This delightful, Adriatic Sea facing, totally private, detached old stone house with small private pool is in one of the finest positions on the whole coast. Set below the hilltop Rezevici monastery, in a residential area of similar villas, you are 10 mins drive from the town of Sveti Stefan and even nearer to Petrovac. A small beach is a walk away, through the lanes of the village. The totally glass fronted lounge opens onto the private terraces with the most amazing westerly views one could hope for. 3 bedrooms, 3 bathrooms, and all enjoy the amazing ocean/sunset views, as does the master's giant ocean facing corner jacuzzi (room for two!) bathroom! The villa features an open plan kitchen and lounge, modern furnishings and sanitary ware (Philip Starck design and Duravit), not to mention quality beds, linens and bath robes for all! Now with internet connection! Even though a euro zone country, food and drink is extremely cheap so eating in, or out is very good value.

Changeover day
We are flexible to your needs and changeover days will be altered if possible.

| Bathrooms: | All bathrooms have brand new high quality sanitary ware (Philip Starck master and additional Duravit fitting). The master is uniquely ocean facing with pamoramic windows. The other two en-suites are shower rooms (one having a full length body shower). |
| Kitchen: | The new kitchen has a touch activated Ariston hob, oven and grill. Extractor with light. The kitchen also includes a microwave, large fridge and freezer. |
| Utility Room: | The is a washing machine on the upper floor. |
| Living Rooms: | The large west facing lounge provides a stunning ocean vista, being totally glass walled. These glass panels fully retract, leading onto the pool & terrace. Includes TV, DVD, CD stereo, contemporary sofas and dining table/leather chairs. |
| Other: | The landing leading to the upper bedrooms has a storage facility with iron and board, as well as items provided to ease you domestic requirements through your stay. The pool measures 5m x 2.5m approx and is ideal for cooling off. |

Notes on accommodation
All bedrooms have air conditioning that also operates to heat the villa in cooler months. Internet connection too! Just bring your laptop!
Accessibility
Due to the hill side location, and being over two floors, sadly this property is not suitable for guests with limited mobility.
Outside
The terrace has a BBQ, loungers, tables and chairs, all provided for outside entertaining and relaxing.
Please bring your own beach and pool towels. Beach shoes are also advisable, as most of the beaches here are pebbly!
Coast/Beach
Beaches. The village has its own. The best sandy beach is found at Petrovac, just 5 mins away - perfect for families, and backed by little bars and restaurants. Also, try Sveti Stefan Beach - 10 mins away, and looking over the iconic island. Near to the villa is a rocky seafront, accessable on foot by a steep path. A 5 star hotel is in the final stages of refurbishment, but is not in view from the villa in any way and is around 1/2 mile away. The hotel is making its own new beach!
Travel
Many more of the UK's top carriers have now announced flights direct to Dubrovnik from 2012 - the principle airport serving Montenegro (17km to the boarder!). When sending an enquiry, if you need help seeking flights, just add to your message. Low cost flights from Manchester, Gatwick, Leeds, Belfast, Birmingham, Glasgow, Exeter, East Mids - even Southampton! Transit distance to the villa is 80km (50 miles). Summer flights to Tivat (30km to villa) from Heathrow (JAT).
Distances
The nearest tiny shop (all the basics you need, including daily fresh breads) is just 30 footsteps away! For a bigger shop, visit the supermarket in Petrovac. Wonderful restaurants and bars are to be found in Sveti Stefan, Prezno and Petrovac. This part of Montenegro is renowned for the coastal views, and there are perfectly placed bars 1-5km away, perfect for a cooling drink. Our visitor book at the villa lists all tried and tested recommendations. The old town at Budva (8km) is just magical!
Further details
The Rezevici Monastery above the village is a must to visit. Both Sveti Stefan, Pertovac and Budva (10km) have banks, medical centres and tourist information centres, as well as dozens of coffee shops, bars and restaurants between them. Nightlife can be found in all three, with Budva the place for the disco fan! The Adriatic is regarded as one of the world's clearest seas, so indulge in scuba or snorkelling. Equipment is available from the main towns.
Booking notes
The owners of the villa require a 20% deposit at the time of booking and the balance 2 months before departure. Also required at the time of the final payment is a £200 damage deposit, returned at the end of your stay, subject to damage and loss, checked after your stay by our agent.
