Casa delle Rose is a beautifully restored 17th century farmhouse with a self-contained apartment on the ground floor in the heart of green Umbria. Set amidst olive groves and vineyards near the picturesque village of Canalicchio, Casa delle Rose offers spectacular views over the gentle Umbrian hills. Traditional chestnut beams, handmade terracotta floors, fireplaces and white-washed walls all add to the glorious ambience and the virtually chlorine-free 5m x 10m pool offers cool respite from hot summer days. Major cultural centres like Assisi, Perugia and Todi are half an hour away and Rome and Florence less than two hours. It takes a mere 10 minutes to reach the ceramics capital of Deruta. The nearest restaurant is within walking distance. The owners Michael and Sophie, who live on the top two floors of the house, speak English, Italian, German and some French and will be delighted to help you make your stay in Italy a truly memorable one.

Outside
The apartment has its own private covered loggia with access to the 10m x 5m private pool and garden. The loggia has table and chairs and the pool area has sun-beds/umbrellas, hammock and a shaded swingseat. The house is set within a beautiful garden with olive trees. There is also a wide variety of fruit trees - figs, apples, pears, plums etc, an orto (vegetable garden) and herb bed. Guests are welcome to pick the fruit and use the herbs, and there is never a need to buy tomatoes during the summer season!
Coast/Beach
Lago Trasimeno - Italy's largest lake - where you can swim/sail/water-ski is 40 minutes by car. The Adriatic coast to the East and the Tyrrhenian to the West are within 2 hours drive.
Golf
Perugia golf course is 30 minutes away.
Travel
The nearest major airports are Rome (Fiumicino & Ciampino) and Ancona, about 2 hours drive. Perugia Airport (about 30 minutes drive) has Ryanair flights from Stansted on Wednesday, Friday, Saturday and Sunday. Use of car is essential.
Distances
Umbria's capital and famous university town Perugia is 30 minutes away, splendid Todi only 20 and St Francis' Assisi about 40. There are many small towns worth a day trip: Montefalco, Bevagna, Spello or the gourmet mecca of Norcia, to name but a few. Florence & Rome are both within two hours drive. Between the months of May and October, Umbria is brimming with local festivals.
Further details
The nearest local shop/supermarket is 10 minutes drive. The quiet country lanes around the house are perfect for walking and mountain biking to work up an appetite for lunch at a colourful local trattoria and Alvaro, a friend of the owners who manages a large country estate nearby, can arrange for horse-riding, truffle-hunting (in season), Italian cookery classes, fishing, tennis and archery. There are two excellent restaurants within walking distance of the house.
Booking notes
A non-refundable deposit of 20% deposit is required on booking, with the balance payable 8 weeks before your visit to the apartment, or immediately if booking is made within 8 weeks of departure date. A refundable security deposit of 200 euros required.

About the owner
Before we moved to Umbria, about eight years ago, we were both working teachers in the U.K. Besides running our apartment, I am a photographer and Sophie works part-time for an Italian estate agency in the nearby town of Marsciano. We have both tried to immerse ourselves as much as possible in the Italian way of life by learning the language and being a real part of our small community in Canalicchio. Between us we speak English, Italian, German and some French and we will be delighted to help you make your stay in beautiful Umbria a truly memorable one.

Why the owner chose an apartment in this location
Over ten years ago we came to Umbria on holiday, fell in love with it and decided that we must live here one day. Nine years on we have made our dream a reality and would love to share it with you. We love Canalicchio because it is such a quiet and peaceful place located on a hilltop with stunning views all round - a real farming community full of olive trees and vineyards. The area is very peaceful because the road ends at the village and therefore there is no through traffic. The area is also ideally placed in the centre of Umbria with a fast road link (E45) to Assisi, Perugia, Rome,and Florence etc. being only a ten minute drive from us.
