Internet.Own private pool,set in own gated and walled grounds.20 mins from Faro airport and the many golf courses around Faro,the villa is 5 mins drive to Sao Bras with its fish and vegetable markets, (Fleamarket too once a month),restaurants, coffee shops,cinema,supermarkets. 15 mins to Loule (the market town of the region). Within walking distance of excellent country restaurant this is an ideal getaway retreat. Many particularly beautiful features including an impressive calcada drive,cool and spacious entrance hall with 16th Century Church doors, large airy rooms, beautiful views and an ideal location to explore the beaches and countryside, to cross into Spain,or as many of our guests choose to do, just stay and relax in the grounds and around the pool. The pool-side covered seating area is the perfect location to sit relax, sketch, read or enjoy a gin and tonic (we have the lemon trees too!)

Prices shown are for the property per week in UK Pounds for up to 10 persons. A reduction can be offered for occupancy of between 1 to 4 people, please enquire. Weekends or a minimum of 2 nights, when available, will be charged at half weekly rate. Deposit and key money will still apply.

Changeover day
Preferred changeover day Thursday, we will be flexible wherever possible. Arrival/departure times flexible but if changeover departure by 9am, arrival after 2pm.

Utility Room: Leading directly from the large kitchen the utility room has 3 large modern fridges, a freezer, a washing machine, microwave oven and ironing facilities. The back door leads from the utility room for easy access with bringing shopping to and from the car.
Living Rooms: Imposing entrance hall leads into a grand living/dining area which opens on to pool/patio via French doors. A large stone fireplace dominates over leather sofas, comfy chairs, floor cushions, dining table and chairs 42"plasma wallTV, Video/DVD/CD players.

Maid service and gardener Monday to Friday. All linen and towels provided for use within the villa. Linen and towels will be changed weekly, unless otherwise agreed. Beach towels available also towels to lay on the sunloungers and for use by the pool.

Notes on accommodation
The house is maintained to a very high standard and improvements carried out annually.Bedroom 3 is an ideal family bedroom with a double and 2 single beds;or for 4 children sharing.Bedroom 3 and Bedroom 4 are linked by an adjoining door. The rooms can be utilised for a single family by leaving the interior door open/ajar. If the room is to be used separately access will be through the French doors which are fully lockable from the inside and outside. Security system, security lighting and electronic gates. Mosquito screens to bedrooms and en-suite bathrooms. We have 2 cots available and 2 highchairs at the house, please advise in advance should you require these so the housekeeper can prepare them. You would be advised to bring cot sheets for the cots. All visitors to the house have stated how relaxed they have felt,a stunning setting in the hills, peaceful surroundings and easy access to places of interest, restaurants, the beaches etc. We have an extensive library in the main hall.

Accessibility
Access into the house is via the front door where there is a small step.There are 3 bedrooms on the ground floor which are accessible with no steps and to access the patio from the lounge or bedrooms is again via a small step. There are wide steps into the swimming pool and the lower garden can be accessed via the calcada rather than the steps. We have had a ramp made which can be utilised for disabled access from the house onto the patio and also handrails to one ground floor shower and toilet

Outside
Entering the property via electric gates, the calcada drive winds up to the stunning 16th Century entrance doors which open into an imposing hallway. Set in beautiful gardens, with a large tiled heated swimming pool (10.4 x5m) in the extensive patio area with key operated pool cover.Overlooking the pool,there is a large covered brick built outside eating area with a marble table top and wooden chairs and also a brick built BBQ. We have 8 luxurious wooden sunloungers with comfortable matresses and large sized umbrellas around the pool. To the other side of the pool is an outside relaxing area, sofas and chair with comfortable cushions and coffee tables. At the front of the house there is a typically Algarvian rockery with imposing trees and plants and adjacent to the house is an orchard with many carob, olive, almond, fig, orange and lemon trees. In the main area of the garden the lawns support gazebos with loungers,pomegranite ,grapefruit, palms, jacaranda, bouganvillia and oleanders.

Coast/Beach
Faro beach is approx 20 mins drive from the house. A long white sandy beach. There are many good fish restaurants here as well as bars,snack bars and the famous Camanes restaurant is located here. The beaches on Tavira Island and the beaches of Quinta do Lago are approx. 30 mins away, quiet, white sandy beaches with sunloungers and umbrellas available to hire. Excellent fish restaurants minutes from the beach ,pizza and burgher bar and music bars.

