This is a fabulous very spacious 9 bedroom, (8 bathrooms) former 17th century Palace, which can be split into 2 houses for separate rent (smaller house sleeps 4/6), covering 700 sq.m in total. Property with truly amazing views from every aspect and set in spacious grounds. Standard of accommodation is excellent and has been restored using original tiles, local stone, and natural wood. It has very modern facilities: flat screen TV, DVD, its own water supply, wireless broadband etc. All furniture including beds is very high quality, mostly hand made. It is located in the Kotor Bay, just a few mins walk from sea and bathing areas. Due to it being sheltered, the Bay is very calm. The area is unspoilt and a UNESCO world heritage site. The middle column is the price per week for the small house and the right hand column the price per week for the large house. Houses are completely separated with full facilities, and with shared front courtyard and rear garden. The house can also function as one complete house with interconnecting doors.

Accommodation
Mrshe Palace Big House
7 very spacious bedrooms, 6 with double beds and one with 4 bunk beds.
5 Bedrooms have en-suite modern bathrooms and one bathroom is shared by 2 rooms.
Each bedroom has amazing views either of the sea or the mountains, and 2 rooms have balconies.
Bathrooms: All 6 bathrooms are spacious and finished to a high standard. 2 have baths with showers, others having dedicated showers. There is also an outside shower, and a separate toilet on the ground floor.
Kitchen is large and fully equipped with large fridge, cooker, hobs (electric and gas) and plenty of storage space, large granite workop area and a dishwasher.
Utility room is on the ground floor with large sink, washing machine and a dryer as well as a large freezer.
Living room is a spacious, 700sq feet area with fantastic views and a balcony, wonderful for entertaining.

Mrshe Palace Small House
Two very spacious ensuite bedrooms (one on each floor) that can sleep up to six people, one with a double bed and one with twin beds. All furniture and bathroom fittings are modern, but very sympathetic to the 17th century property. There is a large living room and a large modern kitchen with a dining table for 8. There is also a utility room with a toilet, washing machine and a sink. There are wonderful views to Kotor bay and the mountains from both bedrooms and the living room.

Notes on accommodation
The owners request that there is no smoking in the property. There is a mobile air conditioned unit. The property is suitable for children.

Outside
There is a very spacious courtyard in the front of the property which has grass, Mediterranean plants and stone areas with ample seating and shaded areas. To the rear of the property is a very large terraced garden with fig, mandarin, apricot and lemon trees. In the back of the big house threre is a wonderful shaded area with stone table and chairs( for up to 10 people) for al fresco dining.

Coast/Beach
3 mins walk to the sea where easy access to the sea is from many points (as well as a food shop) - 60 steps down to the beach from the house. Nearest market is 5 mins drive away in Risan where there is a daily market with fresh produce eg fruit,vegetables, cheese, olive oil, honey etc.

Travel
Dubrovnik airport is approx 40 miles away and 1 hour by car. Dubrovnik has the greatest number of flights and carriers coming from various destinations from across Europe. Tivat airport in Montenegro is 20 minutes drive (16 miles) by car and the closest airport.
Podgorica Airport is 35 miles away.
Car hire recommended and available at each airport.

Distances
Kotor is 6 miles, Budva 20 miles, Tivat 16 miles & Dubrovnik 40 miles.
Other places: Herceg Novi 15 miles. Lake Skadar 25 miles (wonderful for bird watching).

Further details
The property is minutes away from the Bay of Kotor known for its very calm and clean waters. There are many places just mins from the property to access the sea, and within a 10 mins drive there are several beaches. Perast is a beautiful, unspoilt small town (500 people) which has a number of simple but good local restaurants. Local trips by boat or by road to places such as Kotor, Budva, Cetinje and Dubrovnik provide great interest. There are many historic buildings eg Roman site with tiles just 10 mins away by car and many churches and monasteries to visit. Taking a boat (we can recommend) allows you to explore beaches and restaurants only accessible by boat. The natural beauty is amazing. There are also a number of very fine restaurants close by, and a great fish wholesalers where fresh fish and seafood can be bought daily.

To secure confirmation, a 25% deposit is required. The balance must be paid in advance, with the balance paid 8 weeks prior to renting, together with a 5% refundable deposit against breakages and phone bills.
