lush green of orange groves to the blue shimmer of the Atlantic Ocean breaking against miles of long white sand beaches.
The area around Olhao and Fuzeta borders on the Ria Formosa Nature Reserve, recognised as a wetlands area of international importance. This vast expanse of some 60 kilometres of tidal lagoons, sandbanks, islands and marshland forms a protected habitat for a large number of both indigenous and migratory birds, and the dunes are also of botanical interest. Still largely unknown to foreign visitors, the area is quiet and relaxing almost all year round, becoming livelier in summer with many activities and festivals such as the Shellfish Fair in Olhao and the International Folklore Festival in Moncarapacho.
This part of the eastern Algarve, as well as being genuinely picturesque and traditional, is renowned for its local shellfish, crabs and fish. Olhao has one of the finest fish markets of the region, along with an excellent covered fruit and vegetable market. Restaurants abound in Fuzeta, Olhao, Tavira and Santa Luzia and there is a good local restaurant conveniently situated about 2 miles down the road from the house.
Shopping for food is easy; a bread van passes the house every day except Sunday and there are several local shops within a mile or two. A few minutes away in Moncarapacho or Olhao there are good supermarkets stock local and international foodstuffs.
Booking notes
A non-refundable deposit of 25% on booking with the balance due 4 weeks before arrival. If booking less than 4 weeks prior to arrival date, 100% payment must be sent.
If cancelling less than 4 weeks prior to the arrival date, a refund of up to 75% can only be made if other clients book for the same period. A damage/excess cleaning deposit of 200 euros in cash or a cheque for £150 is requested upon arrival. This is normally returned at the end of the stay.
