This property is set in 5 acres of farmland down a 1200 metre white road and is 2.5km from Petriloli in a stunning location within easy reach of many medieval hilltop towns. Petritoli is a very pretty and friendly hilltop town with modern local bars and restaurants. The property is in the hills between the mountains and the Adriatic coast.

Notes on prices
Prices are for the property per week in UK Pounds (Euros on request) A 25% deposit must be paid on confirmation and balance paid 8 weeks prior to arrival. A security deposit of £300 is required to cover any damage of property/facilities. The deposit is to be paid on confirmation of booking and will be refunded 14 days after cease of stay. Short stays and daily rates are given on request.
Central heating will be available at extra cost in winter months.

Preferred day is Saturday but some flexibilty may be possible out of high season by agreement.

Notes on accommodation
This is a perfect location for people who love the opportunity to experience the beauty of the countryside and the wildlife whilst enjoying the privacy of a large garden and pool. The spacious open plan construction allows for easy movement and supports a strong sense of conviviality.
The hot water system is powered by solar energy.
Accessibility
The downstairs bedroom/bathroom provides for those who need easy access. Much of the outside area (apart from the pool) is on one level.
Outside
Large swimming pool (12m x 6m) installed with a healthy saltwater system. It has a constant water depth of 1.4 metres suitable for children as long as always supervised by parent/guardian. There are two large outdoor sitting areas with pergolas, and a boule(bocce)/bowls playing court near to the house alongside a 12m x 6m grassed area. Below the bocce court there is a much larger grassed area which extends around the perimeter of the house. Here it is possible to stroll around and enjoy the many different vistas of an ever changing landscape. There are many fruit trees, including olive, fig, plum, apricot, pomegranite and walnut. There is ample scope for the artist or photographer.
Coast/Beach
The local beaches of Altidona and Pedaso leading onto the calm waters of the Adriatic with toilets, showers and seafood restaurants in summer season are reached 20/30 minutes by car. Also within easy reach of Porto San Giorgio with its fashionable shops and cafes, elegant seafront and clean sandy beach with sunbeds and parasols.
Other beautiful beaches are easily reached along coastal motorway within 30 minutes drive.
Skiing
The Sibillini mountains to the west, snow capped in the winter months sometimes until the beginning of May, offer good quality skiing/ski board facilities based around the mountain town of Sanarno - friends recommend this as a great centre for families with young children learning to ski.
Travel
Both the main airports Ancona and Pescara serving the region are within easy reach by car - Ancona 60 minutes away and Pescara 70 using the easily accessible coastal motorway. Rimini airport is 2 hours up the coast and Rome airport can be reached by car using the stunning mountain motorway. This journey takes approximately 3 to 3.5 hours.

Petritoli (see additional information on website) and its two hamlets Moregnano and Valmir have a population of 2500. This beautifully renovated historical hilltop town operates as a largely self sufficient community with a bank, post office, grocery stores, mini markets, bakers, fresh fish shop, gift shop, newsagents, petrol station, 3 bars, excellent local restaurants, a pizza takeaway, museum, numerous artists and a small beautiful recently renovated theatre; regular concerts are held throughout the year. In the highest piazza, there is a recently renovated clock tower which is open to the public twice a week and provides a breathtaking view well worth the climb! The house has plenty of additional details of restaurants, doctors, pharmacy etc and places of interest to visit.

Deposit - 25% deposit payable by cheque directly to owners with balance 8 weeks in advance (where appropriate). A refundable deposit of £300 for damage of property/facilities is payable two weeks prior to commencement of stay and will be repaid within 14 days after cease of stay.

About the owner
We are both recently retired teachers, having been Head, Deputy Headteachers and most recently Jean was a Head of a Sure Start Children's Centre in Manchester. We have both been involved in research into Early Years Education and Jean was able to visit and learn from the much acclaimed Preschools of Reggio Emilia.

Why the owner chose a home in this location
Jean's father served in Italy during the war and fell in love with the country and its people. Later he worked as a wallpaper designer and was able to make many trips for research purposes. We are both very interested in the art, architecture and culture of Italy and have spent many years learning the language.
Our son is a translator and has some very good Italian friends, who visit us when they can. We love the Marche region because it is so unspoilt, with clean air, and local people who show genuine warmth and welcome. There are country festivals for every season and these provide an opportunity for people to come together.
Unique benefits of the property
The house is well placed for access to both the sea and the mountains.The many small hilltop towns each offer their own special charm. We are still discovering new delights on every visit. Summers are long and hot and the winters offer access to ski slopes within 45 minutes. The house also offers peace and tranquillity as well as opportunity to watch the birds, the wildlife and the farmers working on the land. There are local farms which sell organic produce and the local wine is second to none! Our house enables our family to come together and is much loved by our children.
