Set in pine shaded grounds, our white stone villa apartments sit on a hillside overlooking olive groves, vineyards and fields of sunflowers, with Lake Chiusi glistening in the distance. To the front there are views over vineyards and countryside towards Montepulciano and Cortona. The 2 bedroom, ground floor apartments are very comfortably furnished each with large private terraces, one with views overlooking our olive grove and delightful countryside towards Gioiella and Lake Chiusi, the other overlooking our pool and garden with the same views to Lake Chiusi. Relax in our garden shaded by Umbrella Pines, soak up the sun or cool off in our pool (3.5m x 4.5m) and enjoy alfresco dining under our Pergola . There is also a play area with swings and a see-saw for younger guests. Extra beds and a cot, highchair and baby bath are also available. Friendly pets welcome.

Notes on prices
Prices include Linen and towels and a final clean. Weekend & mini breaks available low season. 25% reduction for lets of 1 month. Longer lets further discounted. Winter bookings-central heating are charged separately but water, logs & gas are included in price. Cot, high chair & baby bath available. Extra single bed can be provided at a supplement. Extra virgin olive oil & local wine to buy.
Changeover day
We try to accommodate flexible arrival/departure arrangements wherever possible but would prefer guests to depart by 11am and not arrive before 16.00. I am happy to store baggage if guests wish to remain on the property once they have vacated apartments
Notes on accommodation
The apartments are both accessed from an independent entrance through a shared lobby where there are a selection of games, books and DVDs plus a washing machine for guests' use. Both apartments are centrally heated with wood burning fireplace/stove for comfortable out of season occupation. WiFi Internet access is also provided. 2 mountain bikes with helmets available for rental. Car hire recommended. Well behaved friendly pets by arrangement. I live upstairs with two dogs and five cats and am happy to offer advice for getting the best out of your holiday.
Accessibility
The apartments are on the ground floor and are suitable for people with limited mobility but not currently suitable for wheelchair access.
Outside
Guests are welcome to relax in our grounds which are partially shaded, level and open on to countryside at the rear, with lovely views particularly from the poolside. Beside the pool (3.5 x 4.5m) there is a shaded pergola and dining table and chairs. On a gravelled area below the pool are a selection of sun loungers and hammocks. Around the garden are shaded sitting areas and to the front a formal Italian garden. There is a small play area with slide, swing set and see-saw for our younger guests. There is ample parking to side and rear of the property, shaded for much of the day. We are in a rural location approximately 2kms from the nearest villages and nearest restaurant with wonderful walks and cycle rides. Lake Trasimeno with its water based activities and Lakeside amenities is 15 mins. drive away and we are centrally placed for exploring a wide variety of activities and places of interest throughout Umbria & Tuscany. Rome & Florence are both easily reached by car or train.
Coast/Beach
10 kms from Lake Trasimeno with its safe shallow bathing & man made sandy beaches equipped with cafes, children's play areas, volleyball. Sun loungers, umbrellas & pedaloes for hire. Sailing & wind surfing also available. Make Ferry trips to two islands - trace St Fancis' steps around Isola Maggiore, admire the ladies making lace and relax in cafe's & restaurants. Learn about the Lake environment & explore Isola Polvese. Enjoy the bird Sanctuaries near Castiglione, Magione & Lake Montepulciano.
Golf
Golf - this area is an unexpected golfers delight with 3 interesting courses - Lambourghini, Antonella and Perugia - all within 40 km radius, no delays and no crowding. Our nearest course is Lambourghini which is a 9 hole quite challenging course. Perugia and Antonella are both 18 hole courses. We have two sets of golf clubs for hire. All courses apply appropriate dress code.
Skiing
Some skiing available at Monte Amiata (Tuscany) and the Sybillini Mountain Park (Umbria/Le Marche borders), both approximately 1.5 -2 hours drive away.

This is a wonderful area for walking and cycling and we can provide guided walks tailored to your needs. Local wine tours available on request.
Travel
By road: Perugia airport is approx. 1 hr. Florence is 1 hour, 20 mins. Pisa and Rome approximately 2.5 hours and Bologna approximately 3 hours. By rail: Most airports are served by railway connections to Chiusi & Castiglione stations (7km & 10km from our villa). Trains from Pisa and Bologna generally require a change at Florence. Car hire is recommended. Either from the airport or at Chiusi. It is generally cheaper to organise car hire from outside of Italy.

2km to Gioiella & Porto villages (nearest restaurant). 10km to Castiglione del Lago and Lake Trasimeno. 7km to Chiusi (Tuscany) and Lake Chiusi. 4km to Lake Montepulciano. Within easy reach of Tuscan/Umbrian places of interest - Perugia, Orvieto, Assisi, Gubbio, Siena, Cortona, Montepulciano. Rome and Florence 1.5 hours by train.

April to October - local Festas and medieval tournaments - join in village Harvest celebrations. Good food, music, dancing - you will be made very welcome. Christmas and New Year - magical nativity scenes and re-enactments, Gubbio's largest Christmas tree in the world, villages decked in fairy lights and 6 January good children get a visit from Bifana a good Witch. February - Carnival time and Saint Valentines. March/April - Easter with village re-enactments of the Passion and traditional dishes following the Lentern fast; Kite & light aircraft shows. October/ November - join us in harvesting our Olives and taking them to Frantoia where you can bring back your 'earnings' - a bottle of our oil.

Bookings can be made over the Internet. There is a booking deposit of 25% to be paid within one month of the booking with the balance to be paid 30 days prior to start of holiday. Hi I'm Jan, I love living here and I particularly enjoy sharing my local knowledge and experiences with my guests -especially the local Fiestas and live music that makes summer here so special. My dream of working for myself and setting up a holiday business has become a reality with two ground floor apartments and lovely swimming pool. I have my own olive grove and my oil is available for sale. I live upstairs with two friendly dogs -Champ a golden Labrador who just loves people and Luna a sweet natured Labrador/Collie cross, who came to live with me after being rescued from a horrible owner. I also have five well behaved cats, boss of whom is Ginger my 3 legged cat. Latest editions to the family are six chickens and a cockerel so there there are fresh eggs for sale too.

Why the owner chose a guest house in this location
I first came to Trasimeno Lake 15 years ago on honeymoon and we fell in love with its unspoilt beauty and kept coming back. Later we decided to come here to live. When we first saw the house it took our breath away - the view was so enchanting and we just loved the style of the house. Upstairs was completed but downstairs was a shell - perfect for our plans to construct two holiday apartments. The position was ideal too, a hillside location half way between two villages, easy to find and within comfortable travelling distance of all Umbrian and Tuscan places of interest - and of course beautiful Lago Trasimeno (in fact we are close to three lakes). Despite being in the countryside the autostrada and mainline train station are only 20 mins away making it an ideal location for holidays.
Unique benefits of the property
I live upstairs so am on hand to offer help and local knowledge if required, which can help make for a trouble free holiday. I am happy to show guests local Fiestas or some of our hidden delights from tucked away restaurants & local vineyards to hot natural springs. Both apartments are equipped to a high standard and there are games, books, DVDs and videos, sky TV and WiFi internet access (particularly popular with older children). The two apartments are available for joint renting which means families and friends can holiday together at a discounted rate. There are plenty of walking & cycling routes nearby and we are very central for visiting all the Tuscan & Umbrian places of interest. Florence & Rome and the Tuscan & Adriatic coasts are accessible by car. In short something for everyone
