2012 Season Discounts: Prices Reduced for Summer 2012 by up to €50 per week between 30 June and 28 September 2012.
Payment in Euros or Pounds only based on current exchange rates. Heating and firewood included October - April (except long lets at negotiated rental rates). Sunday arrivals pay €60 surcharge per booking. Short stay/mid-week arrivals accepted in low/mid season Oct - Jun. Changeover day
Saturday changeover preferred July – August. Entry after 2pm and exit by 10am. Short break and weekday arrival / departure available during low / mid season (October to June) and may be available at other times depending on period and availability.

Mezzanine with twin beds, bedside unit, chest of drawers (not recommended for very young or elderly).
Bathrooms: Spacious bathroom with level access “wheel-in” shower, folding wall-mounted shower seat with armrests, cushioned seat + backrest; WC with cushioned seat and support rails and adjacent hand basin and separate large washbasin with approx 70cm knee height.
Kitchen: Electric oven with gas and electric hob, fridge/freezer, microwave, toaster and sandwich toaster. Dining table with 6 chairs. Spiral stair to Mezzanine. Dining table with 6 chairs.
Utility Room: Utility area in garage with washing machine, and stainless steel sink with drainer. Clothes airer with pegs supplied. Washing detergent provided for use with washing machine: clients requested to use only liquid detergent supplied and to not use powder.
Living Rooms: Open plan lounge off the kitchen/dining area. Long sofa that can be used as two 2-seater sofas. Satellite TV, surround sound DVD/CD system, iPod stereo. Alcove fireplace with log burning stove. Telephone for receiving calls and making local calls.
Other: Large garage/wood store with automatic washing machine for use of guests, sink and drainer. Parking available in front of garage and at bottom of entrance ramp. Hot tub on terrace (under cover in winter months). Hair dryer with diffuser for guests use.
Cleaning/towels/
linen/maid service:
Towels (not pool / beach towels) and linen are included. Maid service attends twice a week to clean and / or change towels. Bedding changed once every 7 days, and towels changed twice every 7 days. The maid uses laundry facilities away from villa.

Notes on accommodation
This is a non-smoking villa. Heating included in low season/winter period: Underfloor heating is provided in kitchen and ground floor bedroom areas, with separate controls for bathroom. Also a very attractive log-burning stove in regionally-styled alcove in the lounge. Logs provided during the late autumn-winter period. Wooden shutters help to keep the interior cooler in summer and warmer in winter, and provide additional security. South facing windows onto terrace area are fitted with fly screens, allowing windows to be left open for cooling on warm summer nights. Other windows fitted with secondary glazing units provide additional shielding while still allowing for adequate ventilation.
High ceilings, thick walls, shutters and insulated roof also aid natural ventilation, helping to keep the villa cooler in summer and warmer in winter.
All floors are tiled. Portable fans in all rooms. Portable air-con unit hire (€30-50/wk). Our local Manager can be contacted for assistance.

Accessibility
The villa was renovated in 2004 to create purpose-designed accommodation for wheelchair users. There is a ramp from the front of the house to the garden and villa entrance for easy access. All rooms are on ground level with door and corridor widths that are wide enough to accommodate most wheelchair users, with clearance between door and frame of at least 800mm. The spacious bathroom has a wheel-in shower area with grab bars and fold-down seat, and WC with wall-mounted and drop-down rail.

Outside
Villa is designed to provide easy access. Entry ramp approach from roadside and parking area, with alternative side access steps. Alternative entry from drive in front of the garage has one small step through gate onto access ramp from garage and outdoor shower area. No steps within villa or garden except small step down into outdoor shower. Secure gates at entrances to property with private parking for one car either at foot of entry ramp, or driveway in front of garage (garage used for wood store in winter). Private pool (approx 5.5m x 3.5m) with raised side walls for sitting, lounging, or ease of transfer from wheelchairs, creates safety barrier around the pool for small children or people with difficulty walking. Saltwater pool warmed by solar energy March to October. Solar Pool Cover also helps to provide a safety barrier to children as well as retaining heat in the pool. Covered terrace with patio table and six chairs, and Hot Tub for use all year round. Sun loungers and parasols

Coast/Beach
Some of the finest beaches in the Algarve less than 5km or ten minutes drive away, as are two major water parks. Many of the local beaches are provided with ramps as well as stepped access, and some have boardwalks. Nearest resort Quarteira with beach areas often quiet, except during the school holidays, has long promenade areas with lots of choice for bar/cafés and restaurants, etc., and easy access (level or ramped) onto the beaches. There is also a picturesque marina close by at Vilamoura.

