Near to the house, set in landscaped gardens, is a luxurious 14m x 7m swimming pool featuring Roman steps, travertine marble and antique brick. Violina is a large farmhouse split vertically into two completely separate houses. Rosa sleeps 8 people having 2 ensuite double rooms and 2 twin rooms with a shared bathroom. Jasmina sleeps 4 with a double room and bathroom plus a twin room with en-suite. They can be rented together for large groups of up to 12 or separately. Violina is situated less than 15 minutes drive from the historic Etruscan town of Cortona. Within 1 hour's drive are Arezzo, Perugia, Assisi, Siena and Orvietto. Express trains to Florence and Rome can be boarded within a 5 minute drive. Trasimeno, the 4th largest lake in Italy, is 10 minutes drive away, where boat trips, wind-surfing, and child friendly beaches are found.

Changeover day
Rental starts at 4 p.m. on the day of arrival and ends at 10 a.m. on the day of departure. Arrival-departure days are Saturday's and the minimum booking period is 7 days. Outside of the main season this is negotiable.

Stylishly decorated & newly furnished in shades of taupe and cream. On the ground floor there is a lovely triple aspect living room with fireplace, terracotta tiled floor and original chestnut beams. LCD TV/DVD. The kitchen/dining room has Italian marble worktops and double ceramic sink. Lovely antique table. Appliances include Bosch dishwasher and washing machine and a large fridge/freezer. Upstairs there is a large double aspect bedroom with queen sized four poster bed complete with cream voile drapes. It is gorgeously romantic! Adjacent is its own separate bathroom featuring mosaic tiling and twin Italian marble basins. Additional twin bedroom with lovely wrought iron beds and en-suite shower room. At the front is a listed brick capana/pergola for al fresco dining. External utility room with wc, washbasin and tumble dryer. |

Accessibility
In Rosa, the downstairs double bedroom, bathroom, kitchen and living room are on the same level and have double interconnecting doors, allowing good wheelchair access.
Outside
Near to the house, set in landscaped gardens, is a luxurious 14m x 7m swimming pool featuring Roman steps, travertine marble and antique brick. It is a saline pool which means the chemical chlorine content is extremely low - good news for those hoping to keep their hard-earned tan. The pool has very comfortable loungers, chairs and side tables (all EMU products). There is a large pergola planted with jasmine, vines and wisteria to relax under for those seeking shade.
The grounds around the pool are laid to lawn and are irrigated from our own well each night to keep them green. The borders are planted with many shrubs and flowers including geraniums and lavender and there are various trees including cypress and olive near the pool area.
There is a large pergola (for the use of Rosa) which is some 20 meters from the rear side of the house and 40 meters or so from the pool, enjoying views towards Cortona and the nearby Tuscan and Umbrian hills.
The gardens sit in 11 further acres.
Coast/Beach
Trasimeno, the 4th largest lake in Italy, is 10 minutes drive away, where boat trips, windsurfing, and child friendly beaches are found.
Golf
Situated north of the lake, the Golf Club Perugia is a course set in gently undulating parkland - Par 72 - SSS 70 - 6,272 yards in length, partly dating from the 1950's and redesigned by the Architect Davide Mezzacane and increased to 18 holes in the early nineties. The holes are not exceptionally long, but the rich vegetation, and mature trees lining many fairways call for precision, particularly with the drive. There is an excellent practice ground with open and covered bays, two chipping greens and a practice putting green. Two resident professionals are in attendance. There are also 3 separate par 3 holes.

Travel
The nearest airports which are serviced by low cost airlines (Ryanair / Easyjet) are Pisa and Rome (Ciampino). Both are approximately a two hour drive from the house. Ryanair also fly three times a week from Stansted to Perugia which is a 30 minute drive from the house. Car hire is strongly recommended and can be arranged locally.
Distances
Violina is 5 minutes away from Terontola, a small town with banking, shopping and post office facilities aswell as an excellent railway service (with all express trains to Florence - Rome stopping at the station).
Less than 10 minutes away is Italy's 4th largest lake, Trasimeno, which provides the scene of Hannibals great victory in 217 BC over the troops of Roman consul Flaminius.
A 15 minute drive brings you to the beautiful historic Etruscan town of Cortona.
Booking notes
A deposit of 25% of the hire charge is payable to confirm your booking. A further 25% is payable 16 weeks prior to the scheduled date of your arrival at the Property. The outstanding 50% balance is payable 8 weeks prior to your arrival. A deposit in respect of breakages of £200 for Jasmina and £300 for Rosa is payable eight weeks prior to your arrival. Any bookings made within 8 weeks of arrival must be paid in full, including deposit for breakages.
