The cottage
|

The three-storey stone cottage was beautifully restored in 2004 and sits on a stepped hillside about 30m above the Bay of Kotor, the southern-most fjord in Europe. The property consists of the cottage, a small stone shed (which has been converted to a single bedroom and bathroom), and an approximately ¼ acre garden. The house has a completely private stone courtyard with gated entrance and offers stunning views of the Bay of Kotor and surrounding mountains. The ground floor of the cottage is open plan with a kitchen, dining and living area. The first floor has 3 bedrooms (one with an en-suite bathroom), and a second bathroom. The loft holds 5 single beds, games, TV, and a stereo system – a perfect place for youngsters. Both the ground floor and and loft are airconditioned, and all rooms are either mountain, garden or sea view. The house is located in the village of Prcanj, about midway along the Kotor fjord and a few minutes from the spectacular, mediaeval walled town of Kotor.

Notes on accommodation
The ground floor opens onto a court yard paved with traditional, local stone. Patio furniture and a built-in stone barbecue are provided, together with beautiful views, framed by fig and pomegranate trees, of the Bay of Kotor and surrounding mountains.
From the courtyard, a short flight of steps leads to the garden which has pomegranate, plum and bay trees, as well as an ancient olive tree.

Outside
The property includes a 1/4 acre garden with plum and bay trees, an olive tree, and an arbor of grape vines which can be reached from the stone patio. There is a traditional stone barbeque under the bay tree.
Coast/Beach
Swimming is available all along the Bay of Kotor. The nearest swimming is directly below the house. A 5 minute walk leads to a larger, sandy beach with a gentle slope that is popular with children. Daily boat trips to the beautiful Island of Flowers and nearby monastery leave from here, as well as boats to beaches near Tivat and Hercegnovi.
Travel
The house is easily accessible from international airports at Tivat (a 15 minute drive) and Dubrovnik (about 1 ½ hours). Tivat airport has direct flights from London Heathrow every Saturday, and a taxi pickup from Tivat airport is included in the price. For getting around, excellent mini-bus services to all destinations are available from the coast road below the house. If required, car rental can be arranged.

Kotor 7km, about a 15 minute mini-bus ride. Dubrovnik about 70km (1½ to 2 hours, including a ferry crossing at the straits of Kotor). Budva 40km. Island & bay trips 30 minutes to all day. Mount Lovcen and Njegos Monastery 2 hours by coach. Sveti Stefan 50km.
Further details
Prcanj is a quiet village located near Kotor (formerly Cattaro), the oldest and most spectacular town in Montenegro. Kotor is a medieval, walled town, first colonized by the Greeks in the 3rd cent. B.C. and later part of the Roman and Byzantine empires, before passing to Austria in 1797, and then to Montenegro. Today, the town offers restaurants, banks and cash machines, shops and supermarkets in an unrivalled setting. The house has a (broken) English speaking house keeper, who can help you find your way around. There is a local fishmonger a five minute walk away, as well as a traditional restaurant offering excellent sea food and traditional local cuisine at reasonable prices.
Booking notes
A 20% non-refundable deposit is required to secure the booking, with the remainder payable 4 weeks before your stay. A £100/150 euro refundable deposit is required on arrival, to cover any material damage.
