Villa Patricia is a large architect-designed, newly built house (220sqm inside), set on a hillside in Vidikovac ('beautiful view'), a friendly rural village, 4.5km from Kotor and 8km from Tivat. Entered by a private driveway, with ample car parking, there is also a single garage. The private pool, terraces, garden and barbecue area were landscaped in 2009, and are offset by beautiful stone walling, made of old local stone. They have magnificent views over the Bay of Kotor. The stunning sitting room is 10.5mx9m, with high, open beams, log stove and air conditioning. The fully-equipped kitchen and dining areas form an integral part of it. The property sleeps ten, in two double rooms (both en-suite) and two twin rooms and a double (movable) futon. There is also a family bathroom with bath and shower. The sitting room and three of the bedrooms have large balconies with spectacular views over the Bay and mountains. There is a spacious entrance hall, a study area and two utility rooms.

Changeover day
Changeover day is flexible. Guests are asked to vacate by 10am. Arrival is from 3pm onwards. Sundays, which have the most flights into Dubrovnik, is the most popular day for changeover.

Notes on accommodation
The villa and garden are suitable for children and were designed with families in mind. The whole property is enclosed with a lockable gate.
Accessibility
There are steps from the garden and driveway up to the house. There are stairs from the ground (bedroom) level to the sitting room and kitchen. The property would be difficult for people with mobility problems.
Outside
The garden has a variety of plants and trees, mostly planted in 2008 or 2009, including a palm tree, fig and lemon trees, rose bushes, kiwi plants and vines. In the garden there is a shady terrace, two sun terraces and a barbecue so it is possible to find either sun or shade (on balcony or terrace) all day. There are four sun loungers, four blue lounging chairs, and six deckchairs. Two of the terraces have a table and chairs\bench. The swimming pool is 8.5m x 4.5m with steps suitable for children at its shallow end. It is screened by stone walls and wooden trellising on two sidews, with roses. There is a stone table and benches near the barbecue for dining outside.
Coast/Beach
The Bay of Kotor with its pebbled beaches is 5km away. Tivat, its marina and a shallow cove and beach close to the Island of Flowers are 8km. There are many sandy beaches along the Lustica peninsula, including the stunning blue flag beach, the Plavi Horizonti, 20 minutes drive away.
Travel
The nearest airport, at Tivat, is 7km. More flights are available to Dubrovnik airport, 60km and 1.5 hours drive. A car is advisable although cheap local taxis (usually 70 cents per km) are available.
Distances
The stunning medieval walled town of Kotor, with a bustling open-air market and marina, and the Bay of Kotor are 4.5kms away. Tivat, which has a new marina, set to be the largest in the Adriatic, is 8km.The Lustica peninsula, which has a number of beaches including a Blue Flag one, is 20 minutes by car. Budva, its old town and the beginning of the Budva Riviera with countless more beaches is 25 minutes drive. The spectacular 'Cattara' (means ladder) mountain road, with 25 hairpins, is 1km away.
Further details
The nearest supermarkets, including two new ultra modern ones on the Tivat-Budva road, are 4km. There are many restaurants, cafes and bars in Kotor and dotted around the Bay and in Tivat, especially near the new marina, set to be the largest in the Adriatic. Kotor, a Venetian town in origin, is a mini-Dubrovnik. It has charm, character and a great deal of history. It also has lots of night life, including two large discos.
The start of the spectacular mountain road, the 'Cattara' (meaning 'ladder') with 25 hairpin bends and fantastic views - just key it into Google! - , is 1 km away. At the top, in the Lovcen National Park, is a new adventure playground, suitable for older children and teenagers.
There are banks, cash machines and tourist information offices in both Kotor and Tivat. There is a daily open-air market in Kotor, selling fruit, vegetables, freshly caught fish and local home-made cheeses. Another open-air market for fruit amd vegetables is 3 km away, just off the road to Tivat. The local currency is the euro.
Both Kotor and Tivat have a local tourist office. Days trips, water sports, car and boat hire are all available in both Kotor and Tivat.
Booking notes
Booking can be made by contacting the owners directly by email. A deposit of 25% (payable in euros) is required to make a booking. The remaining 75% is required by bank deposit or transfer six weeks before the beginning of the stay. A deposit of 200 euros against damage is payable on arrival to the local agent. It will be repaid on departure. Tourist tax - 1 euro per adult and 50 cents per child aged 12-18 - is payable on arrival.

Why the owner chose a home in this location
We wanted a family holiday home with spectacular views, idyllic weather but also all the comforts of home and more. Montenegro is up and coming as a holiday destination, with a fabulous coastline, lovely beaches and dramatic mountains. Though we did not know it at the time, it featured in the TV programme 'Fly to Buy'. It was the choice of the couple in the programme but fortunately for us they did not manage to buy it! Another reason for choosing Montenegro was the fact that its currency is the euro.
Unique benefits of the property
The newly built villa has a magnificent setting looking down the spectacular fjord of Boka Kotorska and the medieval town of Kotor, a World Heritage Site. The house, pool and garden were designed to take full advantage of the setting. It is 4.5 kms away from the bustling open air market and restaurants in Kotor, 8kms from the Med's newest marina at Tivat and 20 minutes by car from the beaches on the Lustica peninsula. Because the villa is about 450 metres up on the hillside above Kotor, it gets what breeze there is in the hottest months and fewer mosquitoes.