Golf
Some of the best golf courses Central Algarve has to offer are within 5 to 15 minutes drive, with the nearest only 3 km away from Casa Julia.
In the Almancil/Quarteira/Vale de Lobo/Quinta do Lago/Vilamoura area these include:
Vila Sol, Victoria, Pinhal, Old Course, Millennium, Laguna, Ocean, Pinheiros Altos, Quinta do Lago North, Quinta do Lago South, Royal, and San Lorenzo.

Travel
Faro airport is just a 15-20 minute drive away. Car hire is recommended for your ease of getting around during your stay and can be arranged, including some cars with hand-controls: current rates available on request. We provide a complementary 'meet and greet' escort service to lead you to the villa from Faro Airport, at no cost to you.
Alternatively if you prefer not to drive, we can arrange transfers and trips out during your stay for shopping, leisure, entertainment or sight-seeing.

Distances
It is only a 15 – 20 minute walk into the town of Almancil, approx 1km away. Nearest large supermarkets are ALDI, ‘Apolonia’ , and Pingo Dolce, only 2 to 3km from the villa, with some shops, restaurants, cafes, and a smaller supermarket only about ½km away. Almancil has public bus and rail transport service to other destinations. Immediately outside the villa, roads are mostly quiet and can provide good walks around the locality of villas and quintas, and to local shops and restaurants.

Further details
Casa Julia is located within Pereiras, a small quiet area of private villas and estates, and orchards opposite the villa, but close to the main road routes through the Algarve and not far from the coastal resorts. The high and thick walls around the villa help ensure privacy and quiet, and many visitors have described it as an “oasis of calm”.

Almancil is the nearest town area, classed as the “service district” for the nearby resorts of Vale de Lobo, Alberfeira, Quarteira, and Vilamoura that are all within 10-15 minutes drive from the villa. The villa is located within the 'Golden Triangle'. So named because access to the best that the Algarve has to offer is no more than a 15-20 min drive away.

The very popular Almancil Karting Centre is little over a kilometre away, providing entertainment for all ages, including some parakarts with hand-controls.

Loulé, picturesque market village is only 10 mins by car to the north. The old walled city of Faro with its complex of narrow cobbled streets, beautiful squares and magnificent buildings, including the Cathedral and museum is only 15 mins drive to the east. Just outside of the city walls there is a pedestrianised area with stylish shops and numerous outdoor restaurants.

Other attractions to the west include Zoomarine Dolphin Park with spectacular and entertaining shows for all the family, and Algarve Forum Shopping Complex within 20-25 mins drive. As well as facilities for snacks and dining, both have facilities for disabled visitors. The Forum has modern internal and external shopping malls, arcades, and cinemas, with underground car park, lifts, and popular boutiques include many familiar names.

As well as 2 waterparks within 2 kilometres of the villa, there is a lot of choice of cafés and restaurants to suit all tastes, a picturesque marina close by at Vilamoura, and more options for nightlife including casinos with shows. Booking notes
Reserve dates while you confirm flights, etc. Saturday Changeover July-August. 20% non-refundable deposit confirms booking. Balance due 8 weeks before arrival. Deposits and full booking fee non-refundable. Failure to make payments on-time can result in loss of booking and all deposits paid. Damage/breakage deposit of €200 required with final payment, returnable within 21-days of departure. Quotations can be provided for personal assistance, medical aids, or equipment. Why the owner chose a home in this location
Having enjoyed holidays in the Almancil area for several years we decided it would be a good idea to have our own property here. The local population are very friendly and most speak good English. Almancil is very well connected being a short drive from Faro Airport, having plenty of choice for shops, bars, restaurants, and close to the main attractions and some great beaches, not to mention Golf and Tennis for those who enjoy such sport. We also have a very good Karting facility at Almancil, where the staff are very helpful and do their best to cater for people including paraplegics like myself.

Unique benefits of the property
We fell in love with this villa the first time we saw it, and knew this would be a great place to relax, away from the busy resorts, but with everything we needed close by within a few minutes drive. The villa location provides a great mix of tranquillity and privacy, whilst being located in the heart of the best of the Algarve.
