Casanova di Mesola is truly a very special place to stay during your Italian holiday. Recently the house was completely renovated and the end result is stunning: a stylish 4 bedroom holiday home with an attractive mix of traditional features like stone exposed walls, ancient wood beamed ceilings, terracotta tiles and top modern design for kitchen and bathrooms, all with luxurious finishing. The fantastic 15 x 4 m pool has infinity edges and gives breathtaking and endless views across the valley and the rolling Umbrian hills behind. The pool can be heated and there is a shower/dressing room with a Finnish sauna. The house is surrounded by 13 ha. of private land, terraced gardens with some old olive trees, lawn and several outside terraces/patio's with outside furniture. Mesola is a perfect setting in the middle of the Umbrian countryside, secluded yet easily accessible via the E45, which leads to many famous hill towns as well as to close by Tuscany.

Kitchen:
Modern Italian design kitchen, well equipped, with Ilve gas cooktop, electric oven plus microwave, dishwasher, large stainless steel fridge/freezer. From the kitchen and dining room a walk out terrace with large dining table for eating al fresco.
Utility Room:
Utility room with washing machine, dryer, small kitchen corner with sink, iron/ironing board, wash basin for handwash.
Living Rooms:
Double height living room with comfortable seating and open fireplace. Separate dining room with large table (seats 8). All living areas have French windows onto annex outside terraces/patio's: perfect settings for a morning coffee or an 'aperitivo'.

Childs cot and high chair are provided.

Towels and linen are included and will be changed once per week. Also included is cleaning once per week (more often on request) and the normal maintenance of house, garden and pool.

Important notes on accommodation
Underfloor heating, designer (inbuilt) indoor and outdoor lighting, the major part of the windows have inbuilt fly-screens.
The pool is heated by solar panels and can also be connected to the central heating system (wood burned). In the pool area there is a Finnish sauna.
The house and pool are on multiple levels. The upstairs rooms can be directly accessed from the entrance and car parking area. One of the bedrooms is downstairs, on living-room level, and can be accessed easily.
From the outdoor dining area in front of the house stairs lead to the level with the pool.
Although several parts of the garden and terraces are fenced small children should always be supervised, especially when they are in the pool area.
The property is accessible through a motorised gate.

Further Details
Excellent for walking and mountain biking. Endless tracks starting directly from the house.
Both Gubbio and Umbertide have supermarkets, shops, banks etc. and can be reached in 15 min. drive. For the daily provisions there is a small supermarket in Moccaiana (10 min. drive).
A good restaurant is closeby (5 min. drive) in the San Faustino Resort. Several other restaurants are within easy reach and guests will find an overview in the house guide.
Booking notes
On booking a prepayment of 30% of the rental is required.
Payment of the balance is due 6 weeks before arrival. If the booking is made 6 weeks or closer to the date of arrival payment of the full rental is required at time of booking.