Golf
The golf courses of the Algarve are readily accessible accessible eg. Quinta da Ria and Quinta da Cima Championship courses (18 holes), Benamer and Colinas Verde, Castro Marim are all approx. 25mins drive, Quinta do Lago and Penina courses are approx 35 mins drive. Monte Rei golf club, designed by Jack Nicklaus is 25 mins away near Tavira.

Skiing
The nearest ski resort is Serra de Estrela which is approx.5 hours drive.

Special interest holidays
The Algarve tourist office is located in the town square approx. 5 mins drive away. It advises of tennis and horse riding ,a 15 mins drive away. 2 great Waterslide parks, 20 and 30 mins distance by car. Also reef and big game fishing from Albufeira marina 25 mins away, jet skiing and minigolf at various locations and resorts all within 20-30 mins drive.

Travel
Use of a car is essential unless you want to rely on our local taxi driver service which is excellent, English speaking and very reasonable. Faro airport 20 mins. Local car hire company will deliver car to the villa and collect if you wish to take a taxi from/to the airport. Details on request.

Distances
Sao Bras 5 mins by car -proud of its history as the centre of the cork industry is famous for its Easter festival. With smart pavement coffee shops offering delicious coffee,popular custard pies and pasties,a variety of restaurants, cinema, local museum, pharmacies and an amazing bakery, fish market, shoe shops, clothes shops, supermarkets and banks. Loule, 15 mins -market day on Saturdays, hand painted pottery. Seville, 2 hours. Faro-20mins. Estoi-palace and Roman ruins-15 mins Beaches-20mins

Further details
The house has the benefit of internet access and also a security system which can be utilised when away from the villa and also at night.There are metal shutters to all the French windows which can be brought down but left angled to allow light to come through. The enclosed drive offers privacy and also provides large parking areas. Behind the house the hills sweep away into a large valley with just a few farmhouses dotted around making walking and leisurely touring good fun. Excellent area for photography, wildlife, sketching and outdoor activities. Historical Roman ruins at nearby Estoi also the newly refurbished Poussada, the palace at Estoi is well worth a visit with its stunning gardens and views, excellent for a sunset drink on the terrace. Details of the many local restaurants are kept in a folder at the villa which guests can add to as more are discovered. 2 Local restaurants within reasonable walking distance.2 large supermarkets within 5 mins drive. Banks, shops and large choice of restaurants all in nearby town.

Booking notes
30% deposit to confirm booking, non refundable unless we take a replacement booking in which case we will refund in full less any expenses. Balance to be paid 8 weeks prior to start of holiday (by cheque or bank transfer) to include a £300 deposit which will be refunded, or deductions made for any damages/breakages, within 2 weeks of the end of the holiday.

About the owner
We had been visiting the Algarve for 20 years when my husband saw a photo of a beautiful lemon tree at the foot of some sweeping steps in an estate agents window in Loule. (I was shoe shopping at the time). We visited the property,stood beside that lemon tree and knew we had found our home in the Algarve before we had even entered the house. We are only the 3rd family to own the house and have had such a wonderful time renovating, utilising experienced local craftsmen to help bring the house to a truly magnificent standard. We have brought furniture, carvings and paintings from all over the world to enhance it.The house was the original farmhouse of the area and is in parts over 100 years old.The donkey stable is now a wonderful 'yellow bedroom'. We know you will love the house as we do.

Why the owner chose a home in this location
The area around Sao Bras has everything.Beautiful,wild countryside for hiking and exploring. Close to the hills yet also to the beautiful white sandy beaches. Within a short drive to the main towns of the Algarve, all with their own charm and character and yet also also to Seville. We enjoy the simple healthy food in local restaurants and also benefit from some of the best restaurants in Portugal. The great range of produce available at the local markets,shops and supermarkets is also wonderfully fresh,reasonably priced and delicious. The Portuguese people are very friendly, we have known this area for 30 years and chose Sao Bras as we feel it has everything at its fingertips.

Unique benefits of the property
We have an amazing support network.Our housekeeper, who visits weekdays unless otherwise arranged,has her own room separate from the house for washing and ironing. She is very unobtrusive and discrete,having been with the house since before we purchased it.Our property manager reacts almost instantly to any reasonable request, our gardeners maintain the pool and gardens to very high standards. We have a local taxi service, most of the drivers speak very good English and German,who are very reliable for trips when we decide to enjoy the Portuguese wines and of course the port (white as an aperitif, red after the meal). We are just 20 minutes North of Faro yet have no aeroplane disruption or noise(we can see the lights from the planes landing from the balcony in the evening).
