Eraci Heights is a new villa designed in traditional Mediterranean style, to blend with the other houses in the tiny, picturesque hillside villa in which it sits. The interior design is definitely contemporary - with open plan living spaces, large windows and creative design features. All 5 bedrooms have en suite bathrooms and 2 have their own terrace. A beautiful circular staircase within a hexagonal tower links the 1st and 2nd floors. The pool and jacuzzi are designed specifically to preserve ancient olive trees and the extensive sun terraces have shaded areas under the olive trees and pergola. The spacious 1st floor terrace features a unique dining table made out of a traditional wooden fishing boat. The area around Eraci is largely undiscovered, and spectacularly beautiful – reminiscent of Tuscany – yet there are two attractive beaches within 7 mins drive, with adjacent restaurants and bars, and nearby Rose is undoubtedly the prettiest fishing village in Montenegro.

Notes on prices
Prices per week in euros. The winter prices are negotiable and a discount would be available for a long winter let.

Changeover day
Saturdays or Sundays. Guests must vacate by 10am and arrival after 3 pm, although there may be flexibility on this on certain weeks. The couple who look after the villa - Bosko and Handan - will be there to greet guests on arrival and show them round.

Kitchen: Two fully equipped kitchens, each with oven, hob, fridge/freezer, microwave and double sink. Larger kitchen also has dishwasher and wine chiller.
Utility Room: Utility room off larger kitchen with washing machine and spin dryer.
Living Rooms: Two large living rooms, both with open fires. Ground floor with 2 piece suit and coffee table, first floor with large corner sofa unit and 2 separate chairs, plus dining table to seat 12. Large flat screen TV in first for living room, with satellite TV.
Cleaning/towels/
linen/maid service:
Towels and bedlinen supplied with weekly change. Property cleaned weekly, but mid week clean available on request. Changeovers and any necessary maintenance carried out by Bosko and Handan, who are both English speaking and live locally.

 

Notes on accommodation
Air-conditioners, in every room, double as heaters, also under floor heating in main living areas and heated towel rails in some bathrooms. A cot is available and further cot(s) can be provided on request. The ground floor is completely self contained and includes 2 of the bedrooms, a kitchen and a sunken living room. Unfortunately pets cannot be accommodated.

Accessibility
First and second floors are accessible by steps/stairs only.

Outside
Large garden (300m2) paved with traditional stone, interspersed with grassy areas and mature plants. Part of the ground floor terrace is sheltered by a pergola with grape vines and jasmine climbing over. Large private pool (12x8m) and heated jacuzzi, linked by a waterfall. Both pool and jacuzzi have underwater lighting and the garden is also well lit for evening use. Outside shower and stone built BBQ. Loungers and garden furniture supplied. Large 1st floor (partly covered) terrace with table to seat 10 made out of a traditional wooden fishing boat. 2nd floor terrace accessed from 2 of the bedrooms.

Coast/Beach
Two beaches, one pebbled, one with purpose built concrete platforms 7 minutes drive from the villa. Both have restaurants and bars adjacent. Sophisticated beach resort of Oblatno and beautiful fishing village of Rose both within 10 minutes drive. Views from the villa include the fortified Island of Mamula and the Prevlaka Peninsula, shared with Croatia. Magnificent views over Boka Bay, including the new Marina at Tivat (largest in the Adriatic) a short drive away further round the peninsula.

Golf
One of the planned new golf courses is due to be developed within a 10 minute walk of the villa - we await developments!

Skiing
The rapidly developing ski resort of Zabljak is a 2 hour drive away - also worth a trip in the summer for hiking, rafting and magnificent views.

Special interest holidays
The couple who look after the villa – Bosko and Handan, who live just a couple of kilometres away - can organise guided tours, boat trips, a local chef to prepare local cuisine and can generally cater for any specific special interest requirements of our guests, with their extensive knowledge of the history and natural resources of the Lustica Peninsula and of the Boka Bay which it borders.

Travel
Tivat Airport is 25 minutes drive from the villa. Dubrovnik Airport (Croatia) and the Airport of the Montenegrin capital, Podgorica, both 90 minutes drive. Use of car essential. Car hire available at all Airports. Assistance can be provided in arranging car hire if necessary.

Distances
By car - Tivat is 25 minutes, Kotor 25 minutes, Budva 40 minutes, Herceg Novi 60 minutes, Dubrovnik 1¾ hour. Beautiful walks from the house and short drives away including churches, monasteries and ancient fortifications.

Further details
From the nearby beaches of Miristar and Zanjice, catch a water taxi to Herceg Novi, Tivat, the famous Blue Cave or secluded Dobrec, only reachable by boat. Dobrec is 1 of 2 beaches on the Lustica peninsula (out of a total of 6 in Montenegro) which have been awarded the Blue Pennant by the WTO (the other being Plavi Horizonti, further round the peninsula) and it also boasts an amazing seafood restaurant. There are 3 excellent restaurants and a scuba diving school at nearby Rose. The popular resort of Krasici is only 10 minutes drive away, where there is a pizzeria, a great local restaurant and several shops. A few minutes further along the peninsula at Kertoli are 2 top quality fish restaurants.
At Tivat the brand new marina, the largest and most stunningly located in the Adriatic, is now open and the first on shore development phase should be completed by summer 2010. Tivat itself has a range of restaurants, bars and cafes. The beautiful old walled town of Kotor (often likened to a smaller version of Dubrovnik) features a myriad of cobbled streets and small squares on which can be found a range of restaurants, bars and shops – plus the trendy Maximus Club, one of the coolest on the Med.
Then there is Budva – playground for the ‘beautiful people’ which again has a range of bars, restaurants and clubs – including the new Miracle Lounge which features an impressive program of live music – including well known international bands and DJs - all through the summer.
Montenegro boasts a whole range of amazing tourist attractions, such as the Lovcen National Park, Lake Skadar with its huge range of wildlife, the Ancient capital of Cetinje, the famous island haunt of the rich and famous – Sveti Stefan and the Old Venetian Port of Perast with its picture postcard islands just off shore. From Kotor, Perast or Tivat – take a boat trip round stunning Boka Bay. And if you want to venture across the border - visit the jewel in Croatia’s touristic crown – Dubrovnik.

Booking can be made by contacting the owner directly by email or telephone at any time. 25% down payment required to book. No reservations can be accepted without a down payment. The remaining 75% is required via bank deposit six weeks before the commencement of your stay, along with a 10% refundable damage deposit.

Guest comments
The property is brand new and 2010 will be the first year of rental - so there are currently no guest comments. Also it was only added to this website on 24 December 2009 - hence the current availability throughout summer 2010.

About the owner
My name is Roger Britton. My background is the UK Civil Service. I was working in Belgrade from 2002-6 and since then have been working as a freelance consultant based in Montenegro - hence my knowledge of the area and my decision to buy in Montenegro. I bought the land and a one story concrete bunker 3 years ago and for the past 2 and a half years have been overseeing the building of the house, which was finally finished in December 2009. So the property is brand new, as is all the furniture, bedding, towels, kitchen equipment etc.
