Pine Tree Villa has 3 floors and faces directly across the bay to the town of Herceg Novi. In front of the open plan living/dining/kitchen is a large terrace with built-in BBQ. Steps lead down to the private mooring on the shores of the Gulf of Kotor. In the garden are orange, lemon, bananna and fig trees. Outdoor furniture is provided for alfresco dining.

Notes on accommodation
Electric oil filled radiators to all rooms for off-season (Oct - April) heating.
Property suitable for children. However steps down to shoreline are fairly steep although there is a security gate at the top. Owners request no smoking inside the house. House trained pets are welcome by arrangement.
Outside
There is a built-in brick BBQ on the large terrace. Garden furniture is provided for alfresco dining. The garden area includes lemon, orange, banana and fig trees. Steps from the terrace lead down to the shoreline to a sunbathing area and private mooring. Private parking for two cars.
Coast/Beach
The villa is situated on the shoreline of the Kotorska Bay. There are many beaches all along the coastline of Montenegro; some sandy but mostly with fine gravel and rocks.
Travel
Dubrovnik airport is 25 Kms and has flights from the UK most days.
Tivat airport (1 hour) has daily flights via Belgrade, and a direct flight on summer Saturdays from Heathrow.
A car is recommended for this property; car hire can be arranged as well as transport to and from the airport. A mini bus service from Herceg Novi runs to/from the village but can be busy in summer months.
Distances
The nearest mini-market at 100 metres. Pizza/Grill at 100 metres. The Riviera Club Hotel with recreation and dining facilities is at 100m from the villa. The Hotel is presently under some renovation but the beach facilities are available. Places of interest include the walled towns of Herceg Novi (6-8kKm), Perast (25km) and Kotor (1 hour) as well as beaches and mountains (Orijen & Lovcen are both over 5,000ft). Lake Skadar is a paradise for bird watchers.

Banks, cash points, the food market, clothes shops, etc, are available in Herceg Novi (6-8Kms). The renowned Igalo Spa and Health Centre which is only 5 minutes by car from the Villa is the largest and best-known institution for multidisciplinary and European Spa treatment in the Mediterranean. The Spa specialises in preventative and physical medicine, rehabilitation, wellness, fitness & sport, massage, facials, hydrotherapy, thermal waters, balneotherapy and mud applications. The coastal resort of Igalo 5 minutes by car from Pine Tree Villa is adjoined to Herceg Novi along the 7km promenade, Pet Danica. There are many waterside restaurants serving international cuisines, beaches (mostly pebble), bars, discos, shops and the lovely marina, where boats can be hired or water tours booked to the Kotor Fjord or the Blue Grotto - all of this can be found along the length of the promenade.

A 20% non-refundable deposit is required to confirm a booking. Payment of the balance is due 4 weeks before the start of the let. Payment by telegraphic transfer.

About the owner
I am Scottish and live in Hong Kong with my husband. We have one teenage daughter attending University in Melbourne and we have three other married children and 5 grand-daughters also living in Hong Kong. We love spending our holidays together when possible, mostly in Montenegro and in the Scottish Borders - Montenegro for the glorious sun and sea and Scotland for the countryside.

Why the owner chose a home in this location
We visited Montenegro several times before deciding to buy a property there so that we could take the whole family on vacation with us. As a family we love the area around Herceg Novi. There are many bars, restaurants, disco's, beaches and even a fun fair for the children. There really is everything a family on holiday could ask for.
We use the airport at Dubrovnik which is just over the border from the villa at around 26km. We normally arrange pick up and drop off from the airport by our Agent, who also arrange hire cars for us which they bring to the villa.
There is another airport at Tivat, which means, we have to take a lovely ferry boat ride across the straights, at the mouth of the Bay of Kotor.
The villa is remote from the summer crowds but within 5 mins by car to Igalo
Unique benefits of the property
Our villa's garden reaches down to the shoreline where we have our own jetty. The jetty is perfect for sunbathing, swimming from and for small craft. The water in the bay is crystal clear and usually in summer very calm, which is great for the kids to feed the fish and catch baby crabs.
Around about 100 metres in one direction we can avail ourselves of the Hotel beach facilities and in the other direction there is a small mini-mart and cafe. We can order take-a-way meals if we don't feel like using the built in BBQ on the terrace. There is also a small travel agency for booking tours.
Our villa has off street private parking for 2 cars, which is essential in the busy summer months.
The scenery is wonderful all around this region and the views from our villa are to die for!
