Set in the UNESCO protected town of Perast, this house provides the ideal base for just relaxing or exploring the unique Boka bay and surrounding coast. The welcoming living area has a polished stone floor and original wooden ceiling beams. The modern fully equipped kitchen and dining area opens onto the sitting room with its sofa, television and DVD player. A specially designed spiral staircase leads to 2 bedrooms and the main bathroom. The staircase continues to the master bedroom with its en suite bathroom and parquet floor. The house has been fully restored and is tastefully decorated throughout and includes specially commissioned paintings. The large living area opens onto the 30 sq.m. grapevine covered secluded courtyard making it ideally suited to families or small groups. The house is equipped with its own water reservoir ensuring constant water. All rooms have air conditioning to both heat and cool the house making it ideal for both winter and summer rentals.

Changeover day
Saturday changeover. Arrival after 4pm and departure by 10am but luggage can be left in the house on arrival (if earlier) or on departure (if later) - to match your flight schedule.

Notes on accommodation
The house is equipped with its own water reservoir which ensures constant pressurized water at all times. All rooms have air conditioning both to heat and cool the house. Bathrooms are also equipped heaters which makes the house ideal for both winter and summer rentals. The large open plan living area opens onto the 30 sq.m. vine covered secluded court yard making it ideally suited to family living.

Outside
Bougainvillea and grape vines give shade to the 30 sq.m. courtyard in the summer months. This area is ideal for breakfast, brunch, evening meals, barbecue or just relaxing with a drink. It also give children secure and ample playing area.
Coast/Beach
As the house is located 100m from the sea front it is ideal for swimming from any of Perast's public piers or either of its beaches. A variety of larger sandy beaches are within 30 minutes drive with children's play areas, pedal boat rentals, bars, restaurants, etc.
Skiing
The sking and spa resorts of Kolasin and Zabljak, which are laid at the foot of the 2 beautiful massive mountains of Bjelasica and Durmitor are 2.5 hours north by car.
Special interest holidays
The Gulf of Kotor (Boka Kotorska) cuts deeply into the coastline of the southern part of the Yugoslav Adriatic, creating four spectacular bays ringed in mountains, the “fjords” of the Mediterranean. The little town of Perast is situated at the foot of St. Elijah Hill (873m), opposite the narrow Verige strait, where the innermost bays of Risan and Kotor converge. This easternmost shore was the earliest inhabited area in the Boka. The remains of a Neolithic culture (3500 BC) have been discovered in the caves of Spila above Perast and various archaeological finds provide evidence of civilization dating from Illyrian, Roman and early Christian periods.
Travel
Dubrovnik airport is 40 miles (1 hour drive, bus services, taxi) with frequent flights from London, Dublin, Cork, Manchester, Nottingham and Birmingham with BA, Aer Lingus, Croatian airlines Budget Travel and low cost companies (Flybee, Thomsonfly, etc).
Tivat Airport is 16 miles (20 minute drive) with flights from London Heathrow with Jat airlines and from Paris CDG with Montenegro Airlines.

Ferry: Bari (Italy)-Bar.
Distances
Kotor 15 min, is a beautiful historic lively medieval walled town. Regular festivals take place throughout the year. There is a local bus services (cost=€1) that connects Perast with Kotor and many of the little coastal villages. This runs approx every 30 mins (20 during the summer). Taxis are reasonably priced and readily available.
Cetinje - historic capital of the country in northern mountains (1 hr).
Budva - ancient town and beautiful beaches (45 min).
Variety of beaches within 30 min.

My favourites in no particular order:
A boat trip to the Islands of Perast, Our Lady of the Rock and Abbey of St. George.
Dinner on the peir at the Conté Hotel Perast. One of the best meals I have had in Montenegro and well the sunset - indescribable.
Trip to Sveti Stefan. You can stop a couple of miles before Sveti Stefan and walk through the old summer palace grounds to the island.
Swimming from the rocks at Ploche beach off season. This is an beautiful swimming area with deep clean water on the end of the headland but in high season can be crowed.
An evening strole along Debrota's water front.
White water rafting in the Tara canyon, second only to the Grand Canyon - exhilerating to say the least.
An early morning scale of the old walls of Kotor will give you an unparallel view of Kotor bay while removing any cobwebs from your head. You will need to allow 1 hour for the ascent and need to set off at 6am in summer to avoid the morning heat and bring plenty of water.
Booking notes
A 20% non-refundable deposit must be paid on booking, with the remainder to be paid 8 weeks prior to date of holiday. Refunds for cancellation as follows: up to 8 weeks 75%, 4-8 weeks 50%, 2-4 weeks 25%, less 0- 2 wks 0%. Payments will be made by cheque or money transfer on short notice. On arrival a 150 euros cash security fully refundable deposit must be paid to local agent.
