This spacious and thoughtfully renovated stone cottage is set in the hills overlooking the spectacular Boka bay. It offers peace, solitude, far-reaching sea and mountain views and stunning sunsets; with beaches, ancient towns, markets, restaurants and bars all within a 10 minute drive. This south-west facing house is kept cool in the hot summer sun by the thick stone walls, air-conditioning and sea breeze. In the winter it is heated by a wood-burning stove and the reverse cycle air-cons. All rooms have views either over Tivat Bay, or the unspoilt hillside leading up to Vrmac ridge. It is furnished comfortably with a blend of modern and traditional pieces; some coming from the Hotel Metropol Belgrade, a past hang out of Tito's.

Towels and linen are included and changed weekly (more often if required at an additional cost). The house is cleaned weekly. Beach towels are available on request. |
Notes on accommodation
The house has its own water tank meaning it is not affected by the lack of mains water in high season. Internet access is available for those who bring their own laptop. Parking is available on the road below the house. An inflatable double mattress is available on request for sleeping a further 2 persons. During the winter wood is provided for the wood-burning stove (within reason).

Accessibility
Wheelchair access is not available at this time. Please note there is a relatively steep path to the house, which makes it difficult to access for the infirm and those who struggle to walk uphill. This also probably makes it unsuitable for people with young children and having to carry push-chairs etc.
Outside
The house is set in a large terraced garden with olive trees, wild pomegranates, oak and mulberry trees and wild thyme. It has a barbecue area, outdoor furniture and its own resident wild tortoises.
Coast/Beach
The coast is a mere 5km away, making it an ideal location for exploring the Montenegrin coast and inland. Two of the best beaches are a 15 minute drive: Plavi Horizonti (Blue Horizon) is a long sandy beach with shallow waters making it ideal for children and less confident swimmers; and Jaz beach, the site of the Rolling Stones concert - both are on the open sea.
Travel
Tivat airport is 10 mins drive, Dubrovnik (Cilipi) airport is 80mins drive (depending on queues for the ferry and at the border crossing with Croatia) and Podgorica airport is 90 mins drive. A car is recommended for this house; assistance with car hire and airport transfers can be arranged. A taxi to Kotor Old Town is approx 5E and to Tivat 7E. Kotor and Tivat bus stations service the local area and destinations further afield for example Belgrade and Sarajevo.
Distances
While providing a retreat from the hustle and bustle of the coast, all the major attractions are in easy reach: the walled fortress town of Kotor is less than 5km away; the coastal towns of Budva, famous for its old town and nightlife, and Sveti Stefan are very accessible; as is the windy road climbing into the mountains which leads to the old capital Cetinje; and Vrmac ridge rising behind the house offers good walks.
Further details
The local shop (1km) stocks basic provisions. The closest large supermarket is Pantomarket (4km), near Tivat. There is a daily market outside the walls of Kotor which sells fresh fruit and vegetables, local cheese, meat and other local produce (best on Wednesdays and Saturdays; closed on Sundays). There are a number of restaurants in and around Tivat, Kotor and Budva offering local seafood, traditional dishes, pizza and occasionally more international dishes. Advice and assistance can be provided to organise kayaking, sailing, abseiling, climbing and walking in the immediate area, as well as white water rafting in northern Montenegro. ATMs can be found at Tivat airport, Tivat centre and Kotor Old Town.
Booking notes
A 20% deposit is required to confirm a booking; payment of the balance is due 4 weeks before the beginning of the let. A refundable security cash deposit of 150 euros is required on arrival to cover any breakages. The house is available for long and short lets.
