Located in the heart of Etruscan Tuscany, a short distance from the small town of Pomarance. Situated at the end of a ridge, one side facing Volterra, the villa has uninterrupted views over a long valley. The location is exceptional, tranquil, with stunning views over traditional Tuscan rolling countryside. The villa was recently restored, and is now divided into two fully independent homes. While traditional features such as beamed ceilings and terracotta tiles have been maintained, the kitchens, bathrooms and facilities are all ultra modern and of the highest quality, which means that you can enjoy your stay in traditional Tuscan style, and have all the modern amenities you need to ensure real comfort. Ideal for families holidaying together, each house has 3 comfortable bedrooms, 2 x double, 1 x twin, fully equipped kitchen, large bathroom. The large private pool has wonderful views over the countryside. The villa sits in 8 acres of its own grounds, olive grove, pasture and woodland.
Casa A: Hill-View
Each house is fitted & furnished to a very high standard, while retaining as many original features as possible. In all rooms there are exposed beams and terracotta tile floors. The fully fitted dining kitchen includes family sized fridge-freezer, gas hob & oven, dishwasher & washing machine in adjacent utility room, hand-made table & chairs. The salon has comfortable 2 & 3 seater sofas, & furniture either hand-made or antique. There is a working fireplace for winter evenings. Satellite TV, DVD player & wifi internet access ensure you are never out of touch, or if you wish to entertain the children with a film. There is a separate WC on the ground floor. On the first floor are 3 bedrooms, 2 doubles, 1 twin. A baby cot can be provided. Two bedrooms have wonderful views over the olive grove or along the valley. The bathroom is very large, twin sinks, WC, bidet & large walk-in shower. Immediately outside each house is a tiled terrace area, with table & chairs, for relaxing.

The houses are not specifically constructed for wheelchairs access. However, all floors are completely flat & even, the stairs to the first floor are also even. Outside, there are gentle slopes, much grassland, pebble parking areas and driveways.
Each house has its own secluded terrace, with table & chairs for relaxing or dining. Children can play on flat or gently sloping grassland near both houses. The two houses are joined, yet each has its own private area, if needed. The entrance to each house are at opposite ends of the building, so are private, or easy to access if sharing with family or friends. There is a large, 12m x 6m swimming pool, infinity-style with views over the valley. The pool is for the sole use of the two houses. There is ample sunbathing space, loungers & chairs provided, plus shaded area with tables & chairs. There is also a shower at the pool area. The pool area is illuminated at night, so why not enjoy an evening dip too! A small play area for children is within view of the pool. A grill is available for guests to use. The pool and pool area will be cleaned regularly during your stay. If you need to, you will find mobile phone reception is excellent, due to the villa having an elevated position.
Important notes on accommodation
The property is a fully renovated traditional Tuscan stone house, however has been fitted & furnished to ensure comfort & maximum convenience, All windows have wooden shutters, first floor rooms also have screens. In hot summers the thick stone walls help keep the interior pleasantly cool. In winter there's a working hearth in the lounge, & gas central heating. The property sits in almost 8 acres of its own grounds, consisting of garden, olive grove, meadow and woods. It is particularly suitable for families with children, due to the private location and space available for play. One of the advantages of Casa Edoardo is the space and mix of terrain, flat garden, hill-side, long approach road, olive grove & woodland. Our two young sons love to explore the different areas of the land, when they are not playing in the swimming pool. The pool water is treated with an ecological cleaning agent, not chlorine based, which means that it is very mild on the skin & eyes.

Notes on prices
Prices are per week in UK Pounds. Please note that prices shown are for up to 6 guests. Outside of July and August we offer lower rates for smaller groups, Eg: May, June, Sept: up to 4 guests - £775. Oct - April: up to 4 guests - £580. The entire property can also be booked for groups up to 12 in number. Discounts available for 3 weeks and longer, please enquire.
Changeover day is Saturday. Arrival please between 1600-1900. On day of departure we ask you to please vacate the house by 1000. If you need other days, please don't hesitate to contact us.
Prices given are for 1 week in GB Pounds, and include all facilities, wifi internet access, energy costs, bedlinen, towels, pre and post cleaning. To confirm a booking, a payment of 25% of the total booking value, by bank transfer or cleared cheque. Remaining amount to be paid 4 weeks before start of vacation. Changeover day is normally Saturday, if you prefer a different arrangement, please make an enquiry.
About the area
The sea is actually visible on clear days, however is some 40kms drive. The nearest resort is Cecina, which is a thriving seaside town in the summer. The beaches at Cecina are part sand, part pebble. One hour's drive away is the wonderful resort of Viareggio, on the Versilia coast, famous for its expanse of sandy beach, art-deco beach-front properties and up-market shopping and dining opportunities. Definitely worth a day trip to see Italian beach vacationing at its best.
How to get there
The closest airport is Pisa, 95kms, one hour's drive away. Car hire is readily available, either through international or local companies. Florence airport is slightly further, approx 1.5hrs away. There is a train station at Saline di Volterra, approx 8km away, from where it's possible to take local trains to surrounding cities. Reaching the surrounding attractions is most convenient by car, however. Driving in Tuscany is easy, roads are well signed.
Pomarance is the ideal base for exploring Etruscan Tuscany. The villa is located approx 1.5kms from the centre of Pomarance. Volterra is close enough for day visits, plus evening dining, Sienna and San Giminiano are an hour's drive, Florence can be reached in 90 minutes. Florence is also accessible from a small railway station 8kms from Pomarance. Many people visiting Pomarance split their holiday, half their time spent relaxing by the pool, half making day-trips to these incredible cities.
The small town of Pomarance is fully served for both daily necessities and local specialities. For general shopping there is a Coop supermarket close to the town centre. There are also several small owner-managed shops with fresh produce, assorted groceries, plus all the wonderful prosciutto, cheeses & wines you will want to sample during your stay. There is a small store nearby that has an excellent range of local wines at great prices. In the next town is an Enoteca shop where local wines are sold direct from huge vats. There is no shortage of cafes or restaurants in the town & nearby area, from pizzeria to top-class, mostly traditional local restaurants with a true Tuscan menu, where you will eat with locals & their families & the prices are really good. Two banks, both with cashpoints are located near the town Piazza, as is a newsagent who stocks some English-language papers & magazines. Its a 20 minute walk to Pomarance, to the nearest cafe and grocers, though for larger shopping better to take the car.
The proximity of Volterra makes an evening trip for dinner in one of the many good restaurants a uniquely atmospheric experience. Quad bikes & scooters are available for hire nearby, horseriding can also be booked at the Information Office in Pomarance. There are numerous bike & walking trails in the area. If you want to really get away from the towns, there is a large nature reserve a short drive away, where you can hike in peace in truly natural surroundings.
