Situated in the Historic Village of Prcanj this spacious newly built 1 bedroom apartment benefits from a shared pool and private terrace with stunning views over the bay of Kotor. The apartment is part of a gated complex, comes with private parking and has a caretaker service. The large terrace complete with patio furniture is ideal for al-fresco dining or a late evening drink. The apartment interior is fitted out to a very high standard and is spacious and comfortable. The Apartment is only a stones throw from the sea and from the village of Prcanj where there are a myriad of beaches and a number of shops, restaurants, cafes and a lovely bakery. The 4 star Hotel Splendido is a 10 minute walk and offers spa and beauty treatments. Access to the town of Kotor and its environs is easy with a bus service 70m from the apartment (€1) with taxis also providing a cheap and reliable service. The apartment is ideal for exploring the beauty of Montenegro or is equally suited to a relaxed break.

Changeover day
Saturday is preferable. Requests can be considered and accommodated where possible.

Accommodation
Bedrooms: The bedroom comes with a double bed, bedside lockers, reading lamps and storage.
There is also a double sofa bed in the living room. A cot is also provided for infants.
Bathrooms: The large bathroom has a power shower, basin, w/c, vanity unit and storage. Tilled from floor to ceiling with a window. All sanitary ware is new. A hairdryer is also provided. The apartment block has a reserve water tank in case of shortages in summer.
Kitchen: The apartment has a modern built-in kitchen with all convienencies, hob, oven, fridge/freezer, kettle and toaster. Cutlery, crockery, glassware and cooking utensils are provided.
Utility Room: Iron and ironing board provided.
A dry cleaners and laundry (Limli) is situated on the coast road in Kotor.
Living Rooms: Bright living room with stunning views of the bay and mountains. Patio doors open onto terrace. Sofa, armchair, coffee tables, TV, DVD and CD player provided. Dining table for 4 with booster seat for child. Separate dinning facilities on terrace.
Other: Large entrance hall for storage. Sun loungers provided for pool.
Cleaning/towels/
linen/maid service:
Towels and linen are included and are changed on a weekly basis. More frequent changes carry an additional charge by prior arrangement.

Notes on accommodation
The apartment has its own independent water supply - very important in the summer months as shortages can occur in the area.
The living room has an air conditioning unit and heating for the colder months.
The apartment is part of a small gated complex, has private parking and a local property manager.
On arrival a welcome pack is provided.

Accessibility
The apartment is accessible, all on one level and is situated on the ground floor.

Outside
The apartment has its own large terrace overlooking the bay of Kotor and across to the mountains. Set back from the road the apartment is surrounded by greenery. The apartment also comes with a shared pool and bathing area. Sun loungers are provided in the apartment for the pool.
There is private parking in this small gated complex.

Coast/Beach
There are any number of lovely small pebble beaches within a stones throw of the apartment. There are also a number of larger beaches near Budva and Tivat - only a half hour drive away. The famous Jaz beach is but 20 minutes drive while the beaches of Sveti Stefan are 40 minutes drive. All types of water sports are available as well as many boat and angling trips.

Travel
Tivat is only a 15 minute drive away and is service by a number of airlines from the UK and mainland Europe.
Dubrovnik is some 75 minutes drive and is serviced by numerous airlines from Ireland, the UK and mainland Europe.
Transfers from Tivat Podgrica and Dubrovnik can be arranged on booking.
A local bus service to Kotor, Perast and Tivat is available just 70m from the apartment while a cheap and reliable taxi service is also available.

Prcanj is a beautiful, picture perfect waterfront heritage village and has all you need for a relaxing holiday. With hotels, restaurants, bars, cafes, supermarket and a delightful bakery only a stroll from the apartment all you need is on your door step. Should you fancy a trip there are plenty to choose from: by boat around the bay, hiking up the mountain or by coach or car to lake Skadar or Dubrovnik. The local bus can bring you to the walled town of Kotor or the UNESCO world heritage site of Perast.

Booking notes
A 20% non refundable deposit is payable to secure your booking. The balance is payable 4 weeks in advance of arrival. A €100 refundable damage deposit is payable on arrival to the management company.
