This charming farmhouse was completely renovated in 2004 after being empty for 25 years, and in 2005 a swimming pool was added and an annex adjoining the house. It stands at over 1,000ft above sea level, facing south towards the Boka Kotorska and the open sea. All the bedrooms and living rooms have views out over the terraces to the sea and the mountains. There are kiwi and grape vines, and a massive mulberry tree giving shade to the terraces, while near the house are figs, olives, oranges, satsumas and peach trees.

Outside
There is a stone built barbecue on the terrace. The swimming pool is solely for the use of the house and can be heated if needed. It is 11 x 4.5m in size, with a 3m long shallow end suitable for young children. Please note the pool is only available from May to September inclusive.
Coast/Beach
The nearest beach is at Meljine, 5km away, but there are many others all along the shore of the gulf; mostly with fine gravel and rocks. The waters are crystal clear with shoals of fish, etc.
Travel
Dubrovnik airport (1 hour) has flights from Britain most days. Tivat airport (1 hour) has daily flights via Belgrade, and a direct flight on summer Saturdays from Heathrow. A car is essential for this property; and car hire can be arranged as well as transport to and from the airport. The road up from the coast to the village is steep, narrow and twisty, and not suitable for very nervous or inexperienced drivers.
Distances
Nearest shop - a small general store is in Podi 2km. Places of interest include the walled towns of Herceg Novi (6-8km), Perast (25km) and Kotor (1hour) as well as the beaches and mountains (Orijen & Lovcen are both over 5,000ft).
Further details
Banks, cashpoints, the food market, clothes shops, etc, are avilable in Herceg Novi (8km). There are restaurants all along the coast, most overlooking the sea and serving a fine range of sea-foods as well as a general menu. The nearest supermarket is in Zelenika, 6km from the house, where there is good parking and you can buy everything you will need. Jet-skis, sailing and fishing boats can be hired in Herceg Novi, and you can also get boat trips from the marina across to Rose, Kotor and other small harbours along the coast. In Rose there is a scuba diving school and more waterside restaurants.
Booking notes
A 20% deposit is required to confirm a booking. Payment of the balance is due 4 weeks before the start of the let. A refundable security deposit of 150 Euros payable in cash is required on arrival to cover any breakages.
