Notes on prices
Prices are per week and include electricity/gas, wood for the fire, linen/towels (not beach towels). Final cleaning is 40 euros extra. When available, weekends (2 nights) from 150 euros.

Changeover day
Changeover day is Saturday. This is flexible depending upon availability and dates booked.

Zolferate (1 Bedroom, Sleeps 3)

Traditional chestnut beams, terracotta tiles and fireplace give the cottage a relaxing old world feel. The bedroom comprises a double bed and a fold down single. There's a small safe for valuables. The bathroom is equipped with a hair dryer. The living room has a small brick built kitchen area with 4 gas hobs, a fridge and a traditional stone sink. A double sofa bed provides sleeping accommodation for two. There's also an open fireplace for winter evenings and full central heating. The secluded private terrace for alfresco eating offers spectacular views to Monte Labbro and the hills above Roccalbegna.

Capitorio (1 Bedroom, Sleeps 3)

This cottage faces south and offers wonderful views across the Albegna valley and down to the Rocconi WWF nature reserve, the coast and the Argentario peninsular beyond. Traditional chestnut beams, terracotta tiles and fireplace give the cottage a relaxing old world feel. The bedroom comprises a double bed and a fold down single. There's a small safe for valuables. The bathroom is equipped with a hair dryer. The living room has a small brick built kitchen area with 4 gas hobs, a fridge and a traditional stone sink. A double sofa bed provides sleeping accommodation for two. The private terrace allows for peaceful 'alfresco' dining with breathtaking views across the valley and multicoloured sunsets. Full central heating.

Notes on accommodation
Heating costs are included in the rental fee. Small pets by agreement.

Outside
A BBQ is available in the garden. The two private patio areas have seating for 4.

Coast/Beach
The southern Tuscan coast has some of Italy's cleanest beaches. Traditional bathing facilities ('Ombrellone')are available at Castiglione della Pescaia and Marina di Grosseto. The 8km long beach within the Ucellina National Park has no facilities but lots of space even in August. The coast is an easy 80 minute drive away.

Travel
Use of a car is essential. Car hire is possible at Grosseto. Nearest airports are Pisa and Rome (Fiumicino and Ciampino) @ 180 km - about a 2.5 hour's drive away.

Further details
In the summer months there's a great open air swimming pool at Castel del Piano about 25 mins. away. There are plenty of delightful hill top villages to discover. There are several nature reserves close by with lots of scenic walks. Horse riding is possible and the area's great for mountain biking.

Booking notes
Inclusive of gas, electricity and linen/towels (not beach towels). Final cleaning is €50 extra. Security deposit €150 payable on arrival. For advance bookings we ask for half of the rental as a non-returnable deposit at the time of booking, and for the balance to be paid one month in advance of the scheduled arrival date. Last minute bookings can be paid in euros on arrival. Off season weekend and mid-week rates available too, please enquire.
