The luxurious ‘Villa Rosa’ is tastefully decorated, recently refurbished and has two fabulous terraces with breathtaking sea/mountain views. Villa located in the lush surroundings of Morinj village, also known as little Venice of Kotor Bay, because of the numerous springs and streams flowing into the sea all year round. The first floor of the villa has two bedrooms, newly fitted spacious kitchen/open plan dining area and bathroom. Both the master bedroom and kitchen have adjoining doors leading directly onto large terrace with sea views. The top floor consists of spacious studio lounge with 2 king sized double sofa beds and door leading onto terrace with breathtaking views across Kotor Bay. Garage available offering secure parking, plus further parking space is available in front of villa.

Accessibility
The property is readily accessible but wheelchair users might find it difficult to negotiate the external chairs and internal stairs.

Outside barbecue area, surrounded by trees growing almonds, wild plums, oranges and figs. Please feel free to help yourself! Garage available offering secure parking, plus further parking space is available in front of villa.
Coast/Beach
The villa is located 4 mins walk from the beach. It is one of the very few sandy beaches within the bay of Kotor. There is a beach bar with chaise longues and umbrellas for hire. There are also pedaloes and canoes for hires. The village minimarket and post office are within walking distance. The well renowned restaurant ‘Castovica milini’, set in the grounds of an old mill, is just minutes away providing the perfect setting to sample the fantastic local sea food.

Flights to Dubrovnik (Croatia) airport approx 35 miles.
BA from Gatwick daily May - October then 3 times a week in winter.
Thomson Fly from Luton and Manchester 3 times a week May-October.
Flybe from Birmingham 3 times a week May- October.
Flights to Tivat (Montenegro) airport approx 10 miles.
Avro weekly from Manchester and Gatwick on a Tuesday.
Jat from Heathrow on Saturday.
Car hire is recommended which is available from all airports. Alternatively, airport pick up can be arranged.

Kotor - Medieval walled city (30 minutes).
Perast – picturesque medieval village (15 minutes).
Budva - Ancient town and beautiful beaches (1 hour).
Herceg Novi - Shopping and beautiful old town (25 minutes).
Cetinje - Historic capital (1 hour).
Further details
Local buses operate regularly between Herceg Novi and Kotor.

A non-refundable 25% deposit payable on booking and the balance payable 6 weeks before arrival. Payment can be made in Euros or UK Pounds via cheque or bank transfer.
