The Russian House is a proud 250-year old stone property in an elevated position in Kotor Bay, Europe's southernmost fjord. Renovated in 2006-2007, the property boasts 6 spacious bedrooms over 4 floors. The Russian House is situated in the historic Bay-side village of Prcanj, and 5km from the walled Kotor Old Town, arguably the jewel in the Montenegrin crown. The mountain and Bay views from the house are stunning. When traffic conditions permit, Prcanj is a 60-90 minute drive (and ferry) from Dubrovnik Airport, and a 10-15 drive from Tivat Airport. Prcanj is also well located for the party town of Budva, up-and-coming Tivat, palatial Perast, and the unspoiled Lustica Peninsula (with the family friendly Blue Horizon beach near Radovici). Inland, Montenegro offers some of Europe's most stunning, unspoiled and wild mountain scenery, seasonal skiing, the (apparently) incredible Tara Gorge, and the interesting old historic capital of Cetinje.

Changeover day
Saturday is the preferred changeover day, but this is flexible.

Bedrooms: Bedroom 1 with double bed & 4 Bayside windows.
Bedroom 2 with 1 single bed.

Bathrooms: En-suite bathroom shared by bedrooms 1-2 with bath, shower & toilet.
Bathroom shared by bedrooms 3-5 (3rd floor) with bath, shower & toilet.
En-suite bathroom with shower & toilet (bedroom 6).
Toilet on ground floor beneath wooden staircase.
Kitchen: Brand new, distressed-wood kitchen with granite surfaces. Cooker, hob, fridge, freezer, microwave & dishwasher. Stand-alone work surface overlooking dining area.
Utility Room: Washing machine in ground floor bathroom underneath the stairs. Clothes dry in minutes in the summer Montenegrin sun!
Living Rooms: Vast open-plan kitchen-dining room-family room ground floor. Large antique dining table with 8 carved wood chairs. Other antique furniture, wood-burning stove (for winter months) and original flagged stone floors. Exposed stone work.
Other: Original features such as exposed stonework, the wooden staircase and timbered ceilings have been preserved by the architects throughout the Russian House. The historic 4th floor 'kitchen area' has been preserved, and antique furniture graces many rooms.

Towels and linen are provided. The property will be cleaned on a weekly basis, unless other arrangements are made (at additional cost) with our property managers.

Accessibility
The property is probably not suitable for people with mobility problems, as the bedrooms are located on the 2nd-4th levels.

Outside
The Russian House has a paved area (complete with pomegranate tree) at the front, and a covered breakfast terrace at the side (with a wooden table and chairs). There is parking for 2-3 cars within the metal gates of the property.
Barbecue facilities will be provided upon request.
The garden of the property (mainly below the property) extends to about 1/4 of an acre, but has not yet been cultivated (a project for late 2007!) A hedgerow of mainly pomegranate trees shields the Russian House from a little-used cul-de-sac at the side.
The Russian House is reached up an approximately 300 metre track from the water-side. There is a small supermarket at the bottom of the road, and other shops (including a bakery) are a short walk or drive away in 'central' Prcanj.
There are (friendly) local neighbours to 3 sides of the property, but one is shielded by walls and/or hedgerows. The property is ideal for those who seek peace but not complete isolation.

Coast/Beach
Locals and tourists alike bathe in the warm waters of Kotor Bay from about mid-May, but this is not recommended for hygiene reasons.
The best beach in the region is probably Blue Horizon beach (Plavi Horizonti), a 20-minute drive away near Radovici on the Lustica Peninsula. This beach is sandy, ideal for children (shallow waters) and has good facilities (showers, cafes etc).
There is good swimming along the coast starting from around Donja Lastva (Tivat).

Travel
Tivat Airport is about 15-20 minutes drive away, and Dubrovnik Airport about 60-90 minutes drive (dependent upon ferries, traffic volume, and the Croatia-Montenegro border crossing).
Car hire is recommended, and this can be arranged from Dubrovnik or Tivat airports.
Note that traffic volumes become high during the peak July-August months. (June and September are arguably the best months to visit Montenegro if one desires good weather and the absence of crowds).

Distances
All the major sights of coastal Montenegro are within easy driving distance: Prcanj, Kotor, Perast, Budva, Sveti Stefan, Petrovac, Herceg Novi etc.
The ancient capital of Cetinje can be reached in just over an hour by taking the breath-taking, hairpin mountain road above Kotor (returning via Budva).
The mountainous interior of Montenegro is worth at least a one-day excursion, though the capital Podgoirica may well disappoint.

Further details
Our favourite restaurants include La Pasteria (Kotor), Theodorus (Tivat), Stari Mlini (near Perast - expensive) and the no-frills fish restaurant next to Scorpio Bar (Kotor).
Montenegro has some wonderful bars and cafes. Many of these can be found in Kotor, including the hip Cesare (try the hot chocolate during the off-season), Maximus and Pub Dock (another 'winter' place).
The pavement cafes of Kotor are a great place to people-watch. Forza is noteworthy for its internet cafe status (through main gate, third cafe on left). Don't worry about getting 'ripped off' - the prices in almost all Montenegrin cafes are low and fair.
Kotor is a good place to change money - there are several banks in the main square.
Favourite night-life places are Budva ('party central'), Herceg Novi old town, Tivat waterfront, and Kotor Old Town.
Those craving the expatriate experience may wish to hunt down the Lord Byron Inn (English pub) in Donja Lastva (between the ferry and Tivat) or the world's smallest Irish Bar, Chest O'Sheas (Budva).
