Prcanj is a picturesque village close to the historic town of Kotor. This new apartment is set 70m from the sea with beautiful views over the fjord and mountains. This apartment benefits from a shared pool and private terrace for al fresco dining. The area has been listed as a World Heritage Site and has many historical and natural treasures. Prcanj makes for a fantastic base from which to explore them all or simply take in the local culture. There are a number of local restaurants and shops in the village including a rather lovely bar. The bay makes for ideal swimming with small beaches dotted along the shoreline, one of which is a 5 mins walk from the apartment. There are a number of larger beaches within 30 mins drive of Prcanj.

Long term rentals are open for negotiation, as well as short stays or long weekends under a week. Minimum booking period is 4 nights.
Changeover day
Saturday but we are flexible so please ask.
| Bedrooms: | The apartment sleeps 4 people with 1 double bed in the bedroom and a fold out sofabed in the living area. An additional sofabed in the living area can be used to sleep another 2 people. There is a cot for babies. Freshly laundered bedding is provided. |
| Bathrooms: | The bathroom/wet room has a power shower, wash basin WC and vanity unit. All fixtures are new and the room is tiled throughout. There is a separate hot water supply for the shower. |
| Kitchen: | The modern kitchen is equipped with electric hob, oven, fridge freezer and kettle as well as crockery, cutlery, glassware and cooking utensils. Cleaning items and materials will also be provided. |
| Utility Room: | A dry cleaners and laundrette (called Limili) can be found as you enter Kotor along the coastal road. An iron and ironing board have also been provided. |
| Living Rooms: | The living area commands beautiful views of the bay and has large patio doors out to the terrace. The room has 2 sofas (double sofabeds), coffee table, dining table with 4 chairs and childs booster seat, TV DVD, X box and games. |
| Other: | The apartment has a sizable entrance hall for storage for clothes, luggage and sports equipment. |
| Cleaning/towels/ linen/maid service: |
2 towels per person and bed linen is provided. The apartment, linen and towels are cleaned every week or on guest departure. There is a maintenance man on site to deal with any property issues during your stay. |
Notes on accommodation
The apartment has air conditioning in the living area and a portable heater for use in the winter months. The property also has its own additional backup water supply which is very important during the summer months where some areas have shortages. A welcome pack will be waiting for you on arrival containing milk, coffee, tea, mineral water, chocolate, washing up utensils, bin liners, soap and toilet paper.

Accessibility
The apartment is all on one level and has easy walking access.
Outside
There is a large shared swimming pool with sunbathing terrace overlooking the bay and mountains (pool open during warmer months). The apartment has its own private terrace with patio furniture for 4 people. The property is set back into the hillside and is surrounded by greenery and traditional stone houses. There is a wonderful shaded walkway through the village from the apartment to the sea front.
Coast/Beach
There are numerous small beaches dotted along the shoreline of the bay of Kotor, one of which is a 5 mins walk from the apartment. There are also a number of larger more sandy beaches near Budva approximately 30 mins drive from Prcanj.
Travel
Tivat airport is a 15 mins drive and is serviced by JAT Airlines who fly from Heathrow on Saturdays. Dubrovnik airport is a 75 minute drive and is serviced by Croatian Airlines and BA on a regular basis.
Car hire is inexpensive and recommended, but not essential. There is a local bus stop 50m from the apartment which will take you to all of the main coastal areas of interest.

Montenegro has undoubtedly become the new pearl of the Adriatic; there are very few places in Europe where you can find such diversity and beauty in such a small place.
The country has an abundance of natural wonders from fabulous beaches and fiords to clear lakes and unexplored mountains.
Prcanj is the home of the famous Boka's seamen who in the 17th century maintained the shipping between Venice and Carigrad. The Zupna Church is the most dominant of the local historical buildings. The church is one of the largest in the bay area and dedicated to the birth of the Virgin Maria. It was built with corusilian stone by the Venetian architect Bernardino Macarucci and was finished in 1779.
Located along one of Montenegro's most beautiful bays the old city of Kotor is a fantastically well preserved medieval town built between the 12th and 14th century.
The walled port provides an opportunity to view many examples of medieval architecture and numerous monuments of cultural heritage which have resulted in Kotor being UNESCO listed as a "World Natural and Historical Heritage Site". The entire town is criss-crossed with narrow streets, hidden squares, taverns, restaurants and interesting markets.
The town wall winds precariously up the adjacent mountain and once formed part of an elaborate defence system. The wall is open to the adventurous and a climb to the top provides breathtaking views of the fiord and ocean.
Parking for Kotor is easy and cheap with two large car parks around the base of the town. There are also a number of more practical facilities such as a newsagent, chemist, banks and cash points.
Booking notes
A 20% deposit is required to confirm the booking. The balance is payable 4 weeks in advance of arrival. We accept payment in sterling and Euros via cheque or bank transfer. A 150 euros damage deposit is payable to the management agency upon arrival. Guests can pick up keys from the management office in Herceg Novi. Guests arriving and departing outside normal office hours will be subject to a £17 charge. Full details will be emailed to you upon receipt of final payment.
