All have balconies with superb views of the UNESCO protected Bay of Kotor, Europe's southernmost fjord, and stunning surrounding mountains. Nearby are ancient churches, stone-built former sea captains' houses, bars, restaurants, and local shops. Prcanj is marvellously situated for simply relaxing, local swimming, or as an ideal base for exploring the whole region. For nature lovers, the National Parks of Lovcen and Skadar are also within a short drive. All properties have heating/cooling air-conditioning and car parking. 'The Penthouse' apartment (sleeps 6/9)

The Penthouse is a beautiful and large 3 bedroom apartment, each with double beds and private en-suite facilities. Each bathroom is equipped with shower, toilet and wash hand basin. Each bedroom also has tea/coffee-making and a small fridge. There is a lovely Lounge, a further excellent Lounge-dining room, a Kitchen area, an additional guest bathroom, and four beautiful terraces all with outstanding sea and mountain views. Up to 9 (6+3) people can be accommodated, two using a dbl sofa bed in the Lounge-dining room, and one on a pull-out bed in the master bedroom. The kitchen has a four burner cooker with oven, fridge, spin dryer, microwave, toaster, kettle, and all usual cutlery/crockery etc. Sat TV, DVD player. Air-conditioning/heating. Parking is available outside. An excellent inexpensive laundry is within a short distance if required.

‘Lovcen’ is a split level and spacious light and airy modern two-bedroom apartment for 4-7 people with kitchen, two en-suite bedrooms, a dining room with table for 6, a lounge area plus an additional bathroom with shower. There is also a double sofa bed in the dining room. Three lovely large terraces each provide super views of the Bay of Kotor and its surrounding mountains. One of the terraces features an historic view of the old church of Upper Prcanj, beautiful as the early morning sun catches it. The other terrace provides the unusual opportunity of seeing the illuminated ramparts of Kotor Old Town by night, as well as the summit of Mt Lovcen, the sea and cruise ships en route up and down the bay. For bird lovers, there is a bird feeder attracting numerous Great Tits, so bring along some peanuts!

"Durmitor" is a very spacious modern studio for up to three people. It has one double and one pull-out single bed, a kitchen area and dining area plus a bathroom with shower unit. Its delightful terrace has stunning views of the Bay of Kotor and the surrounding mountains, a feature being the beautiful famous domed church in Prcanj and historic sea captains houses, making a brilliant sunset photo opportunity. It is just 1 mins walk from the shore of this ancient fishing village from where you may get local provisions or take the local regular bus. Parking is also available. The 'Skadar' studio (Sleeps 2)

"Skadar" is a delightful studio for two people with a double bed, a kitchen area and a bathroom with shower unit. It has a lovely terrace from where stunning views of the sea, passing cruise ships, the surrounding mountains, as well as the lights of the ramparts of the old town of Kotor, rising to St John's Fortress can be seen. Notes on accommodation
The penthouse, the apartment and the studios are equipped with heating and cooling air-conditioning units, plus TV. The Penthouse and 'Lovcen' also have a digital satellite TV, a DVD player and a CD player. Clean linen and towels are provided, though you should bring your own beach towel.
Outside
All terraces are equipped with tables and chairs, and provide extensive views of both the mountains and the sea. All have sun for a large part of the day, but also have beautiful trees nearby in which Great Tits and Red-Backed Shrike can often be seen. In season, Swifts wheel constantly in formation, and in the evening, bats can be seen flitting around the lovely gardens below.
Coast/Beach
Montenegro is famous for its beaches, and our village has many small ones sandwiched between its many stone jetties along the shore. Here is great for swimming in the warm and safe bay water. The blue flag beach of Kalardovo, ideal for children, is just 20 minutes away, and many others nestle in delightful hidden rocky coves on the quiet Lustica peninsular or near Budva. Budva itself has a large and super beach with all kinds of activities, and is only 20 mins away.

Travel
The property can be reached easily from Dubrovnik airport just over the Croatian border via a stunning coastal drive around the bay of Kotor or via the non-stop ferry crossing (10 mins) between Kamenari and Lepatane. Either way, it is only a 1.5 hours drive. On the other hand, Tivat, Montenegro's own coastal international airport if just 10 mins away via the Vrmac tunnel. Distances
The ancient walled city of Kotor is just 6 minutes away by car or by a delightful 40 minute stroll along the shore. Other wonderful places like the walled town of Budva or the UNESCO protected village of Perast are a short drive away. Two National parks can be visited in a couple of hours, and Europe's longest and deepest canyon carrying the magnificent Tara river can be reached in a day.
Further details
This is a truly brilliant location for exploring the Unesco protected Bay of Kotor and its amazing architecture and breathtaking scenery as well as providing super hiking country. Eating out is a real pleasure with everything available from the smaller cafes or elegant fine dining is available at Montenegro's famous water mill restaurants all providing exquisite local seafood and further specialities, all at astonishingly low prices. Both the nationally produced beer and wine is of exceptional quality.
Booking notes
20% of rental is required by bank transfer on confirmation of booking & balance 4 weeks before arrival. 150 euro refundable damage deposit payable on arrival. Cancellations: If you cancel your booking, the 20% deposit is non-refundable. If you cancel within four weeks of your stay, we will do our best to fill vacancy with other clients. If successful, we will refund the rental cost less deposit and any bank transfer costs. If unsuccessful, we regret that we are then unable to offer a refund.
