Sant'Orsola is set in beautiful mature gardens with a large swimming pool is and situated close to the towns of Marsciano, Perugia, Orvieto, Assisi and Todi. It is possible to walk to the nearby village of Schiavo. The house has been fully restored and is tastefully furnished with antiques. All the rooms have lovely views of the gardens and surrounding countryside. The Badia dates back to the 13th century and has a beautiful, as yet un-restored chapel. A one bedroom apartment is also available for a larger group wanting accommodation for 12 or 14 people.

All the large bedrooms have en-suite bathrooms. All the rooms can be made up with king size beds (it is possible to have 2 rooms made up as twin rooms). Each room has a dresser, wardrobe, chair, rugs etc. |

All the bathrooms have a WC, bidet and basin. 3 have showers and 2 have baths with showers. |
| Kitchen: |
A large eat-in kitchen with 3 windows overlooking the countryside. Fully equipped for cooking. There is a large oven with 5 ring hob, fridge, freezer, dishwasher and microwave. |

The laundry in the basement is equipped with 2 washing machines and there is a large outdoor drying area. |
| Living Rooms: |
Huge grand sala with seating for 12 with a large dining table opening out onto the large terrace with seating for 10. Small sala library with TV and video. |

All linen and towels (except pool towels) are included. The house is cleaned once a week. Further cleaning is possible at 10 euros an hour. |

Outside
There is a large 12x6m swimming pool. There are 2 x BBQ areas. There are plenty of outdoor sun loungers with cushions and umbrellas and also many shady quiet areas to sit in the gardens.
Golf
Perugia golf course is 15km from Sant'Orsola.
Travel
Sant Orsola is approx 1 hour 45 mins from the Rome airports. The airport at Perugia is 20 mins. Will start taking Ryanair flights later this year (2006). Anconoa is a 2 hour drive as are Pisa and Forli airports.Car hire is essential.
Distances
The village of Schiavo (with 3 bars, shops etc) is a 5 minute walk. The town of Marsciano is a 5 minute drove. The historic centres of Perugia, Todi, Assisi are within a 30 min drive.
Further details
There are 3 supermarkets in the towm of Marsciano and a small supermarket in the village. There are good clothes shops to be found in Marsciano, Perugia and Todi. We have a very good Cantina close by selling locally produced wine and olive oil. Apart from the main historic towns we are surrounded by many beautiful hilltop village and hamlets, Also close by is the famous pottery centre of Deruta. There are three good restaurants within a 5 min drive.
Booking notes
A 30% deposit secures the booking and this can be paid into a UK account. The balance is due 6 weeks before arrival.
