Villa Jelka is ideally located between the buzzing medieval Old Town Budva and the famous picturesque Sveti Stefan. Nestled up against the mountain side, just 700m above the sandy Becici beach, the villa offers the best of both worlds - peaceful breathtaking panoramic views of the bay and the surrounding mountains while at the same time just a stroll away from lively cafes and restaurants. In close proximity, are two 5 star hotels where one can indulge in gourmet cuisine and be pampered in luxury spas. A great family holiday spot, that is particularly child friendly. The villa was fully renovated in 2007, mostly using natural materials, stone and wood throughout, capturing the most of the beautiful surroundings and magical light. It's fully equipped and tastefully furnished. The villa is very spacious (430m²) with 3 huge terraces on each level with uninterrupted water views. Just above the house, you can enjoy beautiful hikes in the mountain with captivating views and pristine nature.

Changeover day
Saturday is the preferred changeover day, but we are flexible to your needs and changeover days will be altered if possible.

Accommodation
Bedrooms: All bedrooms are spacious with stunning sea views and are opening to the terrace.
Bedroom 1 is en-suite with double bed and walk in wardrobe.
Bedroom 2 is en-suite with double bed and wardrobe.
Bedroom 3 and 4 have 2 x 2 single beds and wardrobes.
Bathrooms: En-suite bathroom to bedroom 1 with bath, shower, wc and bidet.
En-suite bathroom to bedroom 2 with shower and wc.
Shared bathroom for bedrooms 3 and 4 with shower and wc.
Kitchen: Large old style kitchen with modern appliances like fridge, freezer, washing machine, dishwasher, hob and oven. In the middle there is a wooden bench working area with lots of space for food preparation. Plenty of pots and pans for cooking.
Utility Room: Washing machine in kitchen. Racks for clothes and towels to dry. Takes only a few minutes in the warm Adriatic sun!
Living Rooms: Large open space living room covered with Afghan carpets that flows through to the dining room with 8 seater table. Relax in 2 large, comfortable leather lounges (can sit 8 people). Plasma TV with satellite coverage and CD/DVD player. Air-conditioned.
Other: The third floor is breathtaking and consists of a massive open space opening through folding glass doors onto a large entertainment terrace with panoramic sea and mountain views, from which you can relax with a cocktail enjoying glorious sunsets.
Cleaning/towels/
linen/maid service:
Towels and linen are included. Property is cleaned before and after every visitor. More frequent cleaning or other services can be arranged at minimal extra cost.

Notes on accommodation
For a winter months, there is reversible air-con and 4 heaters for days with no sun to warm up the house. We appreciate if people who smoke would do so outside, to respect non smokers and keep house fresh and clean. There is a lot of comfortable lounges on the terraces to smoke if one desires. House is suitable for children, but there are no baby cots as yet available.

Accessibility
House is accessible by road and has parking for 3 cars. The property is probably still not suitable for people with mobility problems, as the bedrooms are located on the 2nd level.

Outside
Around the house there is a stone paved garden with an 8 seater table under grape-covered shade. This is another perfect place from which to enjoy the stunning scenery and sea views. All terraces have comfortable furniture to enjoy outdoor living. Behind the house there is a garage with parking for 2-3 cars.

Coast/Beach
Just 700 metres or 10 minutes walk to the famous sandy Becici beach (1950m long), proclaimed as the most beautiful beach in Europe.
A short drive away from the most beautiful beaches and coves in Montenegro: Przno old fishing village and exquisite cove (2km), Sveti Stefan (4km) and its magical Queen's and King's Beaches, pristine Jaz (4km), etc...A short drive to Budva Old Town (2-3km), UNESCO protected Kotor (30km) and Skadar Lake (25km), one of the biggest habitat of bird species in Europe.

Travel
Tivat Airport is about 20km away, Podgorica airport 50km and Dubrovnik Airport about 120km away. Flights from the UK to Dubrovnik are frequent (try thomsonfly.com, flybe.com, ba.com and croatiaairlines.com). Summer flights to Tivat from Heathrow and other European airports are ideal given proximity to villa (check BA, JAT, Montenegro airways). Port of Bar is 38km away. Car hire is recommended, and this can be arranged from Dubrovnik or Tivat airport. Many cheap internet car rental offers.

Distances
All the major sights of coastal Montenegro are within easy driving distance: Budva, Sveti Stefan, Petrovac, Prcanj, Kotor, Perast, Herceg Novi, etc.
The ancient capital of Cetinje can be reached in just over an hour by taking the breathtaking, hairpin mountain road. The mountainous interior of Montenegro is worth at least a one-day excursion to explore amongst others Ostrog Monastery, Tara Canyon (the 2nd deepest in the world), Durmitor National Park...

Further details
Close to the house (about 200m) there are two small convenience shops for your daily needs, but we recommend great food market in Budva, where you can buy lots of organic products sourced from local farmers. Becici, Sveti Stefan and Budva have banks, medical centres and tourist information centres, as well as dozens of coffee shops, bars and restaurants. The best nightlife is found in Budva. Close to the house there are two 5 star hotels that provide luxurious spas for your pampering and indulgence. The Adriatic is regarded as one of the world's clearest seas, so indulge in scuba or snorkeling.

Booking notes
The owners of the villa require a 50% deposit at the time of booking and the balance 6 weeks before departure. Also required at the time of the final payment is a £200 damage deposit, returned at the end of your stay, subject to damage and loss, checked after your stay by our agent.
