Outside
There are tiled areas on three sides of the property, offering a choice of sunny or shaded seating areas. The tiling extends from the house to the pool (6x4m) and the master bedroom opens directly onto the pool terrace. Much of the tiled area is shaded by vine-covered pergolas.
Coast/Beach
Lake Trasimeno is only 10 minutes from the villa and offers beaches, water sports and ferry excursions to the islands.
Travel
Perugia is the nearest airport for guests flying with Ryanair from London Stansted. Other airports within around two hours' drive are Rome Ciampino, Rome Fiumicino, Pisa, Ancona, Florence and Bologna Forli.
Distances
The nearest village, Gioella, is two minutes away by car, 15 minutes on foot, and it has a food store, pharmacy, bar and church.
The lakeside town of Castiglione del Lago is only 10 minutes away. It has many small shops selling typical produce: pasta, sausages, cheese, wine, salami and an excellent outdoor market on Wednesday mornings. There is also a large, very well-stocked supermarket.
Further details
The property is ideally suited for those who wish to explore both Tuscany and Umbria because it is situated in Umbria but within sight of the Tuscan border. There is easy access to Montepulciano, Chiusi, Pienza, Siena, Perugia, Assisi and Spello. Relaxing day trips to both Rome and Florence are possible as the train journey takes only an hour.
