This stunning 200 year old villa has been carefully restored to reflect local traditions with added luxury to make your holiday as relaxing and comfortable as possible. It enjoys large beautifully tiled bathrooms with double sink, spa-shower and bath tub, bidet and toilet. It has top of the range kitchen with stunning granite work top and gas hob with adjoining utility room that makes life easy. Being located on the waterfront, you have immediate access to the cleanest water in the bay from our punta, and the most breathtaking views of the bay. In the evening, there are numerious restaurants near bye, or enjoy the privacy of the charming back court yard with your very own BBQ. All the bedroom furniture has been specially designed and made for the property, and there is a lovely feeling of continuity and taste throughout. The property is on 4 floors including the attic room, the Master Bedroom enjoying its own veranda. Approx 200 sq.meter internal space, and 80 sq mtrs external.

The courtyard and veranda extend the beauty of this delightful home as the courtyard offers the privacy of romantic dining and the front veranda balcony offers stunning views of the Boka Bay and the walled city of old town Kotor which is lit up at night.

Coast/Beach
The property enjoys punta and direct access to the cleanest water in the bay! There is a pebble beach 2 minutes walk away.

Prcanj is approx 60 minutes drive from Dubrovnik airport.
Prcanj is 15 minutes drive from Tivat airport.

Distances
Prcanj is 10 minutes drive from the Unesco protected Kotor and 10 minutes from the ferry in Stoliv (service between Stoliv and Lepetane). Prcanj is an excellent base for exploring Montenegro. Prcanj offers local shops, bars and restaurants, post office and ATM machine.

Further details
Prcanj is known for a very beneficial climate for people suffering from nonspecific pulmonary and allergic diseases and asthma. The Penatur Health Resort chose this location for its rehabilitation centre.The Church Birth of Our Lady is second in size to the cathedral at Dubrovnik.The beautiful shore road continues to Tivat, with lyrical views across to Perast and goes through to Lepetani (where the ferry service operates)across the Bay.

We had a fantastic time in Prcanj. The house was like cut out from an interior magazine and we truly felt like moviestars.
Living so close to the waterfront, we enjoyed morning and evening baths in the bay every day - the water is so refreshing! The old city of Kotor was even more fantastic than Dubrovnik. Aase Stenhouse.


We had an excellent time in Montenegro, so glad we visited before it becomes too commercial.

You have a lovely house and excellent value for money, ideally located for relaxing on the punta or for the hustle and bussle of Kotor. Without a dout will we rent your villa again when we return to Montenegro. Regards Andries
