The farmhouse is a traditionally restored 17th century Umbrian stone farmhouse, surrounded by a private estate. The property is an oasis of rest and relaxation, in the midst of olive groves, fig, walnut and oak trees. At an altitude of 600m asl, you can experience a moderate, more refreshing climate, even on a hot summer's day. The Farmstead has been carefully restored with attention to detail using traditional Umbrian stone, oak beams and terracotta paving. Each property has a fully equipped handmade luxury kitchen with dishwasher, double bedrooms with king sized beds, en-suite bathrooms with large luxury showers and private terraces with BBQs and shady pergolas. There is a generous 16m x 8m swimming pool with fantastic views, large sun terraces with shade and sun loungers. We offer first class accommodation, stunning views, rolling hills and mountain wilderness. The farmstead is within walking distance (15 mins) of the village of Carbonesca, which has several bars and a shop.

Notes on prices
Prices are for the property(s) per week in Euros. Please note: heating is not included in the above charges. In March, April, May, September and October 2 night bookings are available from €100 per night per couple per night. In June and the 1st 2 weeks of July 4 night bookings are available from €100 per couple per night.
Changeover day
A normal week is Saturday to Saturday. Please contact us if you wish to discuss alternative days, we are happy to try to accommodate your requests. Guests should arrive after 5pm and vacate the property before 10am on the day of departure.
Notes on accommodation
The villas and surrounding grounds offer plenty of facilities for children. There is a large pool, (16m by 8m) with plenty of shade, stunning views of the mountains and spacious terraces. There is a paddling pool for babies. There is also a generous lawned games area with a mini football net, climbing frame, swing, badminton court, football table, ping pong, boule and a sand pit. The 20 acres of surrounding private land is perfect for an evening stroll and has even been the inspiration for painters- it is the ideal location for tranquil enjoyment of the views. The villas are all fully centrally heated (extra charge for heating).
We offer all guests complementary wireless internet access.
Outside
The Pian Di Cascina private estate offers a large swimming pool with stunning views of the surrounding countryside and the Apennine mountain range. The pool is shared, but is 16m by 8m, so never gets too full! (This is larger than many hotel pools and the largest pool in our area!) There are several large sun terraces surrounding the pool with shade and sun loungers.
There are fields of sunflowers here in the summer, olive groves, walnut trees, fruit trees, and acres of untouched countryside to explore. The estate produces organic vegetables, raspberries and harvests its own single-estate-handpicked olive oil. You may also collect blackberries, wild cherries, mushrooms and figs from the land.
Coast/Beach
Fano beach is about 1 hours drive from the farm and is perfect for families with young children as it is very wide beach with shallow water. The wonderful sandy beaches of Sirolo are only 1 hour 20 mins drive away. Lake Trasimeno (45 min drive) has a life guarded beach and some excellent seafood restaurants.
Golf
Golf just 30 minutes away in Perugia.

We are open nearly all year round at Pian Di Cascina. You can walk to the two local villages of Carbonesca (15 mins), Casa Castalda (45 mins) and surrounding the farm there are miles of stunning open countryside, perfect for walking, climbing, painting and cycling. We offer advice, routes and maps for walkers and cyclists (we also have 4 bikes available). We offer notes, advice and recommendations for sightseeing, wine tasting and local cuisine. We also offer local wine tasting evenings and Umbrian cooking courses. Please contact us for further information.
Travel
The nearest airports for direct flights from London are Perugia which is 25 mins or Ancona airport, which is less than an hours drive. Ryan Air fly at least once a day into Ancona from London Stansted and 3 times a week from Perugia. Rome airport is only a 2 hour drive from the house. You could also fly into Bologna Forli airport with Ryan Air, making the drive to the house is about 2.5 hours. Pisa airport is about 3 hours drive away and Easy Jet, among other airlines, flies to Pisa.
Distances
Umbria is the undiscovered heart of Italy. It is rich in art and history as well as landscape. There is a great variety of sculpture, painting, architecture, and religious heritage to explore.
Gubbio: One of most beautiful, well preserved medieval towns in Italy (20 mins).
Perugia: The regional capital, home to Umbrian art (40 mins).
Assissi: Most visited place in Italy, birthplace of St Francis (30 mins).
Spello: Pretty hill top town with great restaurant and it's own enoteca (45 mins).
Further details
La Tavernetta, our small restaurant is available exclusively to guests of the villa. We offer delicious home-cooked Italian meals prepared using ingredients from our organic gardens. Dining at La Tavernetta, offers you a chance to sample local wines and cuisine without having to leave the villa - it is the perfect way to relax and enjoy your holiday - no driving and Italian language is welcomed but not essential! We have an organic farm here at the villa, we grow soft fruit, vegetables, sunflowers and produce our own extra virgin olive oil. Guests of the villa are encouraged to sample our delicious farm produce. There are also many other restaurants in the area surrounding Pian Di Cascina. There are 3 traditional Umbrian restaurants within 5-20 minutes of the house. The local restaurants serve typical Umbrian food such as, 'affettati' -plates of superb ham, salami and cheese, simple rustic pasta dishes with 'sugo' or truffles and roast meats and game. The medieval town of Gubbio (20 mins drive away) has some of the best restaurants in Umbria and a lively nightlife. The speciality is rich truffle dishes made with local black and white truffles. Gubbio also has several bars and pubs, which are great fun and rather lively during the summer evenings.
The local towns of Carbonesca and Casa Castalda both have bars, where you can drink into the small hours with the locals. You can walk to both of the bars in Carbonesca (15 mins walk), they are both typical Umbrian bars, with beer on tap and a lively banter. The nearby picturesque hill town of Spello has one of the top 18 cantina's (wine tasting cellars) in Italy. You can book tutored tastings and sample wines over a delicious lunch. When you arrive, we provide a welcome pack with details and directions to the many of the restaurants we recommend. We also suggest places of interest to visit along the way. You could spend weeks enjoying sampling all the local food and wine!
Booking notes
Our prices include all linen, towels, pool towels, gas and electricity. In order to secure a booking we require a 30% deposit and a completed booking form. 9 weeks before the start of your holiday we require full payment.

About the owner
We are a young energetic couple who gave up sensible jobs in the city to pursue our dream of living and working in Italy. We are passionate about preserving the environment, locally grown food and embracing a slower pace of life. We spent several years painstakingly restoring our abandoned 17th century farmstead and even longer resurrecting and clearing the 20 acres of surrounding olive groves and abandoned countryside. We have been open for visitors since 2007 -We are pleased to say that after many years of hard work we have created a beautiful, environmentally & family friendly holiday villa that offers the perfect place in which to enjoy everything Umbria had to offer. We also manage and run a small organic farm which grows soft fruit, olives for oil and organic vegetables.

At an altitude of 600m asl, you can experience a moderate, more refreshing climate, even on the hottest summer's day. It is 1.5 km from the village of Casa Castalda, which has a variety of shops including, a butchers, cheese shop, bakers and 2 grocery stores and a short walk from Carbonesca, which has 2 bars and a small shop. The farm is nestled in the hills of Valfabbrica. The medieval town of Gubbio is only 25 minutes drive away and Assisi is a 15 km picturesque drive from the villa. Perugia, the Adriatic coast, lake Trasimeno, Spello, Spoleto, The Caves of Frassasi, Cortona, Todi, Bevanga, The Marmore falls and Montefalco are all within an easy distance - perfect for day trips.
