The luxurious ‘Villa Rosa’ is tastefully decorated, recently refurbished and has two fabulous terraces with breathtaking sea/mountain views. Villa located in the lush surroundings of Morinj village, also known as little Venice of Kotor Bay, because of the numerous springs and streams flowing into the sea all year round. The first floor of the villa has two bedrooms, newly fitted spacious kitchen/open plan dining area and bathroom. Both the master bedroom and kitchen have adjoining doors leading directly onto large terrace with sea views. The top floor consists of spacious studio lounge with 2 king sized double sofa beds and door leading onto terrace with breathtaking views across Kotor Bay. Garage available offering secure parking, plus further parking space is available in front of villa. The villa is located at the base of a forest with paths and mountain trails leading up Mount Orjen. Walking is highly recommended providing unforgettable views of the fjord.

Accessibility
The property is readily accessible but wheelchair users might find it difficult to negotiate the external chairs and internal stairs.

Coast/Beach
The villa is located 4 mins walk from the beach. It is one of the few proper beaches in the bay of Kotor - very small pebbles. Beach bar open from 8am to 2am offering refreshments. Safe environment for children. Kayak rentals are available on the beach. Great for visiting ‘Little Venecia’ with magnificent views of old mills, flora and fauna.
Skiing
Mountains surrounding the Bay and Central Montenegro offer skiing resorts. Approx distance is 300km or about 4 hours by car. Please contact owner for additional detail.

Flights to Dubrovnik (Croatia) airport approx 35 miles. BA from Gatwick daily, 3 times a week in Winter.

Croatia airlines from Gatwick, daily. Jet 2 from Belfast/Edin/Leeds/Manchester on Sun April-Oct.
Flights to Tivat (Montenegro) airport approx 10 miles. Flights offered by JAT via Belgrade.
Car hire is recommended - owner can recommend. Alternatively airport pick up can be arranged.

Perast – picturesque medieval village (15 minutes).

Further details
The villa is located 4 mins walk from the beach. There is a beach club open from 8am-2am providing tourists with refreshment all day long. Kayaks and canoes are available for hire. The renowned restaurant ‘Castovica milini’, set in the grounds of an old mill, is just minutes away providing the perfect setting to sample the fantastic local sea food. There is also a small restaurant in Morinj offering simple traditional grilled items.This restuarant doubles up as a good place to go for a drink in the evening. Also new wine bar opened in May 2009, providing an enjoyable alternative for an evening tipple.
Food and basic items can be purchased in the mini marts located next to the post office. Minimart open from approx 7am until 9pm. The villa is located at the base of a forest with paths and trails leading up Mount Orjen. Walking is highly recommended providing unforgettable views of the fjord and towns in the distance. Book in the house containing recommendations for local walks. Morinj is also well known for Little Venecia – a large network of small springs and channels with two old mills taking you back in time. One mill still works to this day while the other one is converted to Catovica Mlini Restaurant.
Booking notes
A non-refundable 25% deposit payable on booking and the balance payable 6 weeks before arrival. Payment can be made in Euros or UK Pounds via cheque or bank transfer.
