The two-storey family villa was built in 1975 and is located in a small hillside village in the Bay of Kotor (Boka Kotorska), the southern-most fjord in Europe. The villa has a lovely spacious mature front garden with palm, pine and orange trees as well as colourful oleanders and various Mediterranean bushes and flowers. The garden is perfect for sunbathing (sunbeds are provided) or for installing inflatable paddling-pools for children! The house also has a large terrace, which overlooks the garden and offers stunning views of the Bay of Kotor and the surrounding mountains. The ground floor of the villa is open plan with a kitchen, dining and living area. The bathroom is also located on the ground floor. The first floor has 3 bedrooms, two of which face the back garden and the mountain while the largest bedroom has a balcony and overlooks the front garden and the sea.

Prices shown are for up to 6 people. For bookings of 7-8 people, prices are 10% higher.
DISCOUNTS:
10% discount applies for bookings of 1-2 people (between September and May). 15% discount for lets longer than 2 weeks (between October - March).
Changeover day
Usually Saturday. Other days may be agreed, depending on availability of the house. Check-in time after 4pm and check-out time before 11am (but this may be flexible if the house is not booked by other guests on the day of your arrival/departure).

Notes on accommodation
The house and the garden are perfect for family with children (I used to love spending my summers there when I was a child and now my children love it too!), but there are several staircases in and around the house so one has to be careful with very young children.
During the summer months, Montenegro is affected by severe water shortage. The property is not affected by this because it has its' own water reservoir and a fully automatic pump.
The property is equipped for winter rentals with airconditioning (heating) and electric radiators.
Outside
The house is surrounded by a spacious mature front garden as well as a fruit/vegetable garden (presently a bit neglected!)at the back. There is no fence between our garden and our neighbours' and there is a paved courtyard with orange trees in between the 2 houses. (Our guests are not expected to use the neighbours' garden and vice versa). The terrace at the front of the house offers stunning views and is perfect for dining 'alfresco'. Outdoor furniture (tables, chairs and sunbeds) is provided.
Coast/Beach
The nearest beach is a 3 minute walk downhill from the house. This pebbly beach has a gentle slope which is very popular with children and good for snorkeling! Some guests prefer to use the swimming pool at Hotel Splendido (next to the beach) - the hotel charges 5 euros per person per day (children go free) and the charge includes sunbeds and parasols. Sandy beaches ‘Plavi Horizonti’, ‘Jaz’, ‘Milocer’, ‘Przno’ and ‘Trsteno’ are all half an hour to one hour drive away.
Special interest holidays
Bay of Kotor as well as the near-by Budva riviera have several attractive spots for scuba-diving, including underwater caves and shipwrecks. The surrounding mountains are great for hiking and even bouldering although some parts are totally wild and not for the faint-hearted! If you do venture into the mountains (including the one above the house), try to do it in the afternoon shade to minimize your chances of encountering snakes! Since Montenegro is a very small country, even the furthermost mountain regions are only a few hours' drive away. Thus many visitors staying in the house decide to venture onto one- or two-day trips to the mountains (Durmitor, Bjelasica), where they can enjoy various activities, including white-water rafting, trekking, rock climbing and skiing during the winter. Lakes at the South of the country are a paradise for bird-watchers and all those who enjoy exploring unspoilt natural habitats.
Travel
The house is easily accessible from international airports Tivat (15 min drive), Dubrovnik (about 2 h drive) and Podgorica (1.5 - 2 h drive). Airport transfer can be arranged (Dubrovnik & Podgorica: 60 euros; Tivat: 15 euros).British Airways and several low-cost companies (Easyjet, Thomsonfly and Wizzair) operate flights between London and Dubrovnik. Montenegro Airlines and JAT operate flights between London and Podgorica and Tivat and it is expected that Ryanair will start flying next year too.

Our Lady of The Rocks (Gospa od Skrpjela) church-island boat tours from Kotor. Lovcen - the second highest mountain in Montenegro, overlooking Kotor. Mausoleum of the famous 19th c. Further details
Prcanj is a quiet village famous for its seafaring tradition and numerous medieval stone houses (palazzo) of well-off sailors and ship owners. There is a traditional restaurant/guesthouse 'Bokeljski Dvori' a two minute walk away from the house, offering excellent local cuisine at reasonable prices. The four-star hotel ‘Splendido’ is next to the beach and has an attractive pool-side bar and a renowned restaurant. The nearby town of Kotor is the oldest and most spectacular town in Montenegro. For centuries, it has been the crossroads of trade pathways between the East and the West, under the strong influence of Venice. It is protected by mountains and a strong defense structure built during the time of the Byzantine Empire. The Old Town of Kotor is UNESCO World Heritage site with numerous palaces, churches and museums hidden in a maze of cobbled lanes and squares. Today, the town offers restaurants, cafés, banks and cash machines, market (fresh fish, fruit, vegetables and other local delicacies), shops and supermarkets in an unrivalled setting. The majority of visitors come between April and October when the weather tends to be dry and sunny but the winter months also appeal to a number of people because of the mild climate and the beautiful setting. Apart from the stunning scenery, archaelogical and cultural sights, buzzing cafe culture and night-life, the main attraction of Kotor are its' carnivals, the main ones being in February and at the beginning of August.
Booking notes
A 20% non-refundable deposit is required to secure the booking. The remainder is payable 4 weeks before your stay with a £100 (150 euro) refundable breakage deposit against any damage to the property. The breakage deposit will be returned to you, in full, 5-7 days after your departure, provided there was no significant damage to the property.

We would consider any interesting locations for a house swap. We are a large family (2 adults, 4 children and 1 baby) so a house/apartment needs to be fairly big and child-friendly to accommodate us all!

About the owner
This is the family holiday home that my grandparents built in early 1970s and I've spent many a happy summer there, as a child and now with my own family. My family and I live in the fabulous city of Brighton & Hove, UK but we try to spend as much time in our holiday home as my research job at the university and children's school allow us.
Over the recent years my father and I have completed extensive refurbishment of the house and we wanted to share the beauty of our lovely holiday home and the stunning Boka Kotorska bay with others. I have been renting this house since 2006 and I had the pleasure to accommodate many nice families, some of whom fell in love with the place and became regular visitors.
