Property description
This lovely stone cottage is situated in the pretty village of Busatica in the magical Lunigiana part of northern Tuscany. It is a peaceful location with expansive and extensive views over the valley and two mountain ranges. The house contains an open plan living room/kitchen on the top floor with exposed beams and stunning views out on two sides. Downstairs there is a double bedroom and bathroom with shower. Outside you can enjoy a glass of Tuscan wine on our pretty terrace. The Ligurian coastline (including the famous Cinque Terre) is 30 minutes away with Lucca, Pisa and Florence also easily accessible for a daytrip. The coast, with public and private beaches, restaurants and regular boats out to nearby islands, is a 20-30 minute drive. We go there every day in the summer! The famous Cinque Terre with its fishing villages is 40 minutes away. It is the combination of the beautiful countryside of meadows, hills and mountains plus the coastline that makes Busatica so unique.

Weekly prices £325 in July and August, £275 in April, May, June and September, October.
Changeover day
Arrival should be after 14.00 and departure before 10.00 although we may be able to be flexible.
Accommodation description
Bedrooms:
The bedroom has a double bed, a wardrobe, a bedside table, two reading lights and a chair.
Bathrooms:
The bathroom contains a modern shower unit, a wc, a bidet, a sink and a towel rail.
Kitchen:
The kitchen contains a smeg oven, a Habitat belfast sink unit, a small fridge (with freezer unit) and butcher's block and a table with four chairs. It also contains all the necessary utensils for some Tuscan cooking!
Living Rooms:
The open plan living room contains a two seater sofa and an arm chair. There are two book cases and a large sideboard. There is also a TV and a DVD player.
Cleaning/Towels/
linen/maid service:
The house will be cleaned at the beginning and at the end of your stay. Towels and linen are included.

About the area
Accessibility
The property is situated in a medieval village so there are some interesting stone steps up and down.
Outside
There is a small terrace with outdoor tables and chairs that can easily seat two or even four people. Below the terrace is a small garden and beyond this the village church.
Coast/Beach
The lovely and relatively undiscovered seaside town of Lerici is thirty minutes away. The New York Times has recently written a glowing article about it. The famous Cinque Terre are also nearby and accessible by car or by train. These have beaches too but they also offer unrivalled hiking trails.
How to get there
The nearest airports are Pisa (one hour) although Florence and Genova are only an hour and a half away. Milan is about two and a half hour's away. Car hire is highly recommended.
Distances
The market town of Pontremoli is ten minutes away. This contains restaurants, bars, supermarkets and pharmacies. Lerici with its sandy beaches and quaint and colourful centro storico is thirty minutes away. The lovely and famous Tuscan cities of Pisa and Lucca are an hour away with the renaissance gem of Florence an hour and a half. Hiking is available in the 'Parco dei Cento Laghi' on the Tuscan/Emilia Romagna border which is about 45 minutes away.

We are happy to be flexibile in terms of booking procedures but would normally ask for a 30% deposit in advance and full amount paid two weeks before the holiday begins.
