Notes on prices
Note that our prices are still in UK Pounds per week, and include all electricity, and an amount of gas normally sufficient for cooking & hot water. Use of gas-fired central heating will attract an extra charge - check for details. A pack of basic groceries is provided for your arrival.

Changeover day
Saturday, with the possibility of some flexibility depending on availability. Arrival may be from 4:00pm and guests are asked to leave by 10:00am. If your travel times do not fit with these times, contact us and we shall see what we can do.

Ciliegio (1 Bedroom, Sleeps 2)

This is a large apartment for two, with many exposed stone walls, and with ceilings throughout beamed in pine and chestnut. The bedroom has a double bed and plenty of storage space in double wardrobe and chest of drawers. A door gives on to a private terrace. In the bathroom there are shower, wc, washbasin, mirror cabinet and shaver point. A hair drier is provided. The well equipped kitchen has fitted units, with gas hob, electric oven, dishwasher, sink and storage. The large fridge/freezer stands separately. The dining area is to the other side of the room, and a door leads to more terraces. Three steps lead up to the separate living room with sofa, easy chair, tables, bookcase and TV/DVD (TV for use with DVD only). There is an outside door to a garden area. Tables, chairs and a gas barbecue are provided on the terraces, and pergolas offer shade during those hot sunny spells. The views to the valley below and hills beyond make a fabulous backdrop to this outdoor living space.

Fontanella (2 Bedrooms, Sleeps 5)

This is a light and airy apartment on two floors. The ground floor is a single open space approx. 8m x 5m, over half of which is arranged as a sitting area with two sofas, easy chairs, tables, bookcase and TV/DVD (TV for use with DVD only). Two doors give on to the terraces. The kitchen has built in gas hob, electric oven, sink and storage, with separate large fridge/freezer. The dining area has table, chairs and sideboard. Stairs lead up to bathroom and bedrooms on the first floor. One bedroom has a double bed, double wardrobe and chest of drawers. The other has three single beds which can be arranged as required. The ample wardrobe space provides comfortable storage for three with a mix of hanging rails and shelves. The bathroom has bath with shower over, wc, washbasin, mirror cabinet and shaver point. Outside, table, chairs, sun shade and gas barbecue are provided, and offer the opportunity to relax and take meals while absorbing the views of the valley below and hills beyond.

Notes on accommodation
With our inclusive prices, we provide the following for each apartment (any possible extra costs are indicated): all cleaning for arrival; linen, hand towels, bath towels, pool towels, kitchen towels provided and changed weekly; electricity and gas for cooking and hot water - gas for central heating charged in addition (at cost only); welcome pack of basic foodstuffs; gas barbeque; cool bag and freezer packs; selection of books and published guides; local guides for shopping and restaurants; TV and DVD player, with use of shared DVD library (no TV reception); shared laundry room with washing machine and ironing facilities; cot and high chair available - let us know in advance if you need these, there may be a small extra charge for the small extra person; prepared 3-course meal available for first evening at €20 per person; Umbria wine tasting tours with accredited sommelier available at extra cost.

Accessibility
Given the hilly nature of the land the house is not suitable for wheelchair access or the infirm.

Outside
The house is set in over 3 hectares, much of which is woodland, but with some old olive trees still preserved. Each apartment has its own terraces as already described. The views to the valley below and hills beyond are mesmerising.
The 6m x 12m pool is approx. 30 metres from the house, and is surrounded by a paved terrace with chairs, sun beds and umbrellas. There is a stepped entrance, and depth runs from 1.2m to 2.0m. The South and West aspects are open and ensure long hours of sunshine allowing you to make the most of those long summer days in and around the pool.
There is ample car parking on the property about 25m from the house.
A gas barbecue is provided for exclusive use at each apartment.

Coast/Beach
Lake Trasimeno is approx. 45 mins drive away and has beaches, water sports, boat trips to the islands and opportunities for bird watching. The Adriatic coastline is about 2 hours drive to the East, with resorts such as Rimini, Gabicce Mare, Fano, Ancona and San Benedetto del Tronto.

Special interest holidays
Horse riding at a local stables can be arranged.
Wine tasting tours to selected Umbrian cantinas can be pre-booked with an accredited english-speaking sommelier. To ensure availability, please give plenty of notice if you are interested in this.
Tours of Assisi with an English-speaking guide can be arranged with prior notice.

Travel
You must have a car. The approx. distances to the most useful airports are: Perugia 40km, Florence 160km; Rome (Ciampino and Fiumicino) 200km. Bologna (Forli) 160km; Pisa 200km.

From April 2008: Ryanair flights to Perugia on Wednesday, Thursday, Friday, Saturday and Sunday.

Distances
The nearest villages are Calzolaro and Spedalicchio (bars and small stores) 5km. A little farther are the larger towns of Trestina, 8km, Citta di Castello, 15km, and Umbertide, 12km. The towns have weekly markets, supermarkets, banks, post office, pharmacies, garages. Within half an hour's drive there are innumerable restaurants and pizzerias.

Further details
The major attractions at Florence, Siena, Cortona, Arrezzo, Assissi and Perugia are all within easy reach by car. There is a main line train station at Terontola (near Cortona) and it is particularly useful for Florence, Arrezzo and Rome. Fares are very inexpensive. A local single track railway runs between San Sepolcro and Perugia, with stations at towns in the area including Trestina and Niccone. The many old, well-preserved towns in the region are well worth a visit for architecture, museums, markets, shops and restaurants. We are always happy to provide further information about places of interest.

Booking notes
To reserve an apartment a non-refundable 20% deposit is required, the balance to be paid at least 8 weeks before the due arrival date. A breakage deposit of 200 euros for Ciliegio, 400 euros for Fontanella, is payable in cash on arrival and will be refunded, less any deductions, on departure.
