Domus Nova is just outside Gualdo Tadino in the heart of the countryside near the Appenine Mountains. Assisi, Gubbio, Spello and Perugia are all within easy reach. Come in May & June to see the wonderful alpine meadows or September & October when the temperature is also ideal for sightseeing and walking. Our home has a very large well planted garden and pool and a terraced vineyard (we make our own wine which we give to all our guests at no extra cost plus homemade jam, chutney and vinegar!). There are 3 self contained units with independent entrances. The Owl sleeps up to 8 in 4 double bedrooms. The Rabbit sleeps up to 4 in two double bedrooms and La Casetta, in the vineyard, sleeps 2. Each apartment has terrace, table, chairs, communal use of garden, pool, sunbeds, umbrellas, barbeques, parking, table tennis and the direct help from the Italian English owners who live there. You can even learn some Italian or how to make pasta with Luigi!

The Owl has a large well equipped kitchen with cooker, double sink, drainer and draining cupboard, large fridge/freezer, worktops, microwave, iron and ironing board, large wooden dining table and benches.
There are 4 double bedrooms, 3 with large double beds and the 4th has 2 single beds.
There are 2 shower rooms and a comfortable sitting room with large settee, armchairs, tables, TV and DVD player.
There is a good selection of books and games.
Outside there's a terrace with a long table, benches, chairs and a BBQ.

The Rabbit is an ideal family unit. One bedroom has a large antique Umbrian bed, wardrobe, bedside tables and armchair. The second has comfortable bunk beds (with safety rails) and a large sitting area with armchairs and a dining
area with big table and chairs. This area is very useful when it is too hot for children to be outside. There is also a good range of hardback and paperback books. The bunk beds are separated by a screen covered in our travel photos which children love to look at.
The bathroom has a shower, bidet, basin and WC.
In the kitchen there's an oven, hob, large fridge, worktop, sink with drainer cupboard and microwave. There is an outside terrace with table, chairs and large umbrella. An outdoor covered kitchen with cooker (4 ring gas hob and oven) and barbecue. We also provide a large drying rack for towels and washing. We can also offer a discreet use of our washing machine.

La Casetta, nestling in the privacy of the vineyard, has a large double bed, separate sitting area with table and chairs, large bathroom with shower, basin and WC.
The kitchen has a 4 ring gas cooker with oven, electric kettle, toaster, worktops and fridge.
There's an outside shaded terrace with wooden table, chairs and umbrella with use of a barbecue.

 

Notes on accommodation
We offer good value accommodation and comfort in our 3 apartments. There is a cot available. Air-conditioning is not needed as the house remains cool inside. Heating available at extra cost. We have had many children to stay who are fascinated by the garden, its wildlife and our travel shelves with geological pieces and ancient artifacts but they probably love the pool the most! This is our home and we live in part of the farmhouse and are always on hand to help in any way we can as regards walks, festivals, family restaurants, best car parks, mountain and grotto visits, etc. In each apartment there is a 'book' with useful information on places to visit and restaurants to try. We have drawn simple maps and photocopied them so you can take a copy with you.

Outside
There are 2 terraces around the pool with comfortable sunbeds and large umbrella. The pool is for everyone's use. Early and later in the season, the pool water is heated by solar panels. There are 2 barbecues and a table tennis table. Our large garden is planted with ornamental trees, roses and shrubs plus fruit trees and, of course, the vineyard.

Coast/Beach
The lovely beaches of Sirolo and the Conero are just over an hour away from us. Lake Trasimeno also has beaches and you can take a boat to visit the 3 islands there.

Special interest holidays
As Domus Nova is our home, we can try to help you in any way possible. Maria is English and Luigi is Italian. Luigi can give you an Italian lesson or show you how to make fresh pasta. We can help organise walks, wine and local produce tasting and useful information on places to visit, where to park and good value restaurants. Close by are tennis courts and horse riding. In the historical centre of Gualdo Tadino there are many events and concerts throughout the summer alongside local festivals.

Travel
The nearest airports are Perugia and Ancona. There are Ryanair flights from London Stansted to Perugia and Ancona. Perugia airport is 45 minutes away and Ancona airport is just 1 hour from Domus Nova. They are both small airports and car hire pickup is very quick. Of course there are many flights to Rome and driving takes 2 and half hours to us.

Distances
We are 5 mins outside Gualdo Tadino where shops of all types can be found. Gubbio, an atmospheric medieval town, is 20 mins away. Everyone has heard of St Francis of Assisi and the Basilica there has wonderful 13th century frescoes by Giotto (30 mins) Perugia (45 mins) has great museums and Rennaissance buildings and the world famous Umbria Jazz Festival in July. World renowned Spoleto is 45 minutes away, enchanting Spello close by with many small hilltop villages to explore in the area.

Further details
Umbria, the green heart of Italy, is justly famous for its olive oil, wine, ceramics and good value restaurants where you can enjoy simple tasty Umbrian cuisine. There is every possible amenity (banks, ATMs, markets, supermarkets, etc.) within easy reach of Domus Nova and on arrival you will find homemade jam, vinegar, chutney and our biological wine waiting for you. Tap water is drinkable coming straight off the mountains.

Booking notes
Our prices are per apartment per week. The price includes all linen, towels, pool towels and electricity and gas (heating if required at extra cost). In order to secure a booking a 30% deposit is required and a completed booking form. 8 weeks before the start of your holiday, the remaining balance is due.

About the owner
We have lived in the green heart of Italy for more than 16 years and have run our holiday lettings business for 9. Judging from our visitors book, couples and families alike really enjoy Domus Nova. It is our family home and our visitors are treated like family, without intrusion from us. We are always on hand to help in any way. Luigi is Italian and is a retired hotelier. He is an expert pasta maker! Maria, a passionate gardener, is from Chester. They have been married for 30 years. Close to Assisi and Gubbio, we are in a very unspoilt part of the world. We can recommend small villages, mountain walks and good value restaurants that won't break the bank! You can taste our wine and our guests even helped make it with us this year! Why the owner chose an apartment in this location
We fell in love with the area for its striking beauty and simplicity and on further inspection we discovered there was a vineyard buried in the 'garden' around the ruined farmhouse which had been abandoned for many years. The city of Gualdo Tadino warrants a visit to see the lovely main square and the beautiful 11th century castle, the Rocca Flea with its small ceramic & art gallery. It is also the gateway to mountain walks and views that will take your breath away! An agricultural area, you can still see large swathes of sunflowers alongside little vegetable patches being cultivated by hand. It is the undiscovered corner of Umbria, off the beaten track but still within easy reach of major centres. We are close to 2 airports, Perugia and Ancona and also accessible from Rome and Pisa.

Unique benefits of the property
We like to think we offer a very personal and friendly experience coming on holiday to Domus Nova. We respect people's privacy but are always available to help in any way. Many comment on the warm welcome we give upon arrival and they really appreciate the homemade jam, chutney and wine they find in their apartment. Our pool is submerged in the lush garden and enjoys lovely views from the 2 terraces, one in the sun, one with a large umbrella and both with comfortable sunbeds. There's plenty of easy parking and many quiet spots can be found in the vineyard or the garden. We can offer Italian language and pasta making lessons in April, May and June to complete your holiday!
