Casa Nova is an idyllic location from which to discover Southern Tuscany and Umbria. It is a small fruit and olive farm, on the south facing slope of the beautiful Niccone valley, 30 minutes from Perugia. The 25 acre estate has been farmed organically since the 1980s and is a haven for wildflowers and wildlife. The surrounding countryside offers endless possibilities for walking and cycling. The artistic treasures of Cortona, Perugia, Urbino and the Upper Tiber Valley are all close to hand. Florence, Siena and Rome are a daytrip away. The Garden House at Casa Nova is a luxury 4 bedroom house with private pool in its own grounds. It sleeps 6 to 9, has 4 luxurious bathrooms (all en-suite) and a huge, fully-equipped kitchen. It combines the best of traditional style and modern design. The shaded terrace, sunny balcony and garden (which leads down to the pool) have panoramic views, and offer a wonderful area for kids to play and roam. Changeover day
Our normal changeover day is Saturday.
Those flying from the UK may prefer a Sunday changeover, to tie in with the current scheduling of London Stansted-Perugia flights (Perugia airport being just over half an hour away). Please ask.

Bedrooms: The house has 4 large bedrooms, which can be flexibly configured:
Each of Bedrooms 1 and 2: a large double bed or two twin beds.
Bedroom 3: a large double bed.
Bedroom 4: two or three twin beds; or a double and one single.
A cot is also available.
Bathrooms: Each of the 4 bedrooms has its own luxurious en-suite bathroom, finished with marble or handmade ceramics. Those for Bedrooms 1 and 2 have both bath and shower, whilst those for Bedrooms 3 and 4 each have a shower (as well as wc, sink and bidet).
Kitchen: The kitchen/dining room is very large and seats 10. It has doors onto east and south-facing terraces (with further seating). Very well equipped, including large gas hob with electric oven; a large fridge/freezer and separate drinks fridge; dishwasher etc.
Utility Room: The utility room has a Bosch washing machine, laundry sink, vacuum cleaner, ironing board and iron, and a supply of swimming towels. In addition, stored here is a range of equipment for those travelling with young children (highchair, travel cot, etc).
Living Rooms: The large sitting room seats up to 10 and has a fireplace, a flat-screen TV with satellite receiver (card not included), DVD and video player, a large library of English-language videos and DVDs for all age-groups. Stereo/CD player in the dining room.
Other: Bedroom 4 doubles as a study and has a desk and resident PC with broadband internet access. You can also get broadband internet access from the other bedrooms using your own laptop on the network. In the hallway we keep a range of books, maps and guides.
Cleaning/towels/
linen/maid service:
Our cleaner visits the Garden House at the end of each week of rental to clean and to change towels, swimming towels and bedlinen (this is included in the rent). Additional cleaning and babysitting can usually be arranged (at extra cost).

Notes on accommodation
The house has plentiful hot water from our solar-panels and has under floor central heating in winter (included in the mid-low season rent). Windows are double-glazed.
The house is not air-conditioned but in our experience this is not needed: the thick stone walls, internal and external window shutters and ventilated roof keep the house naturally cool in Summer.
The house is ideal for family holidays. There is a climbing frame and swings on a terrace above the house. A variety of children's books, board games and toys are available. High-chair and cot(s) available, if required.
The fact that three of the bedrooms can be flexibly configured either with single beds or king-size doubles and that the bedrooms are all ensuite and each have their own keys makes the house equally suitable for groups of adults sharing the accomodation.
Please note that the house is strictly non-smoking. Anyone breaching this condition will be charged for additional cleaning and dry-cleaning.

Accessibility
The ground floor bedroom is suitable for someone who has limited mobility/difficulty with steps. It has only a shallow step to the outdoor terrace and no steps to the ensuite bathroom, or to the sitting room and kitchen. Although the main car park is above the house, there is a point on the drive where a car could drop off a passenger at the end of the lawn, about 30m away from the house, on a level with the ground floor entrance. Not specially adapted for wheelchairs, however.

Outside
Up to 12 can eat out in the shade under the pergola. There is additional seating on the terrace outside the kitchen and on the sunny balcony. There is a large kettle barbecue for outdoor cooking.

The garden is full of old roses, irises and peonies and the terraces below have a variety of fruit trees and soft fruits (guests are welcome to pick fruit for themselves, in season).

The private swimming pool (11 x 5m) is child-friendly by virtue of being above ground and 1.20 m deep/high. We have installed a large area of wooden decking at water level on two sides of the pool, access to which is secured by a gate. The other 2 sides are screened by a pretty woven willow fedge.

You are free to roam over most of the rest of the Casa Nova estate which is approx 25 acres and is a mix of woodland and orchards, with a lake (direct access from the Garden house is fenced for safety). Kids can play on the climbing frame or build dens in the woods. An assortment of bicycles is available.

Coast/Beach
Umbria could hardly be further from the Italian coast, but there are beaches and watersports on Lake Trasimeno (35 mins by car).

Renaissance art tours led by an expert in Central Italian painting, pottery courses, and cookery courses can all be arranged at certain times of year.

Our nearest airports are: Perugia (35 mins by car; Ryanair from Stansted), Florence (hour and a half; Meridiana from Gatwick), Ancona & Rimini (both 2 hours; Ryanair from Stansted), Pisa (2 ½ hours; Ryanair from Stansted, Easyjet from Luton, BA and Alitalia from Heathrow and Gatwick), Rome (3 hours; Ryanair from Stansted and Luton, Easyjet from Luton, BA and Alitalia from Heathrow and Gatwick, and other connections from the US and elsewhere). Booking notes
Bookings are not confirmed until a deposit of 25% of the total price has been paid. The balance must be paid no later than 8 weeks before the start of the let (or on booking, if less than 8 weeks before). Cancellation charges apply. A refundable security deposit of 400 euros is payable on arrival.

About the owner
My specialism, as an Art historian, is in the Renaissance artists of central Italy, such as Raphael and Signorelli, and I was first drawn to this part of Umbria when doing research for my publications and museum exhibitions about their works. My wife is a barrister and a passionate cook and gardener. We have three children who have been holidaying in Italy since they were tiny. We share a love for the art, landscape and lifestyle of Umbria and hope our guests will enjoy discovering its many pleasures and will end up as smitten as we are.

Why the owner chose a home in this location
We have been coming to this area since 1988. It offers a marvellous combination of unspoilt landscapes, a rich cultural life (ranging from Renaissance masterpieces to modern film or music festivals) and excellent, family friendly restaurants. After many years of searching, we finally found the perfect property here, with a fabulous view, and since then we've been pouring our energies into making it what we've dubbed an "Umbrian Eden". Umbria very much retains its own distinctive local character and, unlike some parts of Tuscany, it could not be accused of having turned into a "Chiantishire", yet at the same time it is very welcoming of visitors. Everything you need is available a short drive away in Umbertide but all you hear when you open your window here is birdsong.

Unique benefits of the property
We aimed to create the perfect place for a family holiday, having found from experience that few places really do deliver that. The Garden House stands in the midst of 25 acres of our fruit trees and olive groves, in its own garden on the hillside above the main farmhouse. The land has been farmed organically for over 20 years and offers an abundance of wildflowers and butterflies. There is a good network of walks through the surrounding hills and at night the stars will astound you. The private pool is child-friendly, as it can only be accessed from the fenced decking area. There's a den and climbing frame on a terrace above the house and we have plenty of books, DVDs and toys to keep kids amused (and cots, highchair etc). You are welcome to borrow bikes (we have a range of sizes).
