Changeover day
Saturday arrivals after 2pm and departure before 10am.
Saturday changeovers only during June, July & August, outside these dates we are flexible with the minimum rental period being one week.

Accessibility
Our villa is on one level with only one small step into the villa and therefore provides good access for wheelchair users.
Outside
This luxury villa lies high on top of a ridge in private and secluded gardens. The property is situated behind electric gates with ample parking, the front garden is laid with plants, rocks and gravel with outside porch draped with voilet & scarlet Bougainvillea's. Dine under the pergola and enjoy the view in the peaceful & tranquil surroundings with the rugged mountains as far as the eye can see.
Swim in the private heated 10m x 5m pool under the palm trees, Feast from the BBQ under the pergola on the terrace around a large pine table. Simply step out of the kitchen and breakfast outside on the terrace in complete privacy.
The terrace is very well equipped with cushioned sun loungers, parasols, pergolas and an exercise bike and boules for your sole use.
Coast/Beach
The choice of Senhora de Rocha beach lies between Carvoeiro and Armacao, all beautiful beaches of fine sand, all approximately 20 minutes away by car. Carvoeiro, Praia de Rocha & Armacao are all fishing villages with beach restaurants offering the freshest of fish brought in from the fishing boats each day. Some of the best cliff top walks and beautiful scenery can be found here in the Algarve.
Golf
Golfers are spoilt for choice. This is Europe's foremost golfing destination. At the last count there were 21 golf complexes along the Algarve. The nearest ones being here in Silves, plus Vale do Pinta & Gramacho, Pestana at Carvoeiro (international course) and Vale de Milho's 9 hole course. Golf of Morgado a championship golf course, lies on the lower slopes of the Monchique Mountains.
Special interest holidays
Within easy reach there is, Tennis, Gym, Beauty/massage, lots of good restaurants, Clay pigeon shooting club, Horseriding, Zoo Marine, Slide & Splash . Drive for 30 minutes and you could be in the Monchique mountains or visiting the Spa there, on the west coast surfing beach or on the most westerly tip of Europe, Cape St Vincent. There are safari trips, enjoying the beautiful scenery of the surrounding area whilst the possibility of being driven to the Monchique mountains or Alte for lunch. The Monchique mountains is the highest point of the Algarve, you will pass through little villages seeing the shepherds in the fields with their sheep & goats, you will get the real feel of the Portuguese way of living and you may sample the local specialities such as goats cheese and olives picked by the farmers.
Travel
Faro airport is 30 miles away, or 45 minutes by car along the motorway. The EN 125 motorway is approximately 5 miles away between Lisbon and Faro and gives quick access to the rest of the coastline.
We would recommend that you hire a car to get the best from your holiday.
Distances
6km to Silves, 20minutes to Carvoeiro, Armacao or Praia do Rocha beaches, 3/4 hour to Faro Airport. 5kms to A22 motorway between Faro & Lisbon. 5 minutes to local mini supermarkets and many local Portuguese restaurants. 3 kms to the beautiful Barragem/lakes.
Further details
Silves, with its Medieval castle has restaurants, bars, shops, banks and open fruit market in the heart of this citrus growing town, buy wonderful fresh oranges from the roadside traders direct from the trees. Olive picking is in October.
Fabrica do Ingles once processing cork, you can buy cork handbags, waistcoats and accessories to name a few, or stroll around the area now converted from the cork factory into a very attractive complex of restaurants, bars and where local visitors gather in the cobbled square for morning coffee.
The Algarve has some beautiful lakes, formed by damming the once mighty rivers. The nearest is the Barragem do Arade just 3 miles away, well worth a visit to enjoy the beautiful scenery of the lake.
The fashionable Algarve Shopping Mall can be found in Gale (15 minutes away by car) and is open till 11.00pm.
Booking notes
A 30% deposit is required when booking, the balance is required eight weeks prior to your stay. You will also be asked for a £250 damage deposit which is refundable 2/3 weeks after the holiday should there not be any damages.

The villa was beyond our expectations and had everything we had wished for. The directions were clear we found it with no problem, the villa spotlessly clean and very well equipped. The weather was fantastic. The pool and garden was breathtakingly beautiful and we loved to sit out in the evening in the lit garden under the palm trees and had lots of bbq's and enjoyed having many midnight swims. Must book to come back soon and would have no hesitation in recommending it to all my friends. We had a lovely holiday thank you and came home feeling very relaxed. About the owner
Hi, we are Jean & John Davis, we bought this villa, new, in 2002, I guess we were smitten with the cute little Portuguese village. We often see the shepherd walking his sheep down the lane to graze, or the locals that live off the land and pick their olives in October. They grow their own oranges, pluck their chickens and bake their own bread, some still trot around on their donkeys, no jumping in the car to the local supermarket for a bottle of wine for them! (Yes, they grow the grapes too!) The Algarvians are friendly and have a relaxed attitude to visitors. Fishermen paint their boats in colours as bright as the spring flowers on the cliffs. Two donkey carts cause a ‘traffic jam’. At this pace of life even the most stressed businessman soon unwinds. Please view our website below.

Step onboard our 29ft, twin engine Sea Ray Sun Dancer and be taken on a cruise along the Algarve coastline. We drop anchor where you can enjoy lunch and wine on board and should you wish, you can swim from our boat’s diving platform or simply relax on the sunbathing deck. The boat is equipped with a large canopy & seating around a table for six and has a multi pack music system, galley, electric toilet, diving platform and ladder with shower & sunbathing deck.
