Casa Nunziata was restored about nine years ago to the highest standard, now creating a beautiful three bedroom home that is perfect for holidays. There is central heating for the colder months. The house stands alone on a small hill, surrounded by a grassy private garden overlooking rolling Tuscan countryside. The house has outdoor furniture for alfresco dining, a bbq, and shares a large pool with a few apartments in the nearby farmhouse. Nunziata is reached by a winding white road with little traffic, but is not isolated, sharing a large communal garden with the old farmhouse. There are lots of walks in the area, details of can be found at the house. Nearby is Monte Voltaio, a remarkable rocky hill which is easily climbed for magnificent views of the surrounding countryside. Please note: Casa Nunziata is not suitable for large or loud groups wishing to party into the night, and we ask our guests to respect the tranquillity of the area. Nearby Volterra is a charming hilltop town.

Notes on prices
There will be a supplement payable if the 2nd and 3rd beds are required, to cover additional laundry costs etc. Please note that there will be an additional charge if central heating is required. These prices are current as of September 2011, and may be subject to change. Easter/Xmas weeks are middle price rate. Please contact us for an exact quotation or for any other enquiries.
Changeover day
Saturday, but this can be varied in the quieter seasons. Arrival time after 5.30pm except by arrangement. Guests are asked to vacate the house by 9.30am on day of departure.

Notes on accommodation
Because of the two sets of stairs, Nunziata is not suitable for very young children. Guests with mobility difficulties would be able to access the ground floor ensuite bedroom.
Outside
Garden furniture for sunbathing and outside dining. BBQ. Large pool shared with farmhouse on same property, open mid April to mid October, depending on weather conditions.

60 minutes drive to the coast at Cecina.
Special interest holidays
The nearby Villa Palagione, a beautiful cultural centre just 10 mins walk away, welcomes our guests for an evening meal.
They also offer a range of courses, horse-riding, language lessons, cultural tours etc. Please ask for contact details.
Travel
60 mins drive from Pisa airport. 75 mins drive from Florence airports. 45 mins drive to Siena. Easy train access to Florence and Siena by driving 20 mins to Poggibonsi.
Use of a car is essential.

Further details
Volterra offers many shops, cafes and restaurants, and is famous for crafting alabaster into beautiful sculptures and ornaments. There is a bustling market in Volterra every saturday morning. A short walk from Nunziata, you find Villa Palagione, a beautifully restored villa that is now a cultural centre, offering a wide range of art and cultural courses.
Banks and supermarkets can be found at Volterra and nearby Colle di Val d'Elsa. There are many beautiful walks in the area.
Siena, San Gimignano, Pisa and Florence are all easily accesible by car, although we also recommend using the train to travel into the heart of Florence.
Booking notes
Please contact by website or by phone in the first instance. Your booking will be confirmed on receipt of a deposit (amount to be confirmed). The balance of payment will be due 9 weeks before your holiday. We also ask for a refundable deposit of £250, to cover any significant breakages or damage. If you are booking within 9 weeks of departure, the full amount will be due at the time of booking.

About the owner
We are Italy lovers, and after visiting Tuscany many times we bought Casa Nunziata (ref IT888) in 2006. I am an independent coach and consultant, and my husband is a retired doctor (but his first love is renovating houses!). Nunziata is a beautifully restored ancient chapel, which had already been converted when we bought it, but we enjoy making small improvements each time we go. It's a 'home away from home', and we hope our guests feel that it's full of interesting things.

Why the owner chose a home in this location
We first visited the area when on a walking holiday, and fell in love with the whole landscape around Volterra - stunning! A few years later when we decided to buy somewhere in Italy, it seemed the perfect place to look. From the property there are fantastic 360 degree views, and no road noise. Yet a short (if rustic!) drive takes you on to the main road with access to wonderful places such as Volterra, Sienna, San Gimignano, Pisa and Florence.

Casa Nunziata ref IT888: The property has lots of character and charm, and makes a beautiful holiday home. To eat outside in the evening as the sun goes down, offers an occasional glimpse of deer and wild boar in the neighbouring fields.
