Tres Mares is 100m high on the Funchal Ridge, with superb all-round views - of mountains to the north, and the ocean to south and east and west, beyond farmland and Lagos and Praia da Luz. You enter between pillars and tall oleanders amidst old olives, almonds, and figtrees. Everything is well-established in overflowing flowerbeds. Most of the gardens - including the pool and badminton court - are high-walled and gated and completely private. The house inside is farmhouse-traditional with wooden beams everywhere. There are deep ranch-style verandas with many chairs and tables. The house layout - with dining-room, library/TV room, big bed-sitting suites - gives plenty of options: it suits 6-8 as well as 12-14. With the heated pool and the badminton court is a bar, a full kitchen (fridges, oven, BBQ), sunbeds and umbrellas, games and showers. Adjoining Tres Mares are vineyards and orchards for easy walking. Many great beaches are 1-10 miles away. Please see the extra photos !

Notes on prices
Prices are for the property per week in UK Pounds for up to 12 people aged six and over. For under six years at the time of booking - no charge (if needed, cots will be charged for). For six years and over in excess of 12, £200 per person. Dates other than Sat - Sat may be possible.

Changeover day
This is usually either Thursday or Saturday. Time of arrival must be after 1700 and departure before 1000, except by prior agreement.

Accommodation
Bedrooms: Two double beds, eight single beds (which can be joined), and two bunkbeds.
All the bedrooms are very large with big built-in wardrobes and cupboards and are furnished as bed-sitting rooms with tables, easy-chairs and/or sofas, fans.
Bathrooms: Each of the five principal bathrooms has bath, shower, basin, lavatory, and bidet. There are other showers/WCs.
Kitchen: There are : hob/oven, two microwaves, dishwasher, full-sized fridge, chinaware for 20, large store cupboards, lots of working tops, mixers, etc, etc.
There is a very useful 'Breakfast Alcove' seating 10.
Utility Room: There are separate Laundry and Ironing Rooms and Maids' WC and Shower-Room (there are two maids when necessary).
Washing machine / dryer. Full sized freezer and full-sized drinks fridge. Hotwater tanks - 600 litres electric & solar heating.
Living Rooms: The Sitting-Room has an open fire and sofas, armchairs, for 15 plus, also TV+VCR, tape and CD players etc, and plenty of games.
The Dining-Room is furnished formally (with salon chairs copied long ago from an Austrian palace) and the table seats 10-12.
Other: The Library has 4000 non-fiction books on many subjects plus Piano, VCR, Sky TV, sofas. (Elsewhere are another 3000 books in various locations).
Cleaning/towels/
linen/maid service:
Towels and linen are changed weekly. There are normally two maids six full mornings weekly.

Notes on accommodation
The size and layout of Tres Mares and of its grounds makes it very suitable for two or three different generations and/or different families.
There are space and facilities for many different activities ..... from boisterous swimming and ball games to loud music ..... to quiet reading .....to different TV stations ..... to the privacy of comfortable bedrooms ..... to hosting other holidaying families ..... to leisurely, memorable, well-shaded meals on the terraces or by the pool.
There are two telephones with fax and internet connection.
The villa has an alarm system, wired to a central station.
Non-smoking is requested for safety reasons.
Heating is mostly by wall panels and the house has cavity wall insulation and a roof membrane everywhere, to help maintain an even temperature.

Accessibility
Wheelchair access is poor .... there are steps in the house and the pool can only be reached by a flight of steps.

Outside
Covered verandas are on two sides, with tables for outside dining and with many comfortable chairs.
Very large pool (12 by 6 metres), blue-tiled, ideal for games and exercise, with diving to 3 metres depth, underwater lights, and 3 sets of steps.
In the pool area are tables and chairs for 20 in verandas.
Badminton Court is nearly full-sized and equally useful for ball-games.
The Pool Kitchen has gas BBQ and hob/oven, large fridge/freezer etc.
Changing Room with a shower (there is another) and WC.
Reclining Sun-Loungers -12 or more - and 12 or more Sun-Umbrellas.
There is a gardener two days weekly.
The pool is serviced every week.

Coast/Beach
The great beach of Meia Praia to the east of Lagos is visible. The beach (Praia) of de Luz is 5 minutes drive (also just visible !). There are many other accessible beaches on the southern Algarve coast and the superb West Coast beaches begin at Cape St Vincent, just 20 minutes away.

Golf
Quinta Boa Vista GC is visible across the valley to the south.
Palmares GC is just visible to the east.
Parque de Floresta GC is 10 km to the west.

Special interest holidays
Diving, fishing, horse riding, sailing, tennis, water skiing, wind surfing are available in the area.

Travel
The last roundabout of the Motorway to Faro is 1000 metres away and the airport can be reached in 45-50 minutes.

Distances
Historic, walled Lagos - once the capital of Algarve - is 10 minutes away, with dozens of restaurants and bars and nightspots - and inexpensive taxis to get you home. There are three big Lagos supermarkets - Intermarché, Modelo, Pingo Doce - and in Praia da Luz is Baptistas, known as the "Luz Safeways".
All the amenities - and three large supermarkets - yet remains a small and pleasant town, 10 mins away. There are dozens of reasonable restaurants and nighteries for the young.

Further details
The owners came to Tres Mares twenty seven years ago and here brought up their daughters from babyhood (always therefore with an eye to safety and security). The house continues to be lived in most of the year. Now there are comfortable furniture and furnishings, some antiques, many pictures, but no longer any family clutter ! So it is now (we hope) halfway between a big family home and a more typical house-to-let, with the advantages of both.
Some groups hardly use the house - even throwing parties around the pool for friends in other houses ! After dusk the many Portuguese pottery lights reflect in the water, a pale green-blue glow fills the pool from underwater, and endless stars shine through Algarve's unpolluted air, all creating a magical atmosphere !

Booking notes
Booking Conditions will be sent for acceptance. A deposit of 25% is required, with the balance payable eight weeks before occupancy.
