Newly available from June 2008, this old stone house is located in the delightful fishing village of Lepetane and has been recently renovated throughout. It has spectacular views of the entrance to Boka Kotorska Fjord and the picturesque village of Kamenari from its windows, terraces and balconies. The living space on the ground floor has been opened up to give a spacious area for relaxing and eating and the two upper floors have light and airy bedrooms with dedicated bathrooms and balconies to each floor. The terrace to the front of the house leads across the single track lane to a mooring (or 'punta') for small craft.

The preferred changeover day is Saturday although this can be flexible.

Notes on accommodation
The house is non-smoking inside as there are smoke alarms fitted. There is a cot available for babies and the doors to the terraces are securable from the rooms with single/bunk beds. Please note that due to the narrow walled road there is no private parking at the house and it is necessary to park on a nearby punta or up to 150m away in the village.
Accessibility
There is a step to the front of the house and stairs between the three floors. While these are wide and shallow they are an impedement to wheelchair access.
Outside
The ground floor terrace has raised flower beds and a large Bouganvilea tree to provide shade. The terrace has furniture and a barbeque. Each floor has a furnished sun terrace with wrought iron railings and lighting. These face the sea and are accessible from each bedroom on each floor.
Coast/Beach
The sea is 5m to the front of the property. There is a small local pebble beach 2 minutes walk away and a number of small beaches inside the fjord and towards Tivat (around 10 mins by car). Budva has the popular Slovenska Plaza beach and the breathtaking 12km Velika Plaza beach is around 2 hours away near Ulcinje.
Special interest holidays
For sailing there is a mooring directly in front of the property that is suitable for small craft.
Travel
Tivat airport 7km. Dubrovnik airport 40km. Podgorica airport 75km. Ferries run all over between Montenegro, Croatia and Italy during the high season. The ferry to Kamenari runs from the village. Please note that this gets very busy during the high season. Traffic filtering has been implemented this year to allow access from Tivat to Lepetane village without needing to queue with the ferry traffic.
Distances
Lepetane has a post office, shop and cafe within 200m of the property. Tivat the nearest municipality, is 3km away and has supermarkets, bars, shops, banks and hotels. Kotor, the walled city is 15m away.
Budva boasts beaches, bars, shops and a walled old town and is 30 minutes away by car. Historic Dubrovnik is one hours drive away. Mostar and Sarajevo are day trips.
Further details
The Boka Kotorska fjord is a UNESCO World Heritage site. Sheer mountains contrast the tranquil waters of the bay and picturesque villages line the coast. The lovely village of Lepetane sits at the narrow entrance to the fjord and overlooks the cottages and steeples of Kamenari and Bijela Manastir on the opposite shore.
For nature lovers, Lovcen national park is around 1 hour away.
This is a truly wild and unspoilt area. Sutjeska National Park is around 2 hours away and has excellent walks and high mountains. White water rafting is popular on the Tara and Neretva rivers.
