Built around 1600 as the country residence for the Zacchei-Travaglini family, the ‘Residenza La Geppa’ is a historic, listed building with shared pool and extensive grounds. The views of the Valnerina are wonderful and the tranquil setting is enhanced by the sound of sheep and hens from the local farm. The 3 spacious apartments each have 2 bedrooms and 2 or 3 bathrooms, while the house has 5 en-suite bedrooms, old kitchens complete with fireplace and bread oven and even its own private chapel. Access is easy with a proper, asphalt road to the door. All properties have central heating, old terracotta tile floors and restored 17th C decorations. Modern facilities include satellite TV and did. The Palazzo and Nobile apartment can be joined to make one unit for up to 16 people.

Notes on prices
Prices are for the property per week in Euros. When not fully booked it is possible to book individual rooms in The Palazzo, for 2 people, with breakfast. Larger groups could book more than 1 property - the maximum would be 28 people in the 4 properties. The Palazzo and Nobile apartments can be joined internally. A 10% reduction is available to repeat customers. See website for full details. Payment may be in sterling at the rate of 1.40 euros to £ (subject to change).

Saturday or Sunday depending on the property rented.
Piano Nobile (2 bedrooms, sleeps 4/6)

There is a large sitting room (6m x 6m) with an open fireplace and comfortable seating, including a double sofabed. The 2 double bedrooms each have en-suite shower rooms and there is also a third shower room. The well-fitted kitchen has a central island of appliances and cupboards - to preserve the 17th century fresco and decorations covering all the walls and the doors. A separate dining room has a doorway to steps leading down to the gardens and pool. In total the apartment is about 180 sq.m. Available for 2008.

Il Pozzo (2 bedrooms, sleeps 4/6)

The top floor apartment has amazing views. The ceilings are open to the roof beams with the insulated roof keeping it cool in summer and warm in winter. There are 2 sitting rooms, one with a terrace, the other has a fireplace and comfortable seating including a double sofa bed. There is a large fitted kitchen/dining room with access to a cloakroom with wc and wasbasin. The 2 bedrooms each have en-suite shower/bath rooms. In total the apartment is about 170 sq m. plus a private garden.

La Cantina (2 bedrooms, sleeps 4/6)

Originally the wine cellars, this is now a lovely 2-bedroom apartment. The large square sitting room with wooden beams has a glass door to the outside. This spacious room has comfortable seating including a double sofabed. Off it is the kitchen which leads to the two bedrooms and bathrooms. One of the bedrooms has a small sitting area with glass archway and door to the outside. There is an outside garden with a shaded area for eating al fresco. In total the apartment is about 140 sq.m. This apartment will be available for 2008.

Palazzo (5 bedrooms, sleeps 10)

Sitting Room - 6m x 6m with restored painted ceilings, wall and door decorations. Comfortable seating, tv, dvd, etc. Dining Room - also with painted ceiling Old Kitchen - with restored bread oven, range, terracotta sink and fireplace as well as all modern appliances. Door to the garden. Off the kitchen is a utility room with washing machine, dishwasher, etc. Breakfast Kitchen - a small kitchen with more basic facilities. Study - more painted ceiling and wall decorations Stairs - old terracotta tiled steps 5 bedrooms, 3 with painted ceilings and wall decorations, 2 open to wooden beams. Each has an en-suite bathroom with bath or shower, washbasin, wc and bidet. Small Chapel with restored altar A second study/library. When not fully booked the rooms may be booked individually.

Notes on accommodation
There is central heating throughout and also fireplaces in the sitting room and in the old kitchen. The floors are old terracotta and the decorations on many of the walls, doors and ceilings have been restored to their original glory.
Accessibility
Unfortunately an old building such as this is not very wheelchair friendly. All the units have differences in levels between some rooms.
Outside
The 'infinity' pool is large with a surface area of about 170 sq.m. and is shaped to blend into the natural countours. The water flows over one side into a stream for children (and adults) to play in and at the other side is a hydromassage unit. The extensive landscaped grounds have olive and fruit trees with plenty of space for barbecues etc. Each property also has its own private garden space for al-fresco eating, etc.
Coast/Beach
Umbria is in the centre of Italy so the coasts are not that close. In either direction it is between 1 hour and 90 minutes drive to the sea.
Skiing
There is skiing at Frontignano in the Sibillini Mountains, about 1 hour away by car. The season lasts from Christmas until April and there are several ski lifts.
Special interest holidays
We expect to arrange many special interest holidays starting in 2007. Typical example will include: bridge, walking, cycling, cooking, language, culture, wine, olive oil, etc. Further suggestion are welcome. Please email for more information or see the website.
Travel
Both Rome airports are about 120km away and take 1 hour 45 minutes to 2 hours. There is a train service to Spoleto and we can collect you from there if you prefer not to hire a car. We can also arrange guided excursions to places of interest. Ryanair fly to Ancona which is also 1 hour 45 minutes away - from here a hire car would be necessary.
Distances
Spoleto is the nearest city, only 15 minutes away through the new tunnel. It is a world-renowned centre of art and culture with the festival running in the first half of July and many performances throughout the summer. Most of the smaller towns nearby also organise open-air concerts in the summer and even the small villages each have their own festa! Assisi is 40 minutes away, Perugia 45 mins.
Further details
Spoleto has many supermarkets and all the services you could want. The nearest shops are down in the valley about 5 minutes drive away where there is also a restaurant and pizzeria. There are many wonderful restarants in the countryside nearby as well as in Spoleto. There will be activity holidays outside the summer period for many things. Walking, cycling, bridge, wine, cooking, truffles, language, olive oil, etc. It is hoped to also run courses on many other topics - watch this space!
