Changeover day
There is no preferred changeover day. Ideally the property should be vacated by noon if other guests are due to arrive the same day, but arrangements can be made for guests with later flights to store luggage at the farmhouse until transfer time.

Kitchen: The large luxury kitchen is fully equipped with cooker, hob, fridge, freezer, microwave, toaster, kettle, smoothy maker and blender. An excellent range of cooking equipment and crockery etc. The large dining table seats 8 people.
Utility Room: Utility area is located in the garage which is accessed from the kitchen. There is a washing machine, iron and ironing board. Sink unit and further storage space. Additional linen and towels are stored here along snorkling equipment for guests to use.
Living Rooms: The living room has 1 sofa and 2 arm chairs. Additional seating can easily be accommodated for larger groups (extra sofa in bedroom 1). There is 32" TV, DVD player and music system with selection of DVDs and CDs. Playstation and games. Log fire.
Other: The hallway has a bookcase with a wide selection of novels and information books about the island and neighbouring Malta.

Towels and linen are provided. These are changed and the property cleaned on a weekly basis. Additional linen and towels are available.

Notes on accommodation
The lounge is can be heated in winter by an open log fire and logs can be purchased locally. There is also a portable gas fire provided by the owners. Air-conditioning in each of the bedrooms provides both heating and cooling. Two ceiling fans provide cooling in the kitchen. Children and infants are welcomed. There is a cot and also a camp bed which can be installed in any of the rooms with bedding provided.

Accessibility
The property has 3 floors linked by stairs and as such is not suitable for people with mobility problems.

Outside
There is a private pool (4x2.5m) which is not overlooked. The pool has a jacuzzi. Sun beds are available around the pool and the adjoining sun deck area one level above it, which is linked to the pool area by a steps. There is a poolside table with chairs. BBQ around the pool is possible; BBQ is stored along with pool equipment and children beach toys in pool storage room. The property has a garage. On the first floor there is a patio area with table and chairs. BBQ may also be used here - this is best area for evening sun. The top floor bedroom gives access to the roof garden offering stunning views across Gozo. An excellent spot to view the firework displays from during the 13 week festival season in summer. Sun bed and chairs available.

Coast/Beach
Gozo has many contrasting beaches. The most popular one is Ramla Bay with its red sand, which is reached by car from Sannat, about 20 mins drive. Mgarr-ix-Xini is the closest beach, 30 mins walk and 10 mins by car. It is small and quiet with a superb local fish beach restaurant etc. Other beaches can be reached by car, all within 20 mins. The Sanap cliffs are 5 mins walk away on the Ta' Cenc plateau: the most spectacular area of Gozo. Sunset there as the cliffs change colour is very special.

Travel
Visitors will typically arrive at Malta airport and a transfer to the ferry port can be arranged, a 30 min drive. The ferry to Gozo runs regularly, normally every 30 min in summer. The crossing lasts 25 mins. A 10 min drive, also arranged, brings you to the farmhouse. Unless you are on a walking or cycling holiday, car hire is recommended in order to appreciate the full splendour of the island. Car hire is cheap by European standards. Car hire can be arranged locally by the owner if requested.

Distances
Sannat is a quiet village but has two very good restaurants and some good bars. Rosina's Bar in the old village square is a treasure. There are local shops and the Ta' Cenc hotel with its Spa facility and beauty treatments. The largest village, (Victoria/Rabat) with it's historic Citadel, is 2 miles away. Gozo is a small island so all other places of interest, of which there are many can be reached by car within 20 mins.

Further details
A holiday in Gozo, the second and smaller island of Malta in the centre of the Mediterranean, is the ideal retreat. The sea is only 10 mins from any point on the island. Gentle currents keep it clear and clean, making Gozo perfect for water sports. It is generally recognised as the best spot in the Med for divers and snorkeling. Gozo's history includes influences from the Phoenicians and the Moors to the British and the Italians. But with all its beauty, it is the people of Gozo that create the mood. Almost all speak English and Italian, and are friendly and welcoming. Each of the 13 villages holds a fiesta during the summer - a feast of food, fireworks and music and, of course, a good measure of drink. Visitors on holiday in Gozo will be impressed by many things, but above all, it is the friendliness of the people that draws them back time and again. Heritage - The Ggantija temples, built between 4100 and 2500 BC, are thought to be the oldest free-standing structures in the world. They take their name from the Maltese word 'Ggant' meaning 'giant', due to their sheer size and height. The Old Citadel is built on the strategic vantage point of Victoria, dominating the town's skyline. It dates back to Neolithic times, but was first fortified around 1500 BC. During the Roman era, Gozo was a privileged Roman municipality independent from Malta, and the Citadel was the administrative, military and religious focal point of the island. Along the fortified ramparts, there is a breathtaking 360-degree panorama of Gozo's countryside: hills and valleys, villages and church domes. The island is a paradise for ramblers, at its peak in the spring and early summer when wild flowers abound. Sailing and fishing trips are always available, as are diving courses and island tours. There are a wide selection of museums and craft centres. The attractions of Malta are also easily reached by car and ferry.

Booking notes
A 20% deposit is required to secure the booking. The balance is then due 60 days before arrival.

Air-conditioning is available as an optional extra. The air-con units are on a sub-meter so you simply pay for what you use. Each unit uses approximately 33 pence of electricity per hour. A meter reading is made on arrival and departure. (The sub-meter is located in bedroom 3 so is available for guests to monitor their energy consumption.)

Home safely although a bit of a delay on the flight.Thank you so much for providing such a lovely farmhouse - it was better than described.
The accommodation was great & all the extras - lilos, books , dvd's etc made it feel like a home in the sun rather than a bland holiday let.
