Accessibility
The property is built to naturally fit in with the dramatic coast line and thus is fairly 'steep' and consists fully of 5 levels. As a result the views are breathtaking, but it is not particularly accessible for those with impaired mobility.
Outside
Fully landscaped gardens with palm trees, citrus trees and outside night lighting. BBQ terrace (directors chairs, side tables and 2 sun loungers), dining terrace (full dining table for 6), back sun terrace (2 sun loungers). Private enclosed and secure garage plus 2 more parking spaces. Villa is front line on newly constructed beach area of 200m2. Very clear and clean water with excellent swimming conditions. 10m from beach side cafe with dock for several fair sized yachts.
Coast/Beach
The villa is a front line property approx 15m from the house to the beach. The water in front of the house last year was rated as the cleanest water in the Bay of Kotor.
Golf
10 minutes drive from the proposed new golf course. Stay tuned for developments.
Skiing
2 hour drive from Zhablac ski resort.
Travel
Nearest airport is Tivat, approx 12 min drive. Largest nearby airports are Dubrovnik, Croatia (1.5 hour drive) and Podgorica, Montenegro (1.5 hour drive).
Distances
12 mins to Tivat. 16 mins to Kotor. 20 mins to Budva. 1.5 hours to Dubrovnik, Croatia. Many, many churches, monasteries, museums and places of interest from 5 minutes to 30 mins drive away.
Further details
In summer time the villa is within walking distance of several excellent local restaurants including several beach cafes, a beach side pizza, a fine beach side restaurant specializing in local cuisine (Dai Dam) and several restaurants specializing in freshly caught fish within a 5 minute drive.

Booking can be made by contacting the owners directly by email or telephone at any time. We also have hired a local company to assist you with anything that you may require during your stay. 10% down payment required on booking. The remaining 90% and a damage deposit of 500 euros is required at the beginning of your stay.
