Changeover day
The preferred changeover day is Saturday however there could be some flexibility depending on other bookings, arrival time is 1600 and departure no later than 1000.

Notes on accommodation
The house is well equipped for family groups and suitable for all ages. The house doesn't have central heating but is only available for the hot summer months. There is an open fire in the main sitting room and a wood burning stove in the downsatirs annexe.

Accessibility
The property is on multi levels so is therefore unsuitable for pushchairs or persons of limited mobility. However there is a bedroom and bathroom with access to the courtyard garden at street level.
Outside
The gardens extend to 4000 sq.m. some level, mostly terraced but great flat space for large groups. The pool looks over the olive grove and mountains, there are also a variety of fruit trees. There is a gazebo by the large pool (11m x 5m) the pool is 2.5 at the deep end with a diving board. Pool area has outside shower. Children must be supervised in the pool area. There are 2 outside dining spaces, in the courtyard garden and in the garden overlooking the pool and mountains. There are a variety of chair types, tables, sun loungers, BBQ and umbrellas.
Coast/Beach
The Ligurian coast is 45 minutes from the house with beautiful beaches. It is the same distance to the wonderful Gulf of Poets and the Cinque Terre which can be accessed by car,boat or train. There are beautiful beaches at lerici and sophisticated dining at the marina's of Bocca di Magra and Portovenere.
Golf
2 hours to the nearest course.
Travel
Viano is easily accesible from a number of airports served by low cost airlines. It is 1.5hrs to Pisa, 1.5 hrs to Parma (new ryanair route) and 1.45 hrs to Genoa. Can also be accessed from Bologna forli and Milan bergamot A car is essential for access to this property. Luggage can be dropped off at the house then ample parking is available 20 metres from the house.

The house can sleep 8 people in 4 bedrooms with a bathroom and shower room, in the main house and up to 12 people with the additional 2 bedrooms for 4 in the annex at pool level.
Booking notes
A 10% non refundable deposit is payable at the time of booking and the balance is payable 6 weeks before arrival date. Bookings made 6 weeks or less before arrival require full payment at the time of booking which is non refundable. A £200 refundable breakages deposit is payable on arrival.
