Come and enjoy our Kiwi paradise. Rivendell is a home which marries together 2 architectural styles, an older 1970's dining, sitting area with a wood burning stove and a cathedral ceiling, 2 smaller bedrooms with wooden Kauri floors, a bathroom and separate wc. A laundry and a modern, fully fitted kitchen. Walk through the long, tiled hallway past a shower room, into a spacious formal sitting room. This part was stylishly developed in 2002. This room is set up to be used as a large home entertainment area with stunning views across the lake and the valley. Off to the side is a cosy study. Upstairs are two very large double bedrooms, which share a modern spacious bathroom. All these rooms open out to a covered wooden veranda which wraps around the new part of the house. Come and enjoy a fabulous yet rustic experience.

Notes on prices
Prices are for the property per night in UK pounds and NZdollars. Minimum let is 3 nights. Discounts are available for long winter lets and bookings of over 3 consecutive weeks.
Please be aware that the prices as stated are for a family of 4. Should your group be larger each extra person will be charged at a rate of NZD 35 per day per person. This is necessary to cover extra costs.
Changeover day
We prefer a Friday or Saturday changeover day but are more flexible if bookings allow.

1 bedroom has a comfortable double bed. I bedroom has a King size bed.
One bedroom has a double sofa bed.
Two bedrooms have 2 single beds.All linen and duvets are provided. |

Bathroom 1 in older part has deep bath with hand made ceramic basin. Separate WC.
Bathroom 2 has a walk in shower, Hand basin and WC.
Bathroom 3 has large bath, doubleshower, WC and basin fitted into a decked vanity unit. |
| Kitchen: |
Brand new, fully fitted with built-in oven, gas hob, large fridge/freezer, dishwasher and fitted water filter. Crockery and cutlery. Electric kettle, toaster and microwave. Large surface area for food preparation. |

Washing machine and dryer. |
| Living Rooms: |
Open plan rooms all with fabulous views. Dining area is furnished with huge swamp kauri table. Remu varnished floors throughout this older area. Entertainment area has 2 large sofas, black marble fire place and Sky TV. |

There is a large swimming pool and a hot tub for 6 people to relax in. Please let us know in advance if you want to use the hot tub, as we need to give our manager 48 hours notice. There will be an additional £10 charge to cover electricity. |
Cleaning/towels/

Bedlinen and basic towels are included . Please bring your own swimming towels. The towels are changed once a week. |
Notes on accommodation
Rivendell is suitable for a large family, a group of friends or two families together. It is child friendly as the pool is fenced and has a security gate. The hot tub is also kept locked when not in use. Please note we have a family cat who is usually with our off site manager. However we can not guarantee that our cat (moody) will not visit you. If you come in the winter, we have 2 good wood stoves and lots of firewood for burning. Hot water bottles and several electric blankets as well as extra duvets.

Accessibility
This property has been developed with limited wheel chair access for 2 of the 4 bedrooms. However to get from bedrooms to main living areas guests will have to go outside.
Outside
There are 40 acres of lush, tranquil bush to explore. Large gardens,both sloping and level. There are a number of bbq areas where we use a mobile gas bbq. Large decked areas around the pool to relax in the sunshine. There is a second baby pool which is attached to the main pool which was designed for small children or reading and relaxing.Garden furniture is provided.
Coast/Beach
There are many beautiful clean beaches near to Rivendell. However you will need a car to access them. The closest is Matauri bay (20 minutes drive) south east and Doubtless Bay(20 minutes drive) north west. Unless you visit at high season you will often have the whole beach to yourself.
Golf
Rivendell is near to 2 golf courses. The nearest (about 10 min drive) is Kauri Cliffs a most presigious world class course where booking is possible, dependant on the season. Waitangi Golf course is in Paihia, Bay of Islands an 18 hole par 71 course. This is half an hours drive. There is also Whangaroa golf course on state highway 10, about 10 minutes drive.
Travel
The nearest airport is in Kerikeri (30 minutes drive) where there are flights from Auckland, 5 flights per day, 4 per day at weekend too.
A car is necessary as this is a rural area. We suggest you hire a vehicle in Kerikeri, this is necessary if you intend to expore the native landscape.
Distances
Auckland is 3 hours 50 mins drive. Kerikeri is 25 mins. Whangarai is the nearest city at 1 hour drive. The Bay of Islands with Paihia, Russell and Waitangi (where the treaty was signed) are also a 40 min drive. Whangaroa harbour is just a 10 min drive. Coopers beach and Cable Bay in Doubtless bay are approx 30 mins away. The best fish and chip shop in the world at Manganoui is also around 30 mins away. But we do have a great local takeaway in Kaeo.
Further details
There is a very active big game fishing club at Whangaroa Marina where you can have a drink, a good meal or charter a boat. There is a Texas Diner nearby, where we all enjoy delicious smoothies and food. There is horse riding, canoeing, diving (on the Rainbow Warrior) hiking, sailing, snorkelling, hunting; all of these are available nearby. We have our own bush walks or you can just relax at Rivendell. In the evenings you can watch the glow worms and the million stars that sparkle in a sky free of pollution. See the Milky Way as you have never seen it before! Please note that there is a Handyman, gardener who will be working in the grounds once a week. We also have a pool girl who needs to come daily to service the pool. The property manager Paula, stays in accommodation at the end of Dip road. She is just a phone call away if you need her. Please note we have excellent Vodaphone cell coverage, Telecom is not so good.
Booking notes
We require 30% deposit to hold a booking. The full and final payment must be made 6 weeks prior to your adventure. We also require a damage deposit of £120 which is fully refundable. Minimum rental period is 3 nights.
