The villa has been renovated and modernised to a high standard. A private pool has just been completed, making this a lovely self contained, fully furnished holiday villa, from where you can escape the hustle and bustle of everyday life. It boasts an enviable position, overlooking the city of Herceg Novi, and the wonderful Boka Kotorska, which provides some of the finest sunrises and sunsets in the world. The property is spacious and user friendly, and has more than ample terrace space for relaxing and dining. It is on a hillside location and all around the villa and the village, there are numerous trees, shrubs and plants including pomegranate, mandarin, kiwi, cypress, lavender etc. In Herceg Novi, (5km) water sports, diving and boat trips are available, also the famous Dr. Simo Milosovic Institute, a renowned health spa, and therapy centre. The villa viewpoint will mean each luxurious yacht (and personality) accessing the magnificent Porto Montenegro can't be missed!

Changeover day
Arrival after 4pm and departure before 10am. Changeover days preferably Sundays to suit majority of flight times from UK, but can also be flexible to accomodate guest requirements.

Notes on accommodation
The villa has air conditioning/heating, and is suited to family holidays. Guests with laptops are able to access the internet through a 3G pay-as-you-go system which the accommodation rep can supply. There is a water reservoir tank in the garden.
Accessibility
The access road to the villa may not be suitable for nervous or inexperienced drivers, due to the twists and turns on the hillside. The entrance path to the villa is also on an incline and may not be suitable for those with mobility problems. The Rep for the Villa meets all guests at an easy to find location in the town before showing guests to the Villa.
Outside
The patio areas and terraces are all tiled or decked and finished to a very high standard. The comprehensive pool measures 6x5m with a deepening end to 2m and is for the sole enjoyment of the villa's guests. The pool can be illuminated by the inbuilt lighting for use into the summer evenings.A summer kitchen has been installed, giving guests the convenience of poolside cooking and dining. Outdoor furniture is supplied, including a bbq and high quality table and chair sets for alfresco dining. All around the villa and in the village there is an abundance of shrubs, fruit trees and an array of wildlife, from an incredible variety of buterflies to the local tortoises who amble around the villa throughout the summer months.
Coast/Beach
The coastline is wonderfully visible from the villa, and a 5min. drive will take you to any of the beaches in Herceg Novi or Njivice. The beaches are mainly shingle or stone, are clean and safe, and provide all kinds of watersports and boat/fishing trips. Further down the coast there are some great easily accessable sandy beaches along with an array of untouched beach pockets protected by the steep coastline that are only accessable by boat for a day of complete seclusion and relaxation.
Travel
The nearest airport is Cillipi (Dubrovnik), which is a short 20 min drive from the villa. Easyjet operate a 3x weekly service from LGW to Dubrovnik. BA have a daily flight from LGW too. Montenegro Airlines fly from LGW to Tivat in Montenegro, about an hour's drive from Zvinje. A car is essential, and easy to hire from the airport.
Distances
Herceg Novi is a 5 minute drive.
The historic city of Kotor is approx. 1 hour drive - Kotor is steeped in history and the walled city is of special interest.
Dubrovnik is also a short drive away and provides a stunning day out.
Porto Montegro is located in Tivat and can be seen through the bay - Tivat is generally a 30 minute drive from the villa or 20 minutes by boat.
Further details
The local shops are well stocked and the local fare is fresh and almost always organic. The restaurants are great value and fish dishes are exceptionally good. Also local wines are very good and well priced. The banks have ATM and most cashiers have good English. The 1st phase of the Porto Montenegro development opened in Summer '09. All the yachts using the Port will sail past on arrival and departure as the villa is situated on the inlet to the Montenegrin fjord.
Booking notes
A 20% non refundable deposit secures and the balance is payable 6 weeks prior to the start of the holiday. Payment method to be arranged.
