Casa Julian Girasole Apartment (72 sq.m)

Well appointed apartment with comfortable living area comprising attractive wood burning fireplace, internet access, sofa (a double sprung sofa bed), 2 recliner chairs, coffee table, mini Hi-Fi, TV, DVD, dining table and 6 chairs. Well fitted rustic style kitchen area with gas hob, combination microwave/grill/convection oven, fridge, indoor barbecue, toaster, kettle, filter coffee maker, tabletop grill/oven and 6 place setting cutlery, crockery and glassware (more can be provided); scales and stainless steel pans. French doors lead to good size balcony with countryside views. The double bedroom has French doors to a large balcony (sunny for much of the day) with views over countryside to Lake Chiusi. The second bedroom is furnished with twin beds and adjacent is the bathroom with shower, toilet, washbasin and bidet. Guests are invited to enjoy our garden with children's play area, shady pergola and alfresco eating area which overlooks our swimming pool.

Casa Julian - Limone Apartment (65 sq.m)

This light airy S.E. facing apartment has a delightful living room opening out onto a balcony with steps leading to a courtyard area with barbecue. The living area comprises: wood burning stove, sofa bed and comfortable chairs, coffee table, TV and DVD, wrought iron dining table and 6 chairs. Well fitted country style kitchen area with gas hob, electric oven, built-in fridge, kettle, coffee maker, 6 place setting of cutlery, glassware and crockery; stainless steel pans and a variety of kitchen implements. The double bedroom has French doors leading to the balcony overlooking the pool area and countryside. The second bedroom faces the rear of the property with stunning views over the countryside to Lake Chiusi. The bathroom comprises, shower, toilet, bidet and washbasin. Guests are invited to share our garden with children's play area, shady pergola and alfresco eating area which overlooks our swimming pool.

Notes on accommodation
The apartments are accessed from an independent entrance through a shared lobby where a selection of games, books and DVDs are available for guests' use. The apartments are centrally heated and both are airy. There are wood burning fireplaces in both apartments for out of season occupation. Computer and Internet access is provided for both apartments.
Guests are welcome to enjoy our garden but are requested that children remain under parental supervision at all times as parts of our property are open.
I live on the premises with a child friendly Labrador dog and four friendly cats and am happy to offer advice to make the most of your holiday.
Well behaved friendly pets by arrangement.
2 mountain bikes available for rental. Car hire recommended.

Accessibility
Our apartments are on the ground floor and are suitable for people with limited mobility but not currently suitable for wheelchair access.

Outside
Guests are welcome to relax in our grounds which are shaded, level and open to countryside at the rear, with lovely views particularly from the poolside. (Pool open from June). Beside the pool there is a shaded Pergola with BBQ and dining table and chairs. Around the pool are a selection of sun loungers, hammocks and umbrellas and there is a play area with swings and a see-saw for our younger guests. To the rear of the property there is ample parking on a flat gravelled area, shaded for much of the day. We are in a rural location approximately 2 kms from the nearest villages and nearest restaurant and are well placed to reach of a wide variety of activities and places of interest.

Coast/Beach
10 kms from Lake Trasimeno with its safe shallow bathing & man made sandy beaches equipped with cafes, children's play areas, volleyball. Sun loungers, umbrellas & pedaloes for hire. Sailing & wind surfing also available. Make Ferry trips to two islands - trace St Fancis' steps around Isola Maggiore, admire the ladies making lace and relax in cafe's & restaurants. Learn about the Lake environment & explore Isola Polvese. Enjoy the bird Sanctuaries near Castiglione, Magione & Lake Montepulciano.

Golf
Golf - this area is an unexpected golfers delight with 3 interesting courses - Lambourghini, Antonella and Perugia - all within 40 km radius, no delays and no crowding. Our nearest course is Lambourghini which is a 9 hole quite challenging course. Perugia and Antonella are both 18 hole courses. We have two sets of golf clubs for hire. All courses apply appropriate dress code.

Skiing
Some skiing available at Monte Amiata (Tuscany) and the Sybillini Mountain Park (Umbria/Le Marche borders), both approximately 1.5 -2 hours drive away.

Travel
By road: Perugia airport is approx. 1 hr. Florence is 1.20hr away. Pisa and Rome approximately 2.5 hours and Bologna approximately 3 hours.
By rail: Most airports are served by railway connections to Chiusi & Castiglione stations (7km & 10km from our villa). Trains from Pisa and Bologna generally require a change at Florence.
Car hire is recommended. Either from the airport or from Avis at Chiusi railway station. It is generally cheaper to organise car hire from outside of Italy.

10km to Castiglione del Lago and Lake Trasimeno.
7km to Chiusi (Tuscany) and Lake Chiusi.
4km to Lake Montepulciano.
Within easy reach of Tuscan/Umbrian places of interest - Perugia, Orvieto, Assisi, Gubbio, Sienna, Cortona, Montepulciano.
Rome and Florence 1.5 hours by train.

Interested in art, history, religion? This area abounds with Roman, Etruscan and Medieval hilltop towns. Visit many of St. Francis of Assisi's resting places. Local attractions include Vineyards and Frantoia's, Arts and Culture, Thermal Baths. Sports - hiking, biking golf, fishing, windsurfing, riding, tennis. Music - Enjoy a drink or dine alfresco to the sound of local musicians. Umbria Blues, Gospel and Jazz festivals, classical concerts, popular outdoor music in summer months. Markets - Colourful year round local markets abound, selling fresh produce, clothes, shoes and household goods. Food and Wine - great low cost restaurants specialising in Umbrian cuisine or wonderful pizza. Stop for a cappuccino or ice cream at a lakeside cafe. Buy Pecorino (sheep's milk cheese) from farms around nearby Pienza, olive oil from the local Frantoia or ourselves (subject to availablity). Sample wine from our neighbour, the Cantina at Castiglione and local estates, buy 'Vino Nobile' from vineyards around Montepulciano and Montalcino. April to October - local Festas and medieval tournaments - join in village Harvest celebrations. Good food, music, dancing - you will be made very welcome.
Christmas and New Year - magical nativity scenes and re-enactments, Gubbio's largest tree in the world, villages decked in fairy lights and 6 January good children get a visit from Bifana a good Witch. February - Carnival time and Saint Valentines. March/April - Easter with village re-enactments of the Passion and traditional dishes following the Lentern fast.
October/ November - join us in harvesting our Olives and taking them to Frantoia where you can bring back your 'earnings' - a bottle of our oil.

Booking notes
Bookings can be made over the Internet. There is a booking deposit of 25% to be paid within one month of the booking with the balance to be paid 30 days prior to start of holiday. Bookings can be made via Paypal or by cheque accompanied by a cheque guarentee card.
